Renting is not automatically cheaper than buying in Mumbai, and a home-loan EMI is not the full cost of owning. Compare rent for a genuinely similar flat with the buyer’s upfront cash, monthly loan payment and owner charges, the down payment’s alternative use, and likely resale proceeds over the time you expect to stay. Without matched locality-level rent and sale evidence and a written loan offer, there is no reliable citywide break-even year.

Compare the same home in the same locality

A useful rent-versus-buy comparison starts with a comparable apartment, not a citywide average. Match the locality, usable area, building quality and condition, and access to work or transit. A lower rent for a smaller or less convenient flat is not a like-for-like alternative to buying.

Then compare the full costs over a realistic expected stay. Renting usually involves rent and the costs of moving; buying involves upfront purchase and loan costs, monthly financing and property expenses, and eventual selling costs and resale value. The right time horizon matters: a short stay can make upfront purchase costs harder to recover, while a longer stay gives more time for principal repayment and any appreciation to matter. Neither outcome is guaranteed.

What the monthly comparison should include

Renting Owning
Monthly rent for a comparable flat, using current local evidence Monthly EMI under the actual loan amount, rate, and tenure
Expected rent changes during the period Society maintenance and the property’s municipal tax
Moving costs and the value of being able to relocate more easily Other recurring charges specific to the property

Do not treat the entire EMI as money lost. Its interest component is a borrowing cost; its principal component reduces the loan balance and builds equity in the home. At the same time, equity is not the same as spendable cash: the home must be sold or borrowed against to realise its value, and resale proceeds are uncertain.

Include the return the buyer could otherwise have earned on the down payment and purchase costs. That opportunity cost can be material, particularly when rent is low relative to the property price. A fair comparison does not assume that investment returns, home-price appreciation, or rent increases will follow a convenient path; show assumptions as scenarios rather than promises.

Upfront costs and loan terms in Mumbai

Buying requires more than a down payment. Budget for stamp duty, registration, lender fees, and any setup costs, as well as cash reserves after purchase. The Reserve Bank of India advises borrowers: “While planning your finances, don’t forget to include the costs of stamp duty and registration.” Its home-loan FAQ also identifies possible origination or processing, administrative, documentation, legal, technical inspection, servicing, and prepayment charges. Fees and down-payment requirements depend on the lender and offer; ask for them in writing rather than assuming every lender applies the same terms. Read the RBI’s home-loan borrower FAQ.

Ask lenders to specify the current interest rate, whether it is fixed or floating, the benchmark and rate-reset terms, fees, and prepayment conditions. Compare all-inclusive written offers. With a floating-rate loan, a change in rates or reset terms can affect the EMI, tenure, or both; use the offer’s terms to test whether the payment remains manageable if rates rise.

For ongoing ownership charges, request the specific housing society’s maintenance budget and the property’s municipal tax bill. MHADA’s January 6, 2025 announcement said maintenance charges and property taxes on specified scattered housing units and plots in its schemes would apply from possession. That is a scheme-specific policy, not a general rule for Mumbai apartment owners. See MHADA’s announcement.

How to build a decision you can trust

  1. Choose a comparable flat. Record locality, usable area, condition, building quality, and access to work or transit. Gather dated rental and sale comparables for that unit type rather than relying on citywide averages.
  2. Get the full purchase cash requirement. Use the proposed price and written lender offer to calculate down payment, stamp duty, registration, loan charges, and setup costs. Keep one-time expenses separate from recurring expenses.
  3. Calculate the loan cash flow. Record EMI, tenure, rate type, benchmark, reset terms, and fees. Separate estimated interest from principal repayment and test rate changes using the lender’s terms.
  4. Add the property’s recurring costs. Use actual society maintenance and municipal tax figures, plus other charges that apply to the specific flat.
  5. Set a realistic holding period. Compare the costs and cash flows over the period you expect to own the flat, including possible rent changes, moving flexibility, and uncertain resale proceeds.
  6. Account for the cash tied up. Compare the down payment and transaction cash with what that money could otherwise earn or fund. State the assumed return; do not silently treat the down payment as cost-free.
  7. Check taxes only if eligible. Use the applicable tax regime and your circumstances rather than assuming a maximum deduction. Keep self-occupied and let-out property calculations separate.

The result should be a scenario comparison, not a single break-even claim. Change uncertain inputs—especially interest rates, rent growth, investment return, and resale value—and see whether the decision changes. If a small assumption change flips the answer, flexibility and personal cash-flow resilience may matter more than a nominal winner.

What current Mumbai-wide estimates can and cannot tell you

GHAR.tv’s September 2026 analysis estimates rental yields of about 2–4% and price-to-rent ratios of around 35–50 across many Mumbai micro-markets. It also gives an illustrative ₹1 crore loan over 20 years at about 8.5%, with an EMI near ₹86,800 and total interest near ₹1.08 crore, and describes a 7–12 year break-even range. These are secondary estimates and an assumption-based illustration, not an official matched dataset, a current lender quote, or a forecast for an individual flat. The break-even range cannot be transferred to a buyer without comparable local rents and sale prices, actual financing terms, owner charges, and resale assumptions. See GHAR.tv’s 2026 analysis.

No transparent official dataset of current Mumbai rents and purchase prices matched by locality and unit type is established here. Use dated local comparables and the buyer’s own costs rather than treating those broad estimates as an expected return or definitive answer for the city.

Tax treatment depends on how the home is used

The Income Tax Department describes conditional interest deductions for a self-occupied home: its guidance includes a ₹30,000 case and a possible ₹2,00,000 ceiling when stated conditions are met, including a qualifying purchase or construction timeline. Eligibility and applicable rules matter, so do not put the maximum into a comparison unless it applies to you. Check the Department’s self-occupied house guidance.

For a let-out property, the Department says interest on a qualifying loan is deductible without a stated limit when computing house-property income. That is a different calculation from a self-occupied home and does not by itself establish that a landlord receives a net tax benefit. Read the let-out property guidance.

Maharashtra’s State Housing Policy 2025 identifies the Maharashtra Rent Control Act, 1999 as governing rent control and tenants’ rights in the state, and RERA as a framework for regulating real estate and protecting homebuyers. This is legal context, not a determination of any individual tenant’s rights or property’s status; those depend on the relevant facts. See the state housing policy.
