To calculate the cost of renting a luxury apartment in Mumbai, work out two figures: the cash needed to move in and the recurring monthly housing cost. Move-in cash includes the first month’s rent, the refundable deposit, any brokerage and applicable tax, the tenant’s share of agreement charges, and building-specific move-in fees. Monthly cost adds rent to any separately billed maintenance, utilities, parking, amenities, or services.

There is no official citywide rent or society-charge benchmark specifically for “luxury” apartments. Your reliable total must come from the written offer, agreement, and the building’s current charge schedule.

  • Move-in cash: first month’s rent + security deposit + brokerage and applicable GST + tenant’s share of stamp duty and registration + society move-in charges or deposit + other documented one-time fees.
  • Recurring monthly housing cost: rent + maintenance charged separately + electricity, water, gas, and internet + separately contracted parking, amenity, or service fees + recurring furnishing or service costs.

Keep the security deposit on its own line. It is cash you must provide, but it is not ordinarily an expense if the agreement makes it refundable; the refund may be reduced by permitted deductions or outstanding dues.

Rent and security deposit

Use the negotiated monthly rent, then note the escalation date and percentage, lease duration, notice period, and any lock-in. Market guides describe substantial variation by location, furnishing, building age, and other unit features. For context, Mittiyo’s 2026 estimates put two-bedroom apartments at ₹1,50,000 and up in prime South Mumbai and ₹55,000–₹1,10,000 in western suburbs; these are publisher estimates, not official averages or a definition of luxury. Compare the actual apartment with current local listings and the landlord’s written offer. Mittiyo’s 2026 Mumbai rental guide discusses area and furnishing differences.

Multiply monthly rent by the agreed number of deposit months. Mumbai Property Exchange reported deposits of about two to six months’ rent as a market norm in an update dated 22 July 2026: standard flats were often reported at two to three months, while premium buildings or some landlords could ask for five to six months or more. This is a market guide, not a legal cap or guarantee. Mumbai Property Exchange’s rental guide gives its reported ranges.

Before paying, ensure the agreement states the deposit amount, permitted deductions, and return timing. Make a signed inventory and take dated photographs of furnishings, fittings, and existing damage.

Brokerage and applicable tax

If an agent is involved, get the fee, payer, payment trigger, included services, and tax treatment in writing. Mumbai Property Exchange reports brokerage of about one month’s rent, sometimes 15 days; Mittiyo reports a range from 15 days to one month and states 18% GST applies to brokerage where an agent is used. These are source-reported practices, not a mandatory or universal commission. Confirm the broker’s actual fee and obtain an appropriate tax invoice. A direct rental, where available, can avoid brokerage.

Stamp duty, registration, and agreement cost allocation

Maharashtra rentals are commonly documented as leave-and-license agreements. The Maharashtra Housing Department’s Acts & Rules page lists the Maharashtra Rent Control Act, 1999. A Mumbai agreement guide says Section 55 requires registration of leave-and-license agreements, including those commonly described as 11-month agreements. Maharashtra Housing Department: Acts & Rules and Mumbai Property Exchange’s agreement guide provide the cited context.

For agreements up to 60 months, a service-provider guide dated May 2026 reports this stamp-duty estimate:

Stamp duty = 0.25% × (monthly rent × term in months + 10 × refundable security deposit)

The same guide reports a ₹1,000 registration fee for agreements under 60 months. Treat both figures as estimates from that guide, not a substitute for the current official assessment. Confirm the exact term, deposit, duty, and fee through Maharashtra’s official registration process before paying. The parties can agree who bears the charges; that cost allocation is distinct from the guide’s summary that the landlord has the legal duty to register. Registro’s May 2026 leave-and-license guide explains its calculation and fee figures.

Building and society charges

Ask the landlord and building management in writing whether maintenance is included in rent or billed separately, and who pays it. Check separately for parking, clubhouse or gym access, move-in administration, lift or move-in booking, and any refundable society deposit. These charges are building-specific; the available guides do not establish a uniform Mumbai luxury-building tariff. Ask for the current society schedule rather than assuming an advertised rent includes every charge.

Estimate the recurring monthly cost

List each item that is not included in rent: maintenance, electricity, water, piped gas or cylinder, internet, parking, amenities, and any contracted cleaning or other service. Amounts depend on usage, meter arrangements, and the apartment’s terms; there is no reliable standard utility allowance for an unspecified apartment.

Confirm whether the unit is furnished, semi-furnished, or unfurnished and record exactly what stays. Furnishing affects both rent and setup purchases, so include any necessary furniture, appliance, or service cost in your own budget rather than assuming it is covered.

Account for lease terms and first-year cash

Lock-in, notice, escalation, and early-exit conditions can materially change what you pay. A 2026 Mumbai guide reports one-to-two months’ notice and a three-to-six-month lock-in as common terms; another reports one-to-three months’ notice and notes that leaving during a lock-in may create rent liability or deposit forfeiture. These are reported market practices, not universal legal standards. Calculate from the specific signed agreement. Mumbai Property Exchange’s guide and Mittiyo’s guide discuss these practices.

For a first-year cash plan, add one-time move-in payments to 12 monthly recurring totals. State whether your rent projection assumes no increase or includes the increase written into the agreement. Show the deposit separately as potentially recoverable, and remember that utilities vary with actual use.

Compare apartments on total cost, not headline rent

For each option, compare monthly rent and escalation, deposit and refund terms, upfront brokerage and agreement costs, included versus extra maintenance and amenities, furnishing and setup purchases, and commute against location. Mumbai Property Exchange’s July 2026 example estimates around ₹4–4.5 lakh to move into an ₹80,000-per-month flat with a three-month deposit, before confirming property-specific costs. It is an illustration, not a quote for a luxury apartment. A lower rent farther along the rail network may also involve a commute trade-off, as noted in Mittiyo’s 2026 area guide.
