Plan for plausible changes in how you live—not one fixed prediction about the future. Before assigning every room a permanent purpose, consider whether your household, work patterns, guests, or mobility needs may change. A thoughtfully designed multipurpose room, accessible circulation, and flexible interior walls can help a home adapt without automatically making it larger.

Start with the changes your home may need to accommodate

New Zealand’s Building Performance guidance recommends thinking through likely changes before settling on a room plan. Ask:

  • Will your family size change, including children leaving home?
  • Do you work from home now, or expect to later?
  • How often do guests stay, and how many people might need a place to sleep?
  • Could your physical needs change as you age?
  • Do you plan to retire in this home?

These questions help distinguish a known, immediate need from a plausible future use. A dedicated room can make sense when its purpose is clear. Where needs are less certain, consider a room that can serve more than one function. Building Performance puts the goal this way: “Ideally, your home will adapt to your future needs without further renovation.” (Building Performance, New Zealand Ministry of Business, Innovation and Employment.)

Design for more than one use, not simply more floor area

Flexibility does not necessarily mean adding rooms. Building Performance notes that a well-designed compact home can meet needs better than a larger, more expensive home that costs more to run and maintain. The choice is not simply “small” versus “large”: it is whether the floor area, storage, privacy, and circulation support the uses your household is likely to need.

For example, a quiet office might later become a study or guest room if its size, storage, privacy, and access make those uses practical. A ground-floor sleeping room could initially function as a study or living space, then serve as a bedroom when needed. These are planning possibilities, not guaranteed conversions; test them against furniture placement and the actual route through the home.

If guests sleep in a living area on a sofa bed or floor mattress, Building Performance advises considering nighttime warmth and convenient access to a toilet. A room label alone will not tell you whether an arrangement is comfortable or workable.

Make work and study areas quiet and adaptable

A work or learning zone needs more than a desk footprint. The UD Project recommends considering both audible and visual distractions and, where possible, locating the space away from busy living and kitchen areas. That may favor a room with a door, a quieter corner, or a layout that separates focused work from household activity.

The UD Project’s 2026 additional-areas guidance gives a built-in work surface height of 30–32 inches (76–81 cm) and prefers leaving room for an adjustable-height desk. Treat these as design recommendations, not universal building-code requirements. Planning for an adjustable-height desk can keep the area useful for different people or tasks; no particular desk is required by the guidance. Plan bedrooms around people, furniture, and future access

Think about who may use a bedroom over time: a child, a grandparent, or an extended-family member staying regularly or moving in. Before deciding that a room is large enough, place the likely bed and storage on the plan and check how a person will enter, move around, and use the room.

The UD Project’s 2025 bedroom guidance recommends at least 42 inches (107 cm) beside one side of a bed. This is a design recommendation from that organization, not a universal legal minimum. Its value is practical: a room that looks adequate when empty may be difficult to use once the bed and other furniture are in place. (The UD Project, Chapter 7: Bedrooms, 2025 edition.)

Include access in the whole-home plan

Access is a route through the home, not just a feature of one guest room. Building Performance recommends considering flat access to the main entrance, an entry-level sleeping area, and enough room for residents to move easily. If a bedroom is intended for someone whose mobility may change, assess the approach to it and its relationship to the entrance, bathroom, and other daily-use spaces as well as its floor area.

The UD Project’s 2026 circulation chapter recommends pathways at least 42 inches (107 cm) wide at narrow points, interior doors at least 32 inches (81 cm) wide, and 36-inch (91 cm) doors as ideal where possible. These are that organization’s design targets, not universal code requirements. Confirm applicable dimensions and requirements with a qualified local professional for your project. Keep future layout changes in view while building

Building Performance notes that non-load-bearing interior walls can allow more flexibility for future layout changes. That is a planning principle, not a direction to remove or alter a wall without assessment. Structural consequences, plumbing and electrical services, and local compliance all depend on the specific design and should be discussed with the project’s designer or builder.

When briefing a residential designer, architect, or builder, describe the future uses you want to preserve—not just the room names. Ask how the furnished plan handles quiet, storage, access, and circulation, and which layout choices would make later changes more difficult. Building Performance also points to a local builder, designer, or quantity surveyor for advice on current building cost per square metre; costs vary with design complexity and materials or finish, so there is no universal figure to apply to every project. A practical planning checklist

  1. List plausible household changes: working from home, children arriving or leaving, regular guests, an older relative staying, or changing mobility.
  2. Mark which needs are certain now and which are possibilities; avoid permanently dedicating every room to a speculative use.
  3. For each flexible room, draw the likely furniture and storage for its main and alternate uses.
  4. Check quiet and privacy for work, study, sleep, and guests, along with the route between rooms and the entrance.
  5. Discuss access, clearances, walls, services, local requirements, and costs with a qualified professional familiar with your location.

Building Performance’s guidance is from New Zealand, while the UD Project provides its own residential design recommendations. Their principles can inform planning elsewhere, but dimensions and legal requirements are jurisdiction- and project-specific.
