Fitch downgraded Wells Fargo Home Mortgage’s servicer ratings, citing the company’s continuing reduction of its servicing portfolio and a strategic shift toward government-sponsored enterprise (GSE) and owned prime portfolios. The action was reported on October 2, 2026. The available report does not give the rating levels before or after the downgrade.
What Fitch said about the downgrade
Inside Mortgage Finance reported the action and reproduced Fitch’s explanation: “The rating downgrades reflect Wells Fargo’s continued reduction of its servicing portfolio and strategic shift toward government-sponsored enterprise and owned prime portfolios,” Fitch said. Inside Mortgage Finance’s October 2, 2026 report does not identify an individual Fitch spokesperson.
The stated rationale links the ratings action to changes in the business Wells Fargo services: a smaller overall servicing portfolio and a strategic emphasis on GSE and owned prime portfolios. The report does not quantify the portfolio reduction or explain how Fitch weighed the two factors.

What Wells Fargo’s portfolio figures show
Wells Fargo’s 2025 annual report provides a dated snapshot of its servicing business, but these company-reported figures are not Fitch’s disclosed downgrade metric.
| Portfolio measure | Wells Fargo-reported amount | As of |
|---|---|---|
| Managed residential mortgage servicing portfolio | $641 billion | December 31, 2025 |
| Residential mortgages serviced or subserviced for others | $397 billion | December 31, 2025 |
| Owned residential mortgage loans serviced | $244 billion | December 31, 2025 |
| Managed commercial mortgage servicing portfolio | $195 billion | December 31, 2025 |
These amounts, from Wells Fargo’s 2025 annual report, establish the scale and composition of the business at year-end 2025. They do not show how much the portfolio later declined or what specific portfolio measure Fitch used in its October 2026 decision. The report also says Wells Fargo sold the non-agency portion of its commercial mortgage third-party servicing business in the first quarter of 2025.
Which ratings action this was—and was not
The October action concerned Wells Fargo Home Mortgage’s servicer ratings. It should not be confused with the separate corporate credit-rating action described in Wells Fargo’s June 2026 filing. That filing says Fitch affirmed Wells Fargo & Company’s corporate ratings and maintained a stable outlook on May 6, 2026. The corporate affirmation and the later mortgage-servicer downgrade address different ratings subjects and are not contradictory.

The accessible coverage does not state the servicer ratings’ old and new levels, the rating codes, the precise servicing segment affected, or an event-specific amount for the portfolio reduction. It therefore does not support describing the downgrade’s magnitude or assigning a more specific rating outcome. Those details would require Fitch’s rating action notice.
