For a home purchase in England or Wales, allow roughly five months for the overall transaction, not five months of solicitor-only work. GOV.UK’s buying guide gives that average and warns that a chain can make it longer. A separate government selling guide describes approximately 12 weeks from a property being sold subject to contract to moving in. Those figures use different starting points and should not be treated as one precise conveyancing benchmark.
The legal timetable has two important stages. From an accepted offer to exchange of contracts, Citizens Advice gives a guideline of up to seven weeks, although searches, title problems, enquiries, mortgage delays or a chain can extend it. After exchange, completion is commonly 7 to 28 days later, according to MoneyHelper. Exchange makes the contract binding in England and Wales; completion is when the purchase money is transferred, ownership changes and the buyer receives the keys.
What the published time estimates actually measure
People use “conveyancing time” to mean several different periods. A figure may start when an offer is accepted, when a conveyancer is instructed, or when a sale is agreed subject to contract. It may end at exchange, completion or the day the buyer moves in. It may cover the entire purchase, or only the legal work. Comparing numbers without checking those definitions produces misleading expectations.

| About five months | Overall time to buy a home | GOV.UK buying guidance; year not stated on the page accessed in 2026. A chain can lengthen it. |
| Approximately 12 weeks | From sold subject to contract to moving in | Ministry of Housing, Communities and Local Government selling guide; year not stated on the page accessed in 2026. Exact timing varies. |
| Around 120 days | Average home-purchase duration | Ministry of Housing, Communities and Local Government announcement dated 18 June 2026. |
| Up to seven weeks | Offer acceptance to exchange | Citizens Advice guideline; problems can make it longer. |
| Seven to 28 days | Exchange to completion | MoneyHelper’s typical interval; the parties agree the date and a chain can affect it. |
| Up to four weeks | Exchange to completion | Citizens Advice guideline, expressed as a possible period rather than a guarantee. |
The five-month, 12-week and 120-day figures are not a like-for-like series. The first is an overall buying estimate, the second begins at a particular selling milestone, and the third is a statistic in a 2026 policy announcement. None establishes a guaranteed duration for your legal representative’s work or for a seller acting alone.

What conveyancing involves before contracts are binding
In England and Wales, an accepted offer is normally “subject to contract”. Either side can still withdraw before exchange, and the transaction is not legally binding merely because an estate agent has reported an offer as accepted.
1. Instructing the legal representative
The buyer and seller each instruct a solicitor or licensed conveyancer. The representative verifies identity, opens the file, checks funding information and sends the forms needed for the transaction. Delay at this stage often comes from missing documents, unanswered questionnaires or uncertainty about who is in the chain.
A buyer should tell the conveyancer about the mortgage, deposit source, intended purchase date and any linked sale. A seller should locate title information, guarantees, planning documents, building-regulation certificates, warranties, lease papers and details of work carried out on the property. Supplying accurate information early reduces later requests, but it cannot remove delays caused by another party.
2. Contract information and title review
The seller’s representative prepares the draft contract and property information. The buyer’s representative checks the registered title and plan, ownership, rights of way, restrictions, covenants, boundaries and, where relevant, lease terms, service charges and landlord requirements. Citizens Advice describes enquiries as covering Land Registry information, local-authority matters and questions for the seller.
A title defect, missing consent or unclear boundary can require additional documents, indemnity discussions or a specialist report. The time required depends on how quickly evidence can be obtained and whether the buyer’s lender accepts the proposed solution.
3. Searches and enquiries
Searches commonly include local-authority information, drainage and water matters and environmental risks, with the exact package depending on the property and lender. The conveyancer reviews the results and raises written enquiries with the seller. The seller may need to obtain planning permissions, completion certificates, guarantees or explanations before the buyer can decide whether to proceed.
Search turnaround varies by location and provider. A search that reveals a road proposal, flood risk, contaminated land, mining issue or missing planning record can create further correspondence. “Searches ordered” is therefore not the same as “searches and enquiries finished”.

4. Survey and mortgage readiness
A survey is separate from the legal title investigation. Its findings can lead to renegotiation, specialist inspections or a decision not to proceed. MoneyHelper’s exchange checklist includes completed searches and surveys, a written mortgage offer, deposit funds and an agreed completion date.
The buyer should not assume that an agreement in principle is a final mortgage offer. The lender may still carry out valuation, underwriting and document checks. A changed income, valuation problem, gifted-deposit evidence or expiring offer can push exchange back.
Offer accepted to exchange: the first critical interval
Citizens Advice gives up to seven weeks from offer acceptance to exchange as a guideline. It is not a statutory deadline and it is not a promise that every transaction can reach exchange in that time.
- File opening and forms: identity checks, client-care paperwork, source-of-funds evidence and property forms are completed.
- Draft contract and title: the seller’s representative supplies papers and the buyer’s representative reviews ownership and restrictions.
- Searches: searches are requested, returned and interpreted.
- Enquiries: the buyer’s representative asks questions and the seller provides answers or supporting documents.
- Survey and lender: the buyer deals with physical defects while the mortgage application progresses to a written offer.
- Risk and date decisions: the buyer confirms that outstanding issues are acceptable, arranges the deposit and agrees a completion date with the other parties.
- Exchange: the representatives agree identical contract terms and formally exchange contracts.
Exchange should occur only when the buyer is satisfied with the property and legal information, the lender’s requirements are met, the deposit is available and the completion date is agreed. After exchange, withdrawing normally exposes a party to contractual consequences.

There is no universally required gap between exchange and completion. MoneyHelper says the buyer and seller decide the period and that 7 to 28 days is typical. Citizens Advice uses up to four weeks as a guideline. A same-day completion can sometimes be agreed, while a longer interval may be chosen for a linked move, mortgage drawdown or practical arrangements.
The chain matters even after your own contract is ready. In a sequence of linked sales and purchases, money and keys may need to move through several transactions on the same day. One participant’s lender, solicitor, removal booking or readiness can force the rest of the chain to change its date.
What happens on completion day
- The buyer’s lender and/or buyer sends the purchase money to the seller’s representative.
- The seller’s representative confirms receipt and authorises release of the keys, usually through the estate agent.
- Legal ownership transfers under the contract, and the buyer can take possession.
- The buyer’s representative deals with post-completion steps such as paying any applicable tax and registering the ownership and lender’s charge.
Completion is not the same as registration. The buyer normally becomes entitled to the property on completion, while Land Registry registration may be completed later, particularly where the registry or a complex title is involved.

Why a purchase or sale takes longer than the guideline
Property chains
A chain links one transaction to another. Each buyer and seller must be ready, and every agreed date must work for the participants. A longer chain creates more points where a search, mortgage, valuation, title issue or document can hold everyone up. An open chain, in which one or more participants have not yet found a buyer, can add significant delay because there is no fixed downstream completion.

Incomplete or contradictory information
Missing planning consent, building-regulation approval, guarantees, lease information or replies to property forms often generates repeated enquiries. An answer that conflicts with the title or survey may require clarification from the council, freeholder, management company or an insurance provider.
Search and survey findings
Search providers and local authorities do not all work to the same turnaround. A result may lead to a specialist report or negotiation. A survey may identify movement, damp, roof defects or alterations that need a price decision and lender approval.
Mortgage and deposit problems
Exchange cannot safely proceed if the written mortgage offer is missing, conditions have not been satisfied or the deposit source has not been evidenced. A down-valuation, a change in circumstances or a lender request for more information can require a fresh assessment.
Leasehold and management information
Leasehold purchases can involve a landlord, managing agent or residents’ management company. Replies about service charges, planned major works, insurance, consents and accounts may arrive separately from the seller’s papers. The buyer’s lender may also require specific lease terms or certificates.

How buyers can keep the file moving
- Instruct the solicitor or conveyancer as soon as the offer is accepted and provide identification and source-of-funds evidence immediately.
- Return property-information forms and replies the same day where possible; ask the representative to explain anything you cannot answer accurately.
- Confirm that the mortgage application is fully submitted, valuation is complete and the lender is working toward a written offer.
- Arrange the survey promptly and send the report to the conveyancer when it identifies legal or building-control questions.
- Ask which searches have been ordered, which have returned and what enquiries remain outstanding. “No news” is not confirmation that every dependency is complete.
- Keep the deposit in an accessible, documented account and tell the conveyancer about gifts, loans or transfers before exchange.
- Agree a realistic completion window with the seller and the rest of the chain rather than booking immovable arrangements around an unconfirmed date.
- Reply quickly to requests, but do not pressure the representative to exchange before you understand unresolved risks.
These actions make dependencies visible and remove avoidable waiting. They cannot guarantee a faster completion where another chain participant, lender, local authority or managing agent is the source of delay.

How sellers can avoid preventable delays
- Instruct a representative promptly after accepting an offer and complete the property-information and fixtures-and-fittings forms carefully.
- Find title documents, planning permissions, building-regulation certificates, guarantees, warranties and paperwork for extensions or conversions before enquiries arrive.
- Disclose lease details, service-charge information, planned works and managing-agent contacts at the outset if the property is leasehold.
- Answer enquiries through the representative with documents rather than informal assurances.
- Tell the representative about any mortgage to redeem, probate issue, trust, matrimonial consent or other ownership complication.
- State chain position and date constraints early, while recognising that the buyer’s mortgage, searches and legal checks still control exchange.
- Choose a removal company and plan packing separately from the legal timetable. Moving preparation helps the physical move but does not speed up searches, enquiries or exchange.
Chain-free, short-chain and open-chain planning
| Situation | What usually controls timing | Planning implication |
|---|---|---|
| Chain-free purchase or sale | Your title, searches, survey, mortgage and the other party’s readiness | Fewer external dependencies, but a title or lender problem can still prevent exchange. |
| Short chain | Several linked parties and a shared completion date | Allow coordination time after each file is individually ready. |
| Long chain | Readiness of every participant, lenders and removals arrangements | Expect more rescheduling risk and avoid treating an early target date as fixed. |
| Open chain | A participant has not yet found a buyer | The end date may remain uncertain until the missing transaction is secured. |
How to interpret a conveyancer’s estimate
Ask what event starts and ends the estimate. “Eight weeks” could mean instruction to exchange, offer acceptance to completion, or the time after all papers have arrived. Ask whether the estimate assumes a freehold or leasehold property, a mortgage, a chain, satisfactory searches and prompt replies.
Request a list of open dependencies rather than a single date. A useful update identifies the search results still awaited, enquiries still unanswered, mortgage conditions outstanding, deposit evidence needed, chain members not ready and the earliest realistic exchange and completion windows.
Recommended Free Tools
Do not treat an estate agent’s preferred move date, a removal booking or an online calculator as a legal commitment. Until contracts are exchanged, either side can normally withdraw without being bound by the proposed completion date.

If you have had no update
Ask the representative for a written status showing completed items, outstanding items, who is responsible and the next action. Contact the estate agent about the chain, but remember that an agent may not know the detail of legal enquiries or lender conditions.
If enquiries are unanswered
Ask whether the question is waiting on the seller, a managing agent, a council or a specialist. Provide any document you hold that answers it, and ask whether the issue is essential for exchange or can be dealt with by a contractual undertaking or another acceptable solution.
If the mortgage offer is delayed
Contact the lender or broker for the exact outstanding requirement and tell the conveyancer. Do not exchange on the assumption that an offer will arrive later. If the offer has an expiry date, ask whether the lender can extend it and whether the proposed completion date fits its conditions.

If the chain cannot agree a date
Ask the representatives to circulate a small range of dates and identify the participant causing the constraint. A date should be treated as firm only when every contract in the chain is ready for exchange and the parties have agreed it.

Buying or selling outside England and Wales
The exchange-and-completion explanation and the cited GOV.UK buying estimate apply to England and Wales. Scotland and Northern Ireland use different conveyancing rules, documents and milestones, so an England-and-Wales timetable should not be applied to a transaction there. Use guidance for the relevant jurisdiction and ask a locally authorised property professional how its binding point and settlement process work.
What the 2026 government announcement does—and does not—show
A Ministry of Housing, Communities and Local Government announcement on 18 June 2026 reported an average home purchase of around 120 days. It also reproduced an industry statement attributing a 170-day average transaction duration to UK-wide data. The announcement excerpt does not explain enough about the 170-day measurement to reconcile it with the around-120-day purchase figure or GOV.UK’s five-month overview. They should not be presented as interchangeable averages.
Housing Secretary Steve Reed said, “Buying or selling a home should be one of life’s great moments and not a drawn-out nightmare of delays, hidden costs, and failed deals.” That is a policy statement, not evidence that an individual transaction will finish within a particular number of days. The announcement describes reforms as a roadmap with future implementation steps; it does not mean every proposed change is already in force.
A practical way to set your own expectation
For an ordinary England-and-Wales purchase, use the five-month overall estimate as a broad planning envelope, then map your actual file against the stages. Allow up to seven weeks as a starting guideline from accepted offer to exchange, followed by a separately agreed 7-to-28-day period to completion. A chain, leasehold administration, unusual title, slow searches, survey concerns or mortgage conditions can move the result beyond those ranges.
Sellers should use the approximately 12-week government milestone only when their starting point is the guide’s “sold subject to contract” event and they understand that it ends at moving in. It is not a promise that every seller’s legal work takes 12 weeks, and it is not a substitute for checking the chain and the buyer’s readiness.
