An RBI repo-rate change affects your home loan only if the loan’s benchmark and reset terms pass that change through. Even then, the effect does not necessarily begin on the RBI announcement date: your lender may adjust the interest rate at the next scheduled reset. After an upward reset, repayment may change through a higher EMI, a longer loan term, or a combination of both. Check your loan’s benchmark, spread, reset date and revised repayment schedule before choosing what to do.
How a repo-rate change reaches a home loan
The RBI policy repo rate is the rate at which the Reserve Bank of India lends short-term funds to banks. It can serve as an external benchmark for eligible floating-rate loans, including specified new floating-rate retail loans such as housing loans from October 1, 2019. Banks may use the repo rate or other permitted benchmarks. A home loan can also be linked to an internal benchmark, or have terms that mean its rate does not move immediately when the repo rate changes.
Your payable interest rate generally reflects the loan’s benchmark together with a spread or margin set under the agreement. The lender’s reset clause determines when the benchmark and rate are reviewed. That is why two borrowers may see different outcomes—or see a change at different times—even after the same RBI decision. The RBI advises borrowers to identify the index their loan follows and how often it is updated.

- Whether the rate is fixed or floating, and the name of the benchmark.
- The spread or margin, including whether it can change under the agreement.
- The reset clause and how often the rate is reviewed.
- The annualised rate, fees and charges, and terms for changing or prepaying the loan.
RBI’s borrower FAQ advises asking how a floating rate and loan payment will vary, including how much the payment would fall if rates decline by a specified amount. That question matters in both directions: understand what a rise could mean as well as what a fall could mean.

What can change after an upward reset
If the benchmark-linked rate on your outstanding loan resets upward, the interest cost on the remaining principal increases. The lender may reflect that in a higher EMI, a longer remaining tenor, or both. The exact result depends on your lender’s calculation and your loan terms, so use the revised schedule rather than assuming the EMI will change by a particular amount.
RBI’s borrower guidance describes communication of the reset’s impact and periodic account details, including the EMI, instalments remaining, principal and interest recovered, and annualised rate. Review the lender’s reset notice and account statement; the rate change need not coincide with the RBI’s announcement.

Options when the payment schedule changes
For covered borrowers, RBI’s reset framework provides a choice between increasing the EMI, extending the tenor, or combining the two. The RBI direction also provides for partial or full prepayment during the loan tenor, subject to applicable rules. A tenor extension must not result in negative amortisation, where the payment fails to cover the interest due and the outstanding balance grows for that reason.

A higher EMI can help keep the repayment period from extending as much, depending on the revised schedule. The trade-off is a larger monthly commitment. Compare the proposed EMI with your budget and ask the lender for the resulting remaining tenor and total repayment.

Extend the tenor
A longer tenor can limit the immediate increase in monthly payments, but generally means carrying the debt for longer. Ask for the revised instalment count and total remaining repayment so you can weigh near-term affordability against the longer schedule.
Combine an EMI increase and tenor extension
A mixed adjustment may balance monthly affordability with the length of the loan. Ask the lender to show the actual EMI and remaining instalments under that option alongside the alternatives.

Ask about a fixed-rate switch
RBI’s framework provides for borrowers to ask about switching to a fixed rate, under the lender’s board-approved policy. The policy governs the option and its limits; service, administrative or switching charges may apply. Request the eligible fixed-rate terms and all associated charges before deciding.

Make a partial or full prepayment
Using savings to reduce or clear the outstanding loan can reduce future interest, but compare the potential saving with applicable prepayment costs and the value of keeping cash available for other needs. Ask the lender how a partial payment would affect the EMI, tenor or both, and obtain any applicable charges in writing.

A practical checklist before you choose
- Identify the rate mechanism. Confirm whether the loan is fixed or floating, which benchmark it follows, the spread or margin, and the reset frequency.
- Get the revised schedule. Ask the lender for the revised interest rate, EMI, remaining number of instalments and total repayment under the proposed reset.
- Compare repayment choices. Request figures for a higher EMI, a longer tenor and a combined adjustment. Consider both monthly affordability and total remaining interest and repayment.
- Check alternatives and charges. Ask about fixed-rate switch eligibility and costs, and partial or full prepayment terms. Do not compare options using the rate alone.
- Assess a balance transfer carefully. Compare the new lender’s rate and reset terms with your current loan, along with all transfer fees and remaining interest. A lower quoted rate by itself does not establish that switching will save money.
For each option, consider how promptly future benchmark changes would reach the loan, how much certainty a fixed rate would provide under its terms, the remaining tenor, and any switching, administrative or prepayment charges. RBI’s framework sets out choices and disclosure expectations; it does not make one choice best for every borrower.
Which rate applies today?
The RBI rate figure available in the cited material was 5.25%, displayed by the Reserve Bank of India at 1:00 pm on July 10, 2026. That is a dated snapshot, not confirmation of the policy repo rate on October 7, 2026. Check the RBI’s current rate information for a present-day figure, and remember that the rate shown there is not necessarily the rate currently charged on an individual home loan.
Official RBI guidance
RBI’s direction of August 18, 2023 states that borrowers should be given the choice of an EMI increase, tenor extension or a combination, and the option to prepay in part or in full during the tenor, subject to applicable terms. For your own loan, the agreement and lender’s reset communication determine the actual rate, schedule, eligibility and charges.
