Dosti Realty and Moneytree Realty have filed preliminary papers for proposed main-board IPOs through SEBI’s confidential pre-filing route. The companies announced the filings in separate notices dated September 30, 2026. The detailed offer terms—including issue size, price range and launch date—are not yet public in the available reporting, so neither offering should be treated as approved, priced or open for applications.
What did Dosti Realty and Moneytree Realty file?
Both companies said they had filed a “pre-filed draft red herring prospectus with Sebi and the stock exchanges” for proposed equity IPOs on the main board, according to their September 30 notices as reported by Hindustan Times/PTI on October 1, 2026.
These are confidential pre-filings of preliminary offer documents, not public prospectuses announcing an open offer. Trilegal, which says it is advising Dosti Realty as Indian-law counsel, reported that Dosti filed its confidential pre-filed draft red herring prospectus with SEBI on September 29, 2026. Trilegal describes Dosti’s proposed IPO as comprising a fresh issue and an offer for sale; that structure applies to Dosti only and does not establish Moneytree’s structure. Trilegal’s October 1 announcement provides that Dosti-specific detail.

The confidential route keeps the draft offer papers out of the public domain while regulatory review progresses. As a result, investors cannot yet use the public draft to assess the proposed terms or the companies’ financial disclosures. SEBI’s public-issues page distinguishes “Draft Offer Documents filed with SEBI” from “Red Herring Documents filed with ROC” and “Final Offer Documents filed with ROC”; these are separate filing labels, not interchangeable evidence that a confidential pre-filing is a public final prospectus. SEBI’s Public Issues page shows those categories.

How are the two companies different?
| Company | Business and reported footprint |
|---|---|
| Dosti Realty | Mumbai-based real-estate developer founded in 1979. PTI reported that it had delivered more than 143 properties across residential, commercial and other segments in Mumbai, Thane and other markets. Source: PTI, 2026. |
| Moneytree Realty Services | Real-estate consultancy founded in 2021 and headquartered in Noida. PTI reported that it advises on residential and commercial properties across India, with activity in Gurugram, Lucknow, Ghaziabad, Mumbai, Pune and Bengaluru. Source: PTI, 2026. |
The businesses therefore represent different models: Dosti develops property, while Moneytree provides property consultancy. The reported footprints do not provide a basis for comparing their financial performance or investment value.

None of those terms is reported in the available coverage. The issue size, price band, valuation, financial performance and listing timetable were not disclosed. There is consequently no basis yet to state how much either company aims to raise or when investors could apply. The announcements do not mean either IPO has received regulatory approval or opened for subscription.
