To estimate how an RBI rate hike could affect your EMI, recalculate the payment using your current outstanding loan balance, remaining monthly payments and the rate that will apply after your lender’s reset. Compare the result with your current EMI. This gives an estimate if the lender keeps your remaining term fixed; your actual change depends on your loan benchmark, spread, reset date and the lender’s choice to adjust the EMI, the tenor or both.
Calculate the EMI at the old and new rates
For a standard loan repaid in equal monthly installments, use this formula:
EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1)
- P: outstanding principal just before the rate reset.
- r: annual nominal interest rate divided by 12 and expressed as a decimal. For example, 9% annually is 0.09 ÷ 12 per month.
- n: number of monthly payments remaining.
Calculate the EMI once at your current rate and again at the new applicable rate, keeping P and n unchanged. The difference is the estimated monthly increase if your lender holds the remaining term fixed. The calculation assumes a conventional monthly amortizing schedule; it does not account for fees, irregular payment dates, payment holidays, step-up plans, partial disbursements or a lender’s rounding and reset conventions. RBI’s home-loan FAQ explains EMIs as principal-plus-interest payments and includes an illustrative amortization schedule.

Suppose your outstanding principal is ₹50,00,000, with 240 monthly payments remaining. At 8.5% annual interest, the calculated EMI is approximately ₹43,391. At 9.0%, it is approximately ₹44,986—about ₹1,595 more per month if the term stays at 240 months. These figures are calculated from the assumptions in this example; they are not a lender quote or a statement about the current rate or any particular RBI decision.

If your lender keeps the EMI unchanged
If the EMI remains approximately ₹43,391 after the rate rises to 9.0%, the revised repayment period will be longer. You can estimate the payment count by solving for n using the new monthly rate, the outstanding principal and the existing EMI, but your lender’s revised schedule is authoritative. A longer tenor can ease monthly cash flow while increasing total interest paid, as the RBI home-loan FAQ explains.
Why an RBI rate change may not change your EMI immediately
A policy-rate move does not automatically change every borrower’s interest rate or EMI on the same day. The transmission depends on the loan’s benchmark and contractual spread, when the lender resets the rate, and how it adjusts repayment.

- The lender then changes your EMI, extends your tenor or uses a combination of the two.
RBI’s publication on external benchmark lending records that, from October 1, 2019, specified new floating-rate personal and retail loans at scheduled commercial banks (excluding regional rural banks), and floating-rate loans to micro and small enterprises, were linked to specified external benchmarks. Those included the policy repo rate and specified Treasury-bill rates. This describes the scope of that regulatory change; it does not mean every loan in India is directly linked to the repo rate.

What RBI says about rate-reset communication and options
RBI’s August 18, 2023 circular, updated October 1, 2025, says regulated lenders should explain how benchmark-rate changes may affect borrowers and communicate subsequent increases in EMI, tenor or both. It describes borrower choices around increasing the EMI, extending the tenor, choosing a combination, and making partial or full prepayments. Applicable charges should be disclosed.
The updated circular says lenders may, at their option and under a board-approved policy, offer the option to switch from a floating to a fixed rate. That is not an unconditional option available to every borrower. The circular also says an extension of tenor must not result in negative amortisation—the outstanding balance must not grow because payments fail to cover accrued interest. As the circular puts it, “REs shall ensure that the elongation of tenor in case of floating rate loan does not result in negative amortisation.”

The related RBI FAQ says the circular applies to equated periodic instalment-based personal loans, whether linked to external or internal benchmarks, and does not apply to all loan products. Its scope should not be read as making every provision apply identically to every home loan or loan category. The FAQ also discusses lender communications and quarterly statements.

Compare the repayment choices before deciding
| Approach | What changes | What to compare |
|---|---|---|
| Increase the EMI and keep the remaining term | Monthly payment rises while the scheduled end date stays the same. | Whether the larger monthly outflow fits your budget and the total repayment cost under the revised schedule. |
| Keep the EMI steady and extend the tenor | Monthly cash flow is steadier, but repayment takes longer. | The new end date and total interest; a longer tenor usually increases total interest. |
| Use a combination | The EMI rises by less than it would with a term held fixed, and the tenor also increases. | The monthly increase, additional time in repayment and total repayment cost. |
| Switch rates or prepay | Depends on lender policy, contract terms and the amount prepaid or rate selected. | Eligibility, applicable charges, the resulting rate and revised schedule. |
RBI’s home-loan FAQ advises comparing more than the headline rate or EMI: relevant factors include the loan amount and term, fixed or floating rate, APR, index, reset clause, spread and fees.

Check these details against your lender’s schedule
- Find the outstanding principal and number of EMIs remaining on your latest loan statement.
- Confirm whether the rate is fixed or floating. For a floating loan, check the benchmark, spread, reset date and reset frequency.
- Ask what new rate will apply after the reset and whether the lender will change the EMI, tenor or both.
- Request the revised amortization schedule, showing the new EMI, remaining payments and total repayment cost.
- Check any charges and the lender’s eligibility or policy conditions for switching rates or making a prepayment.
The formula is a useful estimate, not a personal quote: the lender’s actual reset terms and revised schedule determine your repayment. RBI’s home-loan FAQ also notes that a longer tenor lowers the monthly EMI but increases total interest.
