To analyze a cement company, read its audited statements over several years, reconcile reported profit to operating cash flow, and then test whether cash after necessary investment can cover debt, leases, taxes, and distributions. EBITDA alone cannot answer that question. Plant and goodwill values also depend on estimates, so examine the notes and audit report as closely as the headline figures.
Start with the right filings and reporting scope
Use the latest audited annual report and at least two preceding years, keeping periods consistent when you calculate trends. Read the income statement, balance sheet, cash-flow statement, notes, segment disclosures, accounting policies, auditor’s opinion, and management discussion together. A group-wide total can hide differences between countries, plants, and product segments.
Record the reporting period, currency, accounting basis, consolidation scope, audit opinion, and any restatements or discontinued operations. The auditor’s opinion applies to the audited financial statements; do not assume it covers every other statement or narrative in the annual report.

CEMEX’s SEC-filed 2025 consolidated statements provide one example: they cover 2023–2025, use IFRS Accounting Standards as issued by the IASB, and include an auditor’s opinion from KPMG Cárdenas Dosal, S.C. Read CEMEX’s 2025 audited statements. Filing schedules differ by company and jurisdiction; use the latest report available for the issuer being analyzed. Cementir Holding’s official financial-report archive, for example, lists its 2025 annual report and a half-year report for 30 June 2026.

Assess operating performance, not just reported earnings
Begin with revenue and the company’s explanations of volume, price, product mix, and geography. Then trace operating costs and margins. Reconcile operating profit to net income, noting depreciation and amortization, finance costs, foreign exchange, tax, impairments, and unusual items.
Cement production requires substantial long-lived assets, so depreciation can be large. It is a non-cash expense in the current period, but it allocates the cost of productive assets over time. Treating it as irrelevant can overstate economic profitability, especially when a business must continually invest in its plants.
Use EBITDA as a supplemental measure
Check the issuer’s exact EBITDA definition and reconciliation, then compare the measure with operating profit, net income, and operating cash flow. EBITDA is not standardized across companies and is not cash flow. CEMEX’s 2025 Form 20-F states: “Operating EBITDA is not a measure of operating performance, an alternative to cash flows or a measure of financial position under IFRS.” The filing describes Operating EBITDA as a measure used by management and creditors, while cautioning that it is not an IFRS measure of performance. See CEMEX’s 2025 Form 20-F.

Cementos Pacasmayo likewise warns that its EBITDA definition may not be comparable with other cement companies’ measures and should not be treated as an alternative to cash from operations or as a liquidity measure. See Cementos Pacasmayo’s 2025 Form 20-F.
Test cash conversion and the cost of reinvestment
Follow cash from operations back to the profit figure and inspect the reconciliation. Separate non-cash adjustments from working-capital movements. A temporary release of receivables or inventory can lift operating cash in one year; check whether it recurs before treating it as a durable source of funds.
Next, examine investing cash flows and capital expenditure. Compare cash from operations with capex, interest, taxes, lease payments, dividends, and debt repayments. This shows how much cash remains for discretionary investment or debt reduction, and whether the company is relying on borrowing or asset sales to fund its obligations.
A practical analysis keeps these questions distinct:

- Did profit convert into operating cash, or did working capital account for much of the change?
- After capital spending, what cash remains for interest, leases, taxes, and principal repayments?
- Is spending directed toward maintenance, upgrades, or expansion, and how does management explain its purpose?
- Would the cash position still look adequate if operating conditions weakened?
Check liquidity, debt, and refinancing risk
Review cash and any restrictions on its use, short- and long-term borrowings, lease liabilities, maturities, finance costs, covenant definitions, and available credit facilities. Assess whether operating cash generation and committed liquidity can cover near-term obligations and planned investment under less favorable conditions.
Reconcile the company’s net-debt figure to the balance sheet. Include leases consistently when comparing companies, and examine when debt must be refinanced. A leverage ratio is only a starting point: company calculations may exclude leases, adjust earnings for exceptional items, or use a covenant definition that differs from the headline measure. A ratio based on mismatched periods or definitions can give a misleading comparison.

Evaluate plant and goodwill carrying values
Inspect property, plant, and equipment balances alongside additions, disposals, depreciation methods, useful lives, and impairment disclosures. Comparing capital spending with depreciation over several years can prompt useful questions, but it is not a universal replacement-cost test: expansion, plant upgrades, inflation, and asset mix all affect the relationship.
Look for impairment indicators such as underperforming assets, legal or regulatory uncertainty, and adverse market assumptions. Read the auditor’s key audit matters and management’s valuation assumptions rather than treating a large carrying value as self-validating. In CEMEX’s 2025 report, the auditor discussed impairment assessment for a cement plant in Colombia and judgment involved in goodwill forecasts and valuation assumptions. The audited report contains the related audit matters and notes.
CEMEX reported $7,170 million of goodwill at 31 December 2025, including $5,894 million related to its US group of cash-generating units; it recognized a $307 million goodwill impairment in 2025 for that US group. It also reported $11,054 million of net property, machinery and equipment at that date, including $448 million related to the Colombian cement plant discussed in the audit matter. These are CEMEX-specific figures, not cement-industry averages. CEMEX 2025 financial statements.

Compare cement companies on aligned measures
Before comparing peers, align the periods, currencies, accounting basis, consolidation scope, and metric definitions. Then compare the measures that explain operating quality, cash generation, financing capacity, and asset risk:
- Revenue, volumes, mix, and operating margin across equivalent periods and segments, to distinguish growth from pricing or geographic mix effects.
- Operating cash flow and cash conversion, including the size and volatility of working-capital movements.
- Capital expenditure relative to sales, operating cash generation, and depreciation, with the purpose of spending understood.
- Debt and lease burden, maturity schedule, interest coverage, and available liquidity.
- Asset age, impairment indicators, and assumptions supporting plant and goodwill values.
- Each issuer’s EBITDA and net-debt definitions, adjusted to a consistent scope where possible.
There is no dependable cross-industry ratio benchmark established here that should be treated as a universal pass mark. Company-specific figures and ratios are most useful when their definitions and business context are clear.
