To estimate how a repo-rate hike affects your floating-rate loan EMI in India, use the loan balance and instalments remaining when your lender’s revised rate takes effect—not the original loan amount. Calculate the EMI at the old and revised contractual rates using the same balance and remaining term; the difference is the approximate monthly impact.
What you need before calculating
Get these details from your lender’s reset notice, loan agreement, or repayment schedule:
- Outstanding principal: the balance on the date the revised rate takes effect.
- Old and revised annual rates: use the rates applicable to your loan, not the repo rate by itself.
- Remaining instalments: the number of monthly payments left from the reset date.
- Effective date and reset details: the benchmark, spread, and date on which the new rate applies.
If you cannot find the outstanding balance or revised rate, ask the lender for them and for an updated amortization schedule.

Calculate the EMI change step by step
- Use the balance at reset. Let P be the principal outstanding when the new rate takes effect. Do not use the original sanctioned loan amount.
- Count the remaining monthly instalments. Let n be the number remaining. If the next payment is affected by a partial month, an irregular instalment, or a non-monthly schedule, use the lender’s repayment schedule rather than assuming a standard monthly calculation.
- Convert each annual rate to a monthly decimal. For an annual rate expressed as a percentage, calculate r = annual rate ÷ 12 ÷ 100. For example, a hypothetical annual rate of 9% gives a monthly rate of 0.0075.
- Apply the EMI formula at the old rate:
EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1)
- Repeat at the revised rate. Keep P and n unchanged so the comparison isolates the approximate effect of the rate change.
- Subtract the old EMI from the revised EMI. The result is the estimated monthly increase (or decrease) if the lender changes the EMI while keeping the remaining term constant.
This is the standard formula for a monthly amortizing loan. Your lender’s actual figure may differ slightly if it accrues interest daily, uses another payment frequency, applies fees or rate floors, or handles payment dates and rounding differently. The lender’s revised schedule is the authoritative guide to your payments.

Example: compare the old and revised rates
Suppose a loan has ₹30,00,000 outstanding and 180 monthly instalments remaining on the reset date. To illustrate the method, compare a hypothetical old annual rate of 8.5% with a hypothetical revised annual rate of 8.75%. These figures are examples, not a forecast or a claim about a lender’s rate.
| Calculation | Old rate | Revised rate |
|---|---|---|
| Annual rate | 8.5% | 8.75% |
| Monthly rate used in formula | 0.0070833 | 0.0072917 |
| Balance and instalments | ₹30,00,000 and 180 | ₹30,00,000 and 180 |
| Approximate EMI from formula | ₹29,542 | ₹29,957 |
In this hypothetical comparison, the EMI rises by about ₹415 per month. Your result depends on your own reset-date balance, revised rate, and remaining instalments; a lender’s schedule may vary because of its calculation and rounding methods.

Why a repo-rate hike may not match your loan-rate increase
A repo-linked loan’s contractual rate is not necessarily the RBI policy repo rate. A lender may calculate the loan rate using a benchmark plus a spread and other contractual components. The rate change reaches your loan when its benchmark resets under the agreement, and that reset date may not coincide with the RBI announcement. Use the revised rate and effective date in your lender’s notice rather than adding the policy-rate change directly to your EMI. RBI regulatory material discusses benchmarked floating lending and reset arrangements in its Handbook on Regulations at a Glance; the Central Bank of India’s Base Rate / RBLR page illustrates a repo-based rate structure.

Will your EMI rise, or will your tenure increase?
The rate increase does not by itself tell you how your monthly payment will change. Depending on the lender’s terms and the adjustment made, the EMI may rise, the repayment tenure may lengthen, or both may change. If the lender keeps the EMI steady, the fixed-term comparison above does not describe your new payment plan: request the revised amortization schedule to see the new instalment count, total remaining interest, and payoff date.
For equated periodic instalment-based personal loans, RBI’s August 18, 2023 circular says lenders should communicate the possible effect of benchmark changes on EMI and/or tenure and communicate subsequent increases. It provides options that include an EMI increase, tenure extension, or a combination; part or full prepayment subject to applicable terms; and a switch to a fixed rate at reset under the lender’s board-approved policy. The RBI’s FAQ on reset of floating interest rates says the circular applies to equated periodic instalment-based personal loans, not other loan products. Check with your lender which options apply to your specific loan and agreement.

For covered personal loans, the RBI FAQ describes quarterly statements showing principal and interest recovered to date, EMI amount, remaining EMI count, and annualized rate. Those details can help you track the loan, but an individual estimate still requires the outstanding balance on the reset date, the effective revised rate, and the repayment schedule. For general home-loan guidance and the EMI calculation, see the RBI’s FAQs on home loans.
