Yes. A neighbor’s renovation can affect your home through vibration, ground movement, dust, noise, damage to a shared wall, or nearby excavation. What you can require, who must address a problem, and how to seek a remedy depend on your location and the work involved. There is no universal right to stop a neighbor’s project or universal compensation rule.

Start by identifying the work and checking local rules. If you notice a change to your home, record it promptly and seek qualified advice when safety or structural damage is a concern.

Which kinds of work could affect your home?

Risk depends on the work, its distance from your home, and the ground and structures around it. Singapore’s Building and Construction Authority (BCA) identifies piling and excavation as possible sources of noise, dust, vibration, and ground movement affecting nearby properties. Its homeowner guide, amended in October 2025, warns that driven piling can produce strong vibration and ground movement that may damage surrounding property.

Pay particular attention when work involves:

  • Excavation near your home or its foundations.
  • Piling, especially driven piling.
  • Demolition or structural alterations to a shared wall or another common building component.
  • Construction directly at or near a boundary.

These are reasons to ask questions and check local requirements—not proof that damage will occur. The government guidance cited here does not establish a reliable statistic for how often a neighbor’s renovation damages another home.

What should you do when you hear about the work?

  1. Find out what is planned. Ask the neighbor or project contact what work will happen, when, and whether it includes excavation, piling, demolition, or alterations to a shared structure. Keep the response and any notices.
  2. Check the rules where the property is located. Contact the relevant local building, permit, or environmental authority, or consult a qualified local adviser. Notice requirements and construction-noise procedures vary by jurisdiction and type of work.
  3. Ask whether an assessment or condition survey is planned. Singapore’s BCA recommends early communication with neighbors about piling or excavation, a pre-construction survey of nearby properties, sharing the report with neighbors, and an impact assessment by a professional engineer. These are Singapore-specific recommendations, not a universal legal requirement.
  4. Record your home’s condition before work begins, if possible. Take dated photos of existing cracks or other areas of concern and keep a written note of their location and appearance. If a professional survey is made, retain a copy. Records create a useful comparison but do not by themselves prove that later damage was caused by the work.

What rights apply in England and Wales?

The Party Wall etc. Act 1996 applies in England and Wales, not Scotland or Northern Ireland. It covers specified work to an existing party wall or structure, construction of a new wall at or astride the boundary, and certain excavations near a neighboring building. The excavation rules depend on distance and proposed depth; check the official guidance for the particular project rather than assuming every nearby dig is covered.

The Act is separate from planning permission and building regulations approval. Having planning permission does not, by itself, settle whether the Act’s notice process applies. Nor does the Act give a neighbor a general veto over a lawful project.

Notice and disagreement

Official UK guidance describes different notice periods: the overview gives two months for work to an existing party structure or excavation and one month for a new wall at the boundary. The explanatory booklet provides further particulars and exceptions, so these periods should not be treated as one rule for all projects. See the UK government overview of party-wall work and the government’s explanatory booklet.

Depending on the work, an adjoining owner may consent, dissent and enter the dispute procedure, or in certain circumstances request additional work at their own cost if it benefits them. Surveyors can resolve disputes about work covered by the Act; the procedure does not determine the legal boundary line. The government booklet states: “The Act does not contain any provision that could be used to settle a boundary line dispute.”

Protection and damage

The building owner must avoid unnecessary inconvenience, protect neighboring property where needed, and make good damage caused by work covered by the Act. The government booklet says: “The Building Owner is responsible for making good any damage caused by the works or must make payment in lieu of making good if the Adjoining Owner requests it.” For work outside the Act, the booklet says an adjoining owner must be able to prove damage or loss to pursue legal action. The applicable law and evidence matter; the statement is not a general compensation guarantee for every neighbor or project.

How do local rules differ elsewhere?

Philadelphia

Philadelphia’s Department of Licenses and Inspections describes construction-next-door notice requirements for certain permit applications submitted on or after January 1, 2023. The specified categories include certain deep excavations near a building, demolition or structural work directly affecting a shared party wall, certain historic properties, and common building components. The city’s page also describes sharing a contractor’s general-liability insurance information and contact details for applications filed on or after that date. These requirements are specific to Philadelphia and the listed applications; check the city’s construction-next-door FAQs for the applicable category.

Singapore

The BCA homeowner guide recommends informing neighbors early about piling or excavation, carrying out a pre-construction survey of nearby properties, sharing the report, and obtaining a professional engineer’s impact assessment. Where impact is expected, it calls for safety precautions and close monitoring. These recommendations and terms apply in Singapore. See the BCA’s homeowner guide, amended October 2025.

Washington, DC

Washington, DC’s Department of Buildings says coverage for damage caused by construction on a neighbor’s property depends on the terms of the homeowner’s specific insurance policy. Review the policy rather than assuming that your insurer, the neighbor’s insurer, or a contractor’s insurer will cover a particular loss. The department’s homeowner and contractor guidance does not promise coverage.

What should you do if you notice new damage?

  1. Document what changed. Take dated photos from more than one angle when practical. Note when you first saw the change, where it is, and whether it appears to be worsening. Save relevant notices and messages.
  2. Raise the concern in writing. Contact the neighbor or project contact with a clear description and the date you noticed it. Keep a copy of what you send and any reply.
  3. Get an appropriate professional assessment. If you suspect structural movement or safety risks, contact a qualified structural engineer or other locally appropriate professional. A surveyor may be relevant to a party-wall process in England and Wales. A visible crack or a set of photos alone cannot establish cause.
  4. Contact the authority that handles the issue. For covered party-wall disputes in England and Wales, follow the applicable surveyor procedure. For excessive construction noise, dust, or deposits, the UK government booklet points to the local authority’s environmental department. Elsewhere, ask the local building or permit authority which department handles the complaint.
  5. Check insurance terms and local legal options. Review your own policy and contact your insurer about the reporting process. If responsibility or a boundary dispute remains unresolved, seek advice from a locally qualified property or construction-dispute lawyer. Insurance coverage and legal remedies depend on the policy, jurisdiction, facts, and evidence.

What records can help, and what can’t they prove?

Dated photographs, written notes, saved communications, and a pre-construction survey can help establish what was visible before and after work. The Singapore BCA specifically recommends a pre-construction survey and sharing its report with neighbors as a reference in later disputes or damage claims. Keep records in their original form where possible and organize them by date.

These records are not a substitute for professional assessment and do not automatically prove causation or satisfy the evidence requirements for a claim. A professional can assess the condition; the relevant local process determines how that evidence is considered.

Can you stop the renovation?

Do not assume that a concern, objection, or planning dispute automatically stops work. The England and Wales party-wall framework does not create a general veto, although it gives adjoining owners a process to address specified work and may allow an injunction or other legal redress if covered work starts without required notice. The right response depends on local law and the facts. If work appears unsafe or a required local process has been bypassed, contact the relevant authority or a qualified local adviser promptly.
