By the end of November 2025, reported data center deal value had already passed the nearly $61 billion recorded for all of 2024. That December headline was an interim comparison—not a final 2025 total—and it counted mergers and acquisitions (M&A), asset sales, and equity investments, rather than just spending on new construction. A later S&P Global Market Intelligence retrospective put 2025 deal value at about $70 billion, but the sources do not explain how their cutoffs or measurement definitions differ.
What the $61 billion headline measures
ITPro reported on 22 December 2025 that data center M&A, asset sales, and equity investments in the first 11 months of that year had exceeded the just-under-$61-billion total for all of 2024. The report also counted more than 100 transactions during those 11 months. These are measures of transaction and investment activity; they are not a tally of construction spending or data center operators’ capital expenditure. ITPro’s December 2025 report
Was $61 billion the final total for 2025?
No. The headline compared an 11-month 2025 snapshot with a full-year 2024 figure. In a later retrospective podcast transcript, S&P Global Market Intelligence’s Iuri Struta described 2025 data center deal value as about $70 billion, with the planned acquisition of Aligned Data Centers for $40 billion a major contributor. Struta also noted that total deal value can rise even when the number of transactions falls, if data center assets become more expensive. S&P Global Market Intelligence podcast transcript
The two 2025 figures should not be treated as directly comparable exact measurements: the available accounts do not reconcile their cutoff dates, transaction coverage, or definitions. The roughly $70 billion figure is a later retrospective, while the $61 billion headline describes activity through November against the previous year’s full-year total.

How the figure compares with earlier deal activity
S&P Global Market Intelligence reported that 2024 data center transaction value exceeded $34.44 billion, approaching the $38.54 billion record set in 2021. Its measure included M&A and investment rounds. The December 2025 report’s nearly $61 billion comparator for all of 2024 uses a broader stated mix that also includes asset sales, so the figures should not be read as the same series. | Region | Reported deal value since 2019 |
|---|---|
| United States and Canada | About $160 billion |
| Asia-Pacific | Nearly $40 billion |
| Europe | $24.2 billion |
The report said the United States led deal value over the prior two years. ING managing director Wim Steenbakkers described a regional shift: “We do see a trend where the US has taken a lead, with Middle East growth eclipsing Europe at the moment.” The cumulative figures above do not provide a separate Middle East total. What is driving data center investment?
The December report identified hyperscaler expansion, private equity interest, and increased debt financing as drivers. Hyperscalers are building facilities while also seeking outside capital and financial sponsors. Steenbakkers said, “We’re seeing enormous growth in data centers and even acceleration,”. The scale of the build-out is also reflected in the trend cited by S&P Global senior research associate Iuri Struta: “The number of data centers being built by hyperscalers nearly doubled in 2024 from a post-pandemic low, while their total utility power more than doubled, according to 451 Research data,” ITPro’s report and attributed comments

How to interpret the $6.7 trillion projection
ITPro relayed a McKinsey estimate that global data centers could require $6.7 trillion by 2030: $5.2 trillion for AI-capable facilities and $1.5 trillion for traditional IT applications. This is a projection of future capital requirements, not investment already made or a transaction total like the 2025 figures. ITPro’s report, relaying McKinsey’s estimate
