An RBI repo-rate hike can increase your home-loan interest rate and repayment only if your loan’s terms link it to a benchmark that moves with the repo rate. The effect is not necessarily immediate or one-for-one: your benchmark, lender spread, reset date and repayment terms determine what changes. At a reset, your lender may raise your EMI, extend your remaining tenure, or do both.
How a repo-rate hike reaches a home loan
The RBI repo rate is a policy rate, not the rate the RBI charges an individual home-loan borrower. For a floating-rate loan linked to the repo rate as an external benchmark, a change in that benchmark can flow into the loan’s effective interest rate when the contractual reset occurs. The effective rate also includes the lender’s spread and other applicable loan terms.
RBI materials identify the policy repo rate as one eligible external benchmark for covered new floating-rate retail loans, including housing loans. Eligible benchmarks also include specified Government of India Treasury-bill yields and other market benchmark rates published by FBIL. A home loan may therefore be linked to a different benchmark, an internal benchmark under applicable legacy terms, or a fixed rate—not necessarily the repo rate. What may change in your EMI or tenure
When a higher rate applies to an outstanding amortizing loan, a larger payment may be needed to repay the balance over the same remaining period. Depending on the lender’s implementation, your contract and your choices, the lender may instead extend the remaining tenure, raise the EMI, or adjust both. The precise result depends on your outstanding principal, remaining tenure, current rate, rate change, reset date and repayment calculation; there is no reliable universal EMI increase to quote without those details.
The rate change itself is not necessarily the same size as the repo-rate move. The benchmark is one component of the effective rate, and the spread and contract also matter. RBI’s published description says banks may choose the spread subject to rules governing changes to the credit-risk premium. RBI Master Directions on Interest Rate on Advances

Which kind of home loan do you have?
| Loan type | How a repo hike may affect it | What to check |
|---|---|---|
| Repo-linked external-benchmark floating loan | The benchmark can change with the repo rate; the loan rate may change at its contractual reset. | Repo-linked benchmark, spread, reset date, and how the lender adjusts EMI or tenure. |
| Floating loan linked to another eligible external benchmark | A repo hike does not automatically change that benchmark by the same amount or at the same time. | The named benchmark, how it is published, spread, and reset date. |
| Internally benchmarked legacy loan | Its rate follows the applicable benchmark and contract; it should not be assumed to move directly with the repo rate. | Benchmark definition, repricing terms, and any available switch option and charges. |
| Fixed-rate loan | A repo hike does not by itself reset a fixed rate, subject to the loan’s stated terms. | Whether the rate is fixed for the full term or only a specified period, and any conversion terms. |
These distinctions matter because “floating” alone does not tell you which benchmark applies or when the rate can reset. Check your sanction letter, loan agreement and latest lender statement for the benchmark and spread.

RBI’s August 18, 2023 circular sets out communication and borrower-option requirements for lenders within its scope. At sanction, lenders must explain the possible effect of benchmark changes on EMI and/or tenure. They must communicate later increases in EMI or tenure attributable to an external benchmark and provide quarterly statements with repayment information, including principal and interest recovered, EMI amount, remaining EMIs and annualized rate or APR. At a reset, the circular provides for borrower options. These include, as applicable under the lender’s board-approved policy, switching between floating and fixed rates, changing EMI, changing tenure, or making a combination of these changes. Any switch charges must be disclosed; lenders need not offer identical switch terms. Ask your lender which options apply to your loan and what fees or conditions attach to them. What to check when your rate changes
- Find the benchmark and spread. Check your sanction letter or loan agreement to see whether the loan is repo-linked, linked to another benchmark, internally benchmarked, or fixed—and what spread applies.
- Confirm the reset date. Ask the lender when the revised benchmark will be applied to your loan.
- Read the revised-rate notice. Compare the revised annualized rate with your previous rate and verify the effective date.
- Compare the repayment schedule. Check the new EMI, number of instalments remaining, and whether the lender has changed the EMI, tenure, or both.
- Ask about available choices and charges. Confirm whether you can change the EMI or tenure, switch rate type, or prepay, and ask for the applicable conditions and fees before deciding.
The RBI’s quarterly-statement requirements make the lender’s repayment figures a useful way to check how a reset affects your account. If the notice and statement do not make the change clear, ask the lender to show how it applied the benchmark, spread and reset date to calculate the revised schedule. Is the repo rate currently higher?
The RBI current-rates page listed a repo rate of 5.25% as at 1.00pm on July 10, 2026. That dated figure does not establish the rate in force on October 7, 2026, so check the RBI’s current rates page for the latest published value rather than treating the July figure as current.
