To calculate the monthly EMI on a fixed-rate, reducing-balance SME loan, use the principal, monthly interest rate and number of monthly payments. Then estimate scheduled interest as total payments minus principal. The calculation gives a useful estimate, not a lender quote: fees, payment timing and other loan terms can change the actual cost.
How do I calculate business loan EMI?
For equal monthly instalments on a fixed-rate, fully amortising loan, use this reducing-balance formula:
EMI = P × r × (1 + r)n / ((1 + r)n − 1)
- P is the principal actually financed.
- r is the monthly interest rate as a decimal. For an annual rate quoted as a percentage, calculate r = annual rate (%) ÷ 12 ÷ 100.
- n is the number of monthly instalments. Convert a term in years to months by multiplying by 12.
If the monthly rate is zero, EMI is P ÷ n. A bank calculator likewise converts the annual rate and tenure into monthly inputs for its estimate: IDFC FIRST Bank Business Loan EMI Calculator.
What happens to principal and interest in each EMI?
Each instalment covers interest calculated on the outstanding principal, with the remainder reducing that principal. As the balance declines, the interest portion generally falls and more of a later payment goes toward principal. The Reserve Bank of India’s borrower FAQ explains this reducing-balance method and provides an amortisation schedule.

How much total interest will I pay on my business loan?
When the EMI and number of instalments match the loan’s schedule, estimate scheduled interest with:
Total scheduled interest = (EMI × number of instalments) − principal

Worked example published by the RBI
The RBI FAQ gives an illustration of a 1,000,000 loan at 15.00% annual interest, repaid in 120 monthly payments, with an EMI of 16,133.50. The source’s amortisation table shows first-month interest of 12,500.00; the rest of that first payment reduces principal.

- Selectable decimal setting.
- Input any three loan variables to compute the fourth.
Using the published EMI and inputs, total scheduled payments are 16,133.50 × 120 = 1,936,020, and the implied scheduled interest is 1,936,020 − 1,000,000 = 936,020. These two totals are arithmetic derived from the RBI’s example, not additional figures quoted by the source. The FAQ does not state a publication year, and the illustration is not a current SME loan offer.
What can make an EMI estimate differ from the lender’s schedule?
The formula assumes equal monthly payments, a fixed rate during the calculation period and full repayment through instalments. A lender’s day-count convention, payment dates, disbursement timing, rounding, fees added to the financed principal or a floating-rate reset can produce a different schedule. For a floating-rate loan, treat the calculation as a snapshot at the supplied rate; the effect of a reset on future payments depends on the contract.

How do loan amount, rate and tenure affect EMI and interest?
- Principal: A larger financed amount raises the EMI and scheduled interest when rate and tenure are unchanged.
- Interest rate: A higher rate raises both the EMI and scheduled interest, holding other inputs constant.
- Tenure: A longer tenure generally lowers the monthly EMI but increases total interest. The RBI FAQ describes this trade-off.
Does a longer loan tenure reduce EMI?
Usually, yes: spreading repayment over more months lowers the monthly instalment, assuming the same principal and rate. But because interest accrues over a longer period, total scheduled interest generally rises. Compare both the monthly payment and total cost rather than choosing on EMI alone.

Not necessarily. The EMI formula calculates instalments from the financed principal, rate and term; it does not include a fee paid separately. If a charge is added to the financed principal, it can affect the calculated EMI, but that still does not make the EMI a complete measure of borrowing cost.

For borrowers in India covered by the applicable RBI requirements, check the lender’s current Key Facts Statement (KFS), Annual Percentage Rate (APR) and amortisation schedule. The Ministry of MSME handbook, quoting the applicable RBI reference, defines APR as “the annual cost of credit to the borrower which includes interest rate and all other charges associated with the credit facility”. It also explains that the KFS includes an APR computation sheet and an amortisation schedule; applicable charges recovered for third-party services, such as insurance or legal charges, are part of APR and disclosed separately. See the Ministry of MSME handbook and RBI Master Directions KFS material. These regulatory references are India-specific; the amortisation calculation itself is not.
How to compare two SME loan offers
Compare offers on the same borrowing amount and repayment period, then use the lenders’ actual KFS and sanction terms to check what the EMI estimate leaves out.
Quick Recap
- Record the principal to be financed, monthly repayment count and quoted rate for each offer.
- Calculate or obtain the EMI for each using consistent assumptions, and compare total scheduled payments and scheduled interest.
- Check the APR, fees and other charges in each KFS, including whether any charges are financed or paid separately.
- Verify whether the rate is fixed or floating, how resets work, and what the contract says about prepayment.
- Use the disclosed amortisation schedules and loan terms as the basis for a decision; an online estimate may use different assumptions.
