Goodman has committed to supply waste heat from its FRA02 data centre to Stadtwerke Neu-Isenburg’s district-heating network. The project is in Neu-Isenburg, in the Frankfurt region—not in Frankfurt city proper—and the available announcements describe a planned heat connection, not a system already delivering heat.
Where is the Goodman data centre?
FRA02 is being developed at Rathenaustraße 29–31 in Neu-Isenburg, on the former Frankfurter Rundschau printing-plant site. Goodman describes it as a Frankfurt-region project. The municipality’s agreement with Goodman and Stadtwerke Neu-Isenburg links the development to a local district-heating plan.
Goodman’s FRA02 project page lists the data centre as in development, with a ready-for-service target of Q4 2028. That is Goodman’s current schedule, not confirmation that the facility or heating connection is operating.
What has been agreed about waste heat?
On 25 September 2024, Goodman announced that it, the City of Neu-Isenburg and Stadtwerke Neu-Isenburg had signed an urban-development agreement. The plan is to use heat from the data centre in the utility’s district-heating network.
- Stadtwerke Neu-Isenburg: The utility was to build a heating plant and provide infrastructure for the district-heating plan.
- Goodman: Goodman was to provide land for the heating plant and work with the future data-centre operator on using the waste heat.
In the announcement, Stadtwerke Neu-Isenburg managing director Kirk Reineke said: “We will build a heating power plant on a nearby Goodman site, which will make an important contribution to the sustainable energy supply of the “Neue Welt” residential development area and the south industrial estate by using the data centre’s waste heat for district heating purposes.” The statement describes the intended project, not completed construction or heat delivery.
The City of Neu-Isenburg’s municipal announcement also identifies the Neue Welt residential development area and the south industrial estate as intended beneficiaries.

How much heat will it provide?
The published figures do not quantify recoverable heat. Goodman lists 54 MW of IT power and 100 MVA of secured power capacity for FRA02. These describe different aspects of the facility’s power capacity; neither is a thermal-output figure, and neither establishes how much heat the network will receive.
The project announcements reviewed do not state the amount or temperature of heat to be supplied, the number of households served, the heat-pump design, or a quantified emissions reduction. Those details should not be inferred from the data centre’s electrical or IT capacity.

What is the project’s current status?
Goodman’s 2026 update reported that power transformers had arrived at FRA02 and restated the commitment to supply waste heat to Stadtwerke Neu-Isenburg’s network. It also named Energieversorgung Offenbach AG as supporting investment in surrounding energy networks. Transformer delivery is evidence of project progress, but the update does not establish that heat is already flowing.
Goodman’s earlier 2023 development announcement described the Neu-Isenburg development and its readiness for waste-heat recovery. Together, the announcements document a commitment and a planned connection; they do not provide operating results or a delivery date for district heat.

To assess the impact once the system is built, useful published details would include the annual quantity and delivery temperature of recovered heat, the buildings or customers connected, the heat-pump and heat-exchanger arrangement, and which organizations fund, own and operate the connection. The available FRA02 information establishes the partners, intended users and project stage, but not those performance or engineering details.
