Smart-home sensors can alert you to certain risks—especially water leaks and some electrical hazards—before damage spreads. Some insurers offer eligible policyholders devices, discounts, or both, but the offers depend on the insurer, policy, location, and device. They are not a guarantee of cheaper insurance, and the available insurer examples do not show that AI broadly predicts disasters or independently lowers premiums.

What smart-home technology can detect

Connected devices monitor specific conditions in a home. A leak sensor may detect water near an appliance; a broader water monitor may track flow; a system may send an alert or, in some cases, allow water to be shut off remotely. Electrical monitoring programs are intended to flag signs associated with fire risk. These are hazard-specific warnings, not forecasts of every fire, storm, freeze, or other catastrophe.

The practical benefit is time to respond. An alert can prompt you to investigate a leak or another detected condition while the damage may still be limited. Whether that warning arrives promptly—and whether you can act on it—depends on the device, its connectivity, monitoring arrangement, and your response.

What “AI-powered” means here

Amica describes Phyn as AI-powered for leak detection, prevention, and conservation. That is a description of a particular product, not evidence that AI systems generally predict disasters. The insurer program information cited here describes sensors, monitoring, alerts, and some water-control capabilities; it does not establish that AI forecasting itself reduces insurance claims or premiums.

Can a water leak detector lower your homeowners insurance?

It may help you qualify for an insurer program, but installing a detector does not automatically lower a policy’s price. The insurer may require a specific brand or model, a minimum number of devices, an eligible policy, an approved monitoring setup, or permission to share device data. Availability can also vary by state and member eligibility.

USAA Connected Home

USAA says members need a USAA homeowners policy and at least two eligible First Alert water leak detectors connected through the manufacturer’s app, with data shared with USAA. USAA reports that eligible members save an average of $133 a year and can save up to 8%. Those are USAA’s program figures, not a market-wide estimate or a guaranteed saving for an individual policy. The page says the program is unavailable in North Carolina and available only to some members in Wisconsin; check current eligibility and your quoted discount before buying.

Nationwide Smart Home

Nationwide says eligible homeowners policyholders may receive free or discounted devices from approved vendors. Its program includes LeakBot for leak detection and Ting for electrical fire prevention. A policy discount may be available for LeakBot, subject to program terms and eligibility. These offers are not stated to be available to every Nationwide customer, and the program page lists state exclusions and other limits.

Amica Smarter Home Savings

Amica describes discounts for certain professionally or centrally monitored devices in many states. Its page says savings may differ depending on whether devices are self-monitored or monitored by a third party, and that discounts vary and may not be available in all states. Additional states may be included subject to regulatory approval. Amica names Phyn, StreamLabs, Flume, and Moen in connection with water monitoring, leak detection, prevention, conservation, or remote shutoff; the specific functions differ by product.

How leak sensors, whole-home monitors, and shutoff devices differ

These device categories address water risk in different ways. A small sensor is placed near a likely leak source; a whole-home monitor can assess water flow more broadly; and a shutoff device may let you stop water remotely. An insurer’s approved list—not the general product category—determines whether a particular device qualifies for its program.

Device type What it monitors or does What to verify
Point leak detector Detects water at the sensor’s placement, such as near a sink, toilet, dishwasher, or water heater, and may send an app alert. How many sensors are needed, where they should be placed, network requirements, and whether the exact model is insurer-approved.
Whole-home water monitor Monitors water use or flow more broadly than a sensor placed beside one appliance. Plumbing compatibility, installation requirements, connectivity, and whether the insurer accepts the device.
Water monitor with shutoff Combines monitoring with a way to stop water remotely on supported systems. Whether shutoff is automatic or remote, installation and plumbing compatibility, and any ongoing service requirements.
Electrical hazard monitoring device Monitors for signs associated with electrical fire risk as described by the program. What conditions the device detects, how alerts are delivered, and the insurer’s exact eligibility terms.

How to check whether a device and discount are worth it

  1. Ask your insurer before you shop. Request the current approved brand and model list for your policy and state. Ask whether you need one device or several, a particular app, professional installation, continuous monitoring, or a specific connectivity setup.
  2. Get the discount estimate in writing. Ask what reduction applies to your own quoted premium, when it takes effect, and whether it is recurring. A program’s average or maximum savings claim is not your personal quote.
  3. Confirm monitoring and data conditions. Find out whether the device must be self-monitored or monitored by a third party, whether a paid service is required, and what device data the insurer receives. USAA explicitly requires data sharing for the Connected Home discount described on its page; review the current consent and privacy terms before enrolling.
  4. Match the device to the hazard and home. Decide whether you need a sensor beside a likely leak source, broader flow monitoring, remote shutoff, or electrical monitoring. Check installation needs, network coverage, maintenance, and any subscription or service costs.
  5. Compare the net cost. Weigh the confirmed premium reduction against the device price, installation, monitoring, and ongoing service costs. Do not count a possible discount as a saving until the insurer confirms that the device and policy qualify.

What insurance-loss figures do—and do not—tell you

Nationwide’s agent resource attributes two water-and-freezing figures to the Insurance Information Institute (III), citing material accessed September 25, 2025: water and freezing accounted for 23% of homeowners insurance losses, and the weighted average homeowners loss for water and freezing was $17,059. These are III figures as attributed by Nationwide, not a forecast of a particular home’s risk or the amount a sensor will save.

USAA’s program page also attributes a figure of more than $15,000 to III for water damage and freezing claims over 2019–2023. The page does not make the denominator or calculation clear, so it should not be read as an average cost per claim. Neither statistic demonstrates that installing a device causes lower premiums.
