To calculate Bitcoin’s investment return, subtract eligible selling costs from the sale value, subtract your total purchase outlay, then divide the result by that outlay. To calculate a U.S. federal taxable gain, use the IRS rules for adjusted basis and amount realized instead. To show what the result means in purchasing power, adjust the dollar values for inflation separately.
These are three different calculations: pretax investment performance, tax, and inflation-adjusted performance. The tax guidance below is specific to U.S. federal rules; readers elsewhere should use their jurisdiction’s rules.
Calculate the basic return for one purchase and one sale
For a simple investment with one purchase and one later sale, use the following figures. Keep the transaction fees that qualify as part of the purchase or sale separate from other costs until you determine how they should be treated.

- Total acquisition outlay = purchase cost + qualifying acquisition fees included in basis.
- Net sale proceeds = sale proceeds − eligible selling costs.
- Pretax net profit = net sale proceeds − total acquisition outlay.
- Simple holding-period return = pretax net profit ÷ total acquisition outlay.
Multiply the final return by 100 to express it as a percentage. For example, if the arithmetic produces 0.15, the holding-period return is 15%. This is a calculation illustration, not a Bitcoin price or fee estimate.

- BITCOIN EXCLUSIVE, PHONE VERIFICATION: Bitkey is designed from the ground up exclusively for bitcoin — a dedicated hardware wallet for secure bitcoin storage. Approve transactions with a tap using your phone and NFC. No device screen is required.
- SELF-CUSTODY, NO EXCHANGE OR CUSTODIAN REQUIRED: You hold two of the three keys in the Bitkey system – one on your phone and one on your Bitkey device. The third is stored on Bitkey’s server and cannot move your bitcoin on its own.
- NO SEED PHRASE: Set up and use Bitkey without creating or storing a seed phrase.
- 2-of-3 MULTISIG: Three keys are stored separately across your phone, Bitkey device, and Bitkey’s server. Any two keys are required to move your bitcoin.
- BUILT-IN RECOVERY: Encrypted backup and recovery tools can help you regain access if you lose your phone or Bitkey device. You can also designate a Recovery Contact.
This simple return compares the amount invested with the net value received. It does not equal taxable gain, and it does not account for inflation unless you adjust the dollar values in a later step.
Annualize only when the dates and cash flows support it
For one starting outlay and one ending value, annualized compound return can be calculated as (ending value ÷ starting value)1 ÷ years held − 1. Label the result as annualized and give the start and end dates. Annualizing helps compare investments held for different lengths of time, but it is not the same as the total return over the holding period.
If you bought Bitcoin repeatedly, sold in portions, or had other cash flows, a single-purchase shortcut can misrepresent performance. Use dated transaction records and state whether the result is time-weighted or cash-flow-weighted; the calculation method matters when comparing figures.

Separate taxable gain from investment return
For U.S. federal tax purposes, the IRS treats digital assets as property and applies general property tax principles. IRS FAQ 52 states: “Your gain or loss on the sale of your digital assets for U.S. dollars or similar currency will be the difference between your adjusted basis in the digital assets and your ‘amount realized’ on the sale.” See the IRS Frequently asked questions on digital asset transactions.
In practical terms, taxable gain or loss is based on adjusted basis and amount realized—not simply the difference between the cash you remember spending and the final sale price. Under the IRS FAQ, amount realized for a sale includes cash and the fair market value of services received to effect the sale, reduced by qualifying digital-asset transaction costs.
Which fees may affect basis or amount realized?
The IRS describes transaction costs as amounts paid for services to effect a purchase, sale, or disposition, with examples including commissions, transaction fees, gas fees, and transfer taxes. IRS FAQ 56 says basis in a cash purchase includes the cash paid for the digital asset plus cash paid for transaction services that effect the purchase. FAQ 55 says cash paid for services that effect a sale may reduce amount realized.

Do not automatically treat every custody, network, or movement fee as a deductible trading cost. The IRS FAQ excludes costs for transferring digital assets between accounts or wallets the taxpayer owns from its definition of a digital-asset transaction cost. Classify a fee according to what service it paid for and the applicable tax-year rules.
Determine the holding period, not a presumed tax rate
The IRS says the holding period starts the day after acquisition and ends on the date of sale or exchange. A holding period of one year or less is short-term; more than one year is long-term. That distinction does not by itself determine the tax due. The transaction’s character, your circumstances, and the law applicable to the tax year all matter. Consult the IRS FAQ guidance on digital-asset holding periods and relevant filing instructions.
Calculate after-tax return only when you know the tax amount
If you know the actual tax attributable to the disposition, subtract it from net sale proceeds to calculate after-tax proceeds. Then calculate (after-tax proceeds − total acquisition outlay) ÷ total acquisition outlay. This treats tax as a cost at the point of sale for this simple illustration; for a more detailed performance analysis, disclose the timing of any tax payments.

Do not substitute a generic tax percentage for the actual tax outcome. The IRS rules define inputs to the tax calculation, but they do not provide a single tax rate that applies to every Bitcoin sale or investor. If the tax amount is unknown, report the pretax return and leave after-tax return undetermined rather than presenting a guess.

Inflation adjustment is a separate calculation from both taxable gain and nominal investment return. To express the ending value in the purchasing power of the starting year, multiply the ending nominal dollar value by CPI at the starting date ÷ CPI at the ending date. Compare that adjusted ending value with the starting outlay expressed in the same base-year dollars.

If transaction dates fall within a year and precise timing matters, state which CPI observations you used. The BLS calculator is year-oriented and may not line up exactly with the date or time of a Bitcoin trade. CPI-adjusted performance is not “realized after-tax return” unless the tax amount and its timing are also included.
Keep records that make the calculation reproducible
The IRS digital-asset filing guidance lists the information needed to calculate gain or loss: asset type, transaction date and time, number of units, U.S.-dollar fair market value at the time, and basis. It also says to retain records of purchases, receipts, sales, exchanges, other dispositions, and relevant fair market values. See the IRS digital assets filing guidance.
For each transaction, preserve the data that supports both the investment-return calculation and any tax reporting:
- Transaction date and time, including valuation timestamps used for start and end values.
- Bitcoin units bought or sold and the dollar value at the time of each transaction.
- Purchase outlay, sale proceeds, and the fees charged, with enough detail to identify the service each fee paid for.
- Basis and the lot or basis-identification method used for a disposition.
- The tax amount and payment timing, if reporting an after-tax return.
- The CPI observations and base year, if reporting an inflation-adjusted return.
The IRS says Form 1099-DA reporting applies to covered broker transactions from 2025, while basis reporting applies to certain transactions from 2026. Broker forms do not remove the need to keep your own records. Check current IRS forms and instructions for the filing year you are handling.
Make comparisons on the same basis
Two Bitcoin return figures are meaningfully comparable only if their calculation choices match. State the following alongside any figure you publish or rely on:
- Start and end dates, including Bitcoin valuation timestamps.
- Valuation and transaction currency.
- Fees included and the evidence for those fee amounts.
- Tax treatment and any assumed or actual tax amount.
- Whether the result is a total holding-period return or an annualized return.
- For inflation-adjusted figures, the CPI observations and base year.
- For purchases or sales over time, the cash-flow dates and whether the method is time-weighted or cash-flow-weighted.
These disclosures make it possible to distinguish market performance from the effects of fees, tax assumptions, timing, and inflation.
