Mortgage rates affect housing in two main ways: they change the monthly principal-and-interest payment on a given loan, and they influence whether buyers and homeowners enter, leave, or stay out of the market. Higher rates can reduce what some buyers can afford and restrain demand, but they do not automatically make home prices fall. Prices also depend on how many homes are available, local incomes, construction, and other market conditions.

How a higher mortgage rate changes your monthly payment

For the same loan amount and repayment term, a higher fixed interest rate means a higher scheduled principal-and-interest payment. That payment is only part of the cost of owning a home: property taxes, homeowners insurance, mortgage insurance, and homeowners association dues are separate.

For illustration, a fully amortizing 30-year fixed-rate loan of $200,000 would have an estimated principal-and-interest payment of about $1,199 a month at 6%, $1,331 at 7%, and $1,468 at 8%. These are calculations using the stated loan amount, term, and fixed rates; they exclude taxes, insurance, mortgage insurance, fees, and any other housing costs. A different principal or term produces a different payment change.

A quoted rate is not necessarily the rate every borrower will receive. Credit, down payment, loan size, occupancy, property type, location, fees, and current market conditions can affect an offer and qualification. Freddie Mac’s weekly survey averages are market measures, not individual loan quotes. For example, Freddie Mac reported a 7.28% average 30-year fixed mortgage rate and 6.60% average 15-year fixed rate for its survey as of October 1, 2026; those dated averages should not be treated as a personalized offer.

Compare the full cost, not just the rate

When comparing mortgage offers, use written estimates based on the same borrower, property, down payment, loan amount, and timing. Look at the interest rate, annual percentage rate (APR), lender fees, points, closing costs, term, and whether the rate is fixed or adjustable. Points or other upfront costs may only make sense if the expected payment savings justify them over the time you expect to keep the loan. Include taxes, insurance, mortgage insurance, and HOA charges when estimating total housing costs; a principal-and-interest calculator does not include them automatically.

How rates affect housing demand and sales

A higher rate raises the payment required to borrow a given amount. Buyers constrained by a monthly budget or lender debt-to-income limits may reduce their target price, offer less, postpone a purchase, remain renters, or fail to qualify. That can reduce the pool of buyers able to bid and may slow home sales or price growth.

The Federal Reserve’s March 2024 Monetary Policy Report described higher mortgage rates alongside higher home prices as increasing typical mortgage payments and reducing housing demand and sales. It also reported that lower-income home purchases fell disproportionately during the period it analyzed. This is useful historical context, not a current count or a prediction for a particular market.

A June 2022 Federal Reserve Board study by Elliot Anenberg and Daniel Ringo used a housing search model and individual home-listing data. The authors estimated that housing demand was highly sensitive to mortgage rates, more so than comparable estimates for home sales, and that demand drove short-run fluctuations in sales and prices in their model. They cautioned that the work represented their views and might be preliminary. It describes a plausible mechanism; it does not establish how large or how soon a future price change will be.

Do home prices go down when mortgage rates go up?

Not necessarily. Higher rates can weaken buyers’ purchasing power and put downward pressure on prices or slow appreciation, but price outcomes depend on both demand and the supply of homes for sale. If fewer buyers can afford to bid while listings remain plentiful, prices may soften. If listings are scarce, reduced demand may not be enough to push prices down.

Why some owners stay put: mortgage rate lock

Homeowners with low-rate fixed mortgages may be reluctant to sell and take out a more expensive loan for their next home. That reluctance, often called rate lock, can reduce the number of existing homes listed for sale and partly offset weaker buyer demand. In its July 2026 Monetary Policy Report, the Federal Reserve said most outstanding mortgages remained below 4%, substantially below the prevailing 30-year fixed rate of 6.4% cited in that report, and described rate lock as discouraging moves. The report’s rate data extend through July 1, 2026.

Rate lock is not a guarantee that prices will rise. Its effect depends on how strongly it constrains listings relative to demand, as well as on new construction and other local conditions. In a September 23, 2026 speech, Federal Reserve Governor Michael Barr described a possible case in tight markets where fewer homeowners selling can reduce supply enough to outweigh weaker demand and raise prices. That is a conditional possibility, not a rule for every market.

What else moves local prices

Mortgage rates are one influence in a market shaped by the number and type of homes available, construction, incomes and employment, household formation, credit standards, local amenities, and expectations. A rate increase alone cannot establish that a particular city’s home prices will fall, or explain how much of a price change it caused.

What recent U.S. housing figures show—and do not show

Recent indicators describe market conditions, but none isolates the share of a price or payment change caused by mortgage rates.

  • Home prices: The Federal Housing Finance Agency (FHFA) reported that its U.S. House Price Index rose 2.1% year over year and 0.3% quarter over quarter in 2026 Q2. The seasonally adjusted monthly index for June was unchanged from May. These are FHFA index changes, not a measure of the effect of mortgage rates.
  • Affordability: In his September 23, 2026 speech, Governor Barr cited an Atlanta Fed Home Ownership Affordability Monitor index reading of 68 for July 2026. On that measure, a value below 100 indicates that a median-income family would not be able to afford a median-priced home at the current mortgage rate. This is the Atlanta Fed Monitor measure as cited by Barr, not an FHFA or Freddie Mac index.
  • Reported mortgage payments: The Federal Reserve’s May 2026 household report put the median monthly mortgage payment among homeowners reporting a positive payment at $1,600 in 2025, compared with $1,500 in 2024. This survey statistic does not separate the effect of interest rates from home prices or other costs.
  • Mortgage-rate averages: The Federal Reserve’s July 2026 report cited a prevailing 30-year fixed rate of 6.4%, with rate data through July 1. Freddie Mac’s weekly survey average for a 30-year fixed mortgage was 7.28% as of October 1, 2026. These figures refer to different dates and measures, so they are not interchangeable; neither is an individual borrower’s quote.

FHFA’s index covers repeat mortgage transactions on single-family properties with mortgages purchased or securitized by Fannie Mae or Freddie Mac. A different house-price index may use a different sample or methodology, so index figures should not be compared as if they measured exactly the same set of homes.

How to estimate the effect on your own budget

  1. Set the assumptions. Choose a loan amount and term, and specify whether you are comparing fixed-rate or adjustable-rate loans.
  2. Compare principal and interest. Use a fixed-rate mortgage calculator or amortization calculation to see how the monthly payment changes at each rate. Keep the loan amount and term constant for a like-for-like comparison.
  3. Add the other housing costs. Include property taxes, homeowners insurance, mortgage insurance, HOA dues, and any relevant fees to estimate the full monthly cost.
  4. Check actual written offers. Compare APR, rates, points, lender fees, closing costs, and adjustment terms using matching assumptions. Freddie Mac advises borrowers to shop and compare mortgages; potential savings are not guaranteed.

The payment estimate helps show how rates change borrowing costs. It cannot by itself tell you whether a home’s price will rise or fall, whether a specific household will qualify, or whether buying now is the right decision.
