A rise in the Reserve Bank of India’s repo rate can increase your home loan rate—and may lead to a higher EMI, a longer repayment tenure, or both—but only according to your loan’s benchmark, reset schedule and terms. It does not automatically change every borrower’s EMI immediately or by the same amount.
How a repo rate hike reaches your home loan
The repo rate is one benchmark that banks may use to price floating-rate loans. For relevant new floating-rate personal and retail loans, including housing loans, extended by banks from October 1, 2019, RBI directions require pricing against an eligible external benchmark. The policy repo rate is one such benchmark. Your loan rate also reflects its contractual spread and other loan terms. See the RBI directions on interest-rate frameworks and external benchmarks.
- The benchmark moves. If your loan is linked to the repo rate, a repo hike can raise its reference benchmark.
- The lender applies the change at reset. The revised rate takes effect according to the reset frequency and next reset date in your loan terms; it may not appear immediately after an RBI announcement.
- Your repayment schedule is adjusted. Depending on your lender’s treatment and your loan terms, the change may raise your EMI, extend the remaining tenure, or do both.
As a dated reference only, the RBI’s published policy repo rate was 5.50% at 1:00 p.m. on October 7, 2026. That is the policy rate at that time—not your home loan interest rate or a guarantee that the same change will pass through to your loan. Check the RBI rates page for its current published rate.

There is no single outcome for all borrowers. A lender may raise the EMI, extend the tenure, or use a combination. The result depends on the lender’s treatment, your contract and any choices available to you. Without your outstanding balance, current interest rate, remaining term, rate change and reset information, a rupee estimate would not be reliable.

Ask your lender how it will handle a rate revision and what alternatives, if any, are available. A longer tenure can keep the EMI from rising as much, but it means repayment continues for longer. Compare the lender’s actual revised repayment schedule before choosing between options.
Why some home loans do not change at the same time
Do not assume that every home loan is repo-linked. Some loans use internal benchmarks such as MCLR and follow their own review and reset arrangements. RBI’s MCLR release says the applicable MCLR on sanction remains in effect until the next reset, even if the benchmark changes between resets. The release states: “Actual lending rates will be determined by adding the components of spread to the MCLR.” That describes the MCLR framework, not a universal formula for every current home loan. Read the RBI’s March 2016 MCLR release.

What to check with your lender
- Benchmark: Ask whether your loan is linked to the repo rate or another external benchmark, MCLR, or a different benchmark.
- Spread or margin: Check the spread applied to the benchmark and whether your agreement allows it to change.
- Reset timing: Confirm the reset frequency, next reset date and when the revised rate will show in your account.
- Repayment adjustment: Ask whether the lender will change your EMI, tenure or both, and what choices you have.
- Account records: Review your loan agreement, statements and repayment schedule for the applicable terms and changes.
Within the scope of its external-benchmark FAQ, the RBI says lenders should communicate the possible impact of benchmark changes and notify borrowers of subsequent EMI or tenure increases after a reset. It also describes quarterly account statements containing key repayment details. Applicability depends on the loan, so consult the RBI FAQ, updated October 1, 2025, as well as your loan documents.
Considering a balance transfer?
Do not compare offers by headline interest rate alone. Ask each lender for product-specific terms and charges, then compare the whole remaining repayment period.
