Invesco Mortgage Capital (NYSE: IVR) makes money primarily by investing in mortgage-backed securities and related assets, financing some of those holdings with borrowing, and earning interest income that exceeds its interest expense. That spread is called net interest income. It is only one part of the result: changes in investment values and derivatives can also produce substantial gains or losses.

How does Invesco Mortgage Capital make money?

IVR is a mortgage real estate investment trust (mortgage REIT), not primarily a landlord collecting rent from apartments. It invests in, finances, and manages mortgage-backed securities (MBS) and other mortgage-related assets, and has elected to be taxed as a U.S. REIT. MBS represent claims on cash flows from pools of mortgage loans.

In its annual report, IVR said its portfolio at December 31, 2025, included agency residential mortgage-backed securities (RMBS) and agency commercial mortgage-backed securities (CMBS). The report describes agency securities as guaranteed by or associated with U.S. government agencies or federally chartered corporations. Its next reported snapshot, for the quarter ended March 31, 2026, also identified agency RMBS and agency CMBS; that is a dated portfolio snapshot, not a claim about the portfolio today.

1. It invests in mortgage securities

The securities generate interest and may change in market value. Their returns depend on factors such as yields, mortgage spreads, and the timing of mortgage repayments.

2. It finances some holdings with borrowing

IVR’s annual report discusses repurchase agreements as a primary financing source. In a repo, securities are transferred under an agreement to repurchase them, providing short-term secured financing in economic terms. The amount borrowed and its cost affect how much of the portfolio’s income remains after financing expenses.

3. It earns net interest income

Interest earned on investments minus interest paid on financing is net interest income. When asset yields rise relative to funding costs, the spread can improve; when funding costs rise faster or asset yields fall, it can narrow. Net interest income is an accounting measure of this income spread, not the same thing as total net income or a shareholder’s return.

4. It manages market exposure

Mortgage REITs may use derivatives and portfolio-management decisions to manage interest-rate and other exposures. A hedge can reduce some risks without perfectly offsetting movements in the underlying investments. IVR’s reported results include both investment gains or losses and derivative gains or losses.

What do IVR’s FY2025 figures show?

For the year ended December 31, 2025, IVR reported the following amounts in its annual filing. The net interest income figure is interest income less interest expense.

FY2025 item IVR-reported amount
Interest income $295.287 million
Interest expense $219.865 million
Net interest income $75.422 million
Net gains on investments $149.344 million
Net losses on derivative instruments $104.926 million

These are IVR’s reported results for FY2025, not typical mortgage REIT results or a forecast. They show why the spread alone does not explain the year: gains on investments and losses on derivatives also affected the reported outcome. The figures do not, by themselves, establish what IVR will earn or distribute in a later period.

Why are mortgage REIT earnings volatile?

The business combines interest-earning assets, borrowed funding, changing market prices, and mortgage cash flows whose timing can shift. Several risks can affect earnings and the value of the portfolio at once:

  • Interest-rate risk: Rate movements can change the market value of fixed-income securities and the economics of hedges.
  • Mortgage-spread risk: Mortgage spreads can widen relative to benchmark rates, pushing mortgage-security prices lower even if benchmark rates are stable.
  • Prepayment and extension risk: Homeowners may repay mortgages faster or slower than expected, changing cash-flow timing and the effective yield on securities.
  • Funding and leverage risk: Borrowed financing magnifies the effect of asset-value changes on equity returns. Falling collateral values or tighter financing terms can also increase liquidity pressure.
  • Hedge mismatch: Derivatives may not move in step with the assets they are meant to offset, creating basis, timing, or outright loss risk. IVR’s FY2025 derivative loss illustrates that a hedge is not guaranteed to make money.

How do interest rates affect mortgage REITs?

Interest rates can affect both sides of a mortgage REIT’s balance sheet: the value and yield of its mortgage securities, and the cost of financing them. A rate change can also alter the performance of derivatives used to manage exposure. The effect is not necessarily immediate or one-directional: mortgage spreads, prepayment behavior, funding terms, and hedge performance all influence the result.

For example, if funding costs increase more quickly than the yield on existing securities, the net interest spread can shrink. Separately, a widening mortgage spread can reduce security values even if the benchmark rate has not moved. Faster or slower borrower prepayments can change how long cash flows arrive and the yield ultimately realized.

How are dividends related to mortgage REIT income?

IVR has elected REIT tax treatment, but that status does not guarantee a particular dividend, continued payments, or a specific investor return. Net interest income is not interchangeable with dividends: distributions are subject to company results and board decisions, while a shareholder’s total return also reflects changes in share price and distributions received.

How should you compare mortgage REITs?

Use the same reporting periods and compare the portfolio and financing drivers, not just a single earnings or dividend figure. Useful comparison points include:

  • Portfolio mix, including agency securities versus credit exposure.
  • Asset yields, cost of funds, and net interest margin.
  • Leverage and financing structure.
  • Hedge strategy and reported derivative results.
  • Changes in book value or investment valuations.
  • Dividend coverage and variability.

These measures help separate recurring interest-spread economics from valuation changes and financing or hedging effects. The FY2025 figures above describe IVR for that year only; the company’s Q1 2026 portfolio snapshot is dated March 31, 2026.
