GB Bank announced on 1 October 2026 that it had surpassed £1 billion in cumulative lending, less than two and a half years after its May 2024 launch. The announcement does not define how the cumulative figure is calculated, so it should not be read as the bank’s loan-book balance, annual lending, deposits or assets.

When did GB Bank reach £1bn in lending?

GB Bank announced the milestone on 1 October 2026 and said it had reached it in under two and a half years from launch. Its announcement gives May 2024 as the launch date. The company’s press release, carried by Cherry, and Bridging & Commercial’s coverage report the milestone.

The phrase “after 2023 launch” appears in the headline of a Mortgage Solutions article, but that article’s body describes the milestone as occurring less than two and a half years after launch. The contemporaneous announcement identifies May 2024, not 2023, as the launch date. Mortgage Solutions’ report therefore does not support presenting 2023 as the launch year.

What does the £1bn figure mean?

GB Bank describes the £1 billion as a cumulative lending milestone. The announcement does not explain its calculation basis. It therefore does not establish that the bank had £1 billion outstanding in loans, lent £1 billion in a single year, or held that amount in assets or customer deposits.

Those are separate measures. In a January 2026 company article, GB Bank said its latest annual report and accounts showed £464 million in core lending activity, compared with £86 million in the previous period. The same article cited £2.6 billion in total assets and £2.3 billion in customer deposits. These figures refer to different measures and periods from the later cumulative milestone; the company article does not make them interchangeable. GB Bank’s January 2026 account also described lending growth of 439% in 2025.

What does GB Bank lend for?

GB Bank describes itself as a privately owned specialist bank focused on small and medium-sized enterprise property finance, funded through retail deposits. Its stated lending areas include:

  • Buy-to-let finance
  • Bridging finance
  • Semi-commercial finance
  • Commercial finance

The bank’s customer page describes bridging as short-term finance for buying, renovating or refinancing property. It says it serves property professionals and developers. Product details can change, so borrowers should check the bank’s current terms and eligibility information directly. GB Bank’s customer lending page sets out its property-finance offering.

Why does the launch date differ from the founding date?

GB Bank’s history includes several distinct dates. The bank says it was founded in 2017 and received full banking authorisation in 2022; its milestone announcement identifies May 2024 as its launch. Founding a company, receiving authorisation and launching operations are not the same event. The bank’s About page gives its founding and authorisation history and says a 2024 investment increased its lending capacity.

What does GB Bank say drove its growth?

GB Bank attributes its progress to individually underwritten cases and relationships with intermediaries. In the milestone announcement, CEO Eddie Trahearn called the achievement “a significant milestone for GB Bank and a reflection of the momentum we have built since launch.” He also credited the strength of the bank’s proposition, the trust of intermediaries and customers, and employees’ commitment to finding solutions. These are the bank’s explanations, not an independent assessment of the causes of growth.

In its January 2026 article, the bank also described growth in bridging and buy-to-let, new tools for intermediaries, and an emphasis on speed, communication and consistency. Its broker page characterises its proposition as flexible lending for complex buy-to-let and bespoke bridging cases. The milestone announcement does not quantify how much lending came through intermediaries. GB Bank’s intermediary page outlines its broker offering.

How should the milestone be compared with other lenders?

A meaningful comparison needs figures that measure the same thing over comparable periods. A cumulative lending total cannot be directly compared with a lender’s annual originations or outstanding loan-book balance. Comparisons should also distinguish the time since operational launch from the time since a company was founded or authorised, and identify whether figures are company-reported or independently audited.

The available announcement does not define the £1 billion calculation basis, and the cited material does not provide comparable peer figures. It supports reporting what GB Bank announced, but not a conclusion that its growth is unusually fast for the sector.
