Private-equity (PE) inflows into Indian real estate reached $2.7 billion in H1 FY27, up 23% from $2.2 billion in H1 FY26, according to ANAROCK figures reported on October 6, 2026. H1 FY27 covers April through September 2026, not the first half of calendar year 2026. The increase reflects reported institutional investment flows; it does not measure home sales, property-price growth, or returns earned by individual investors.

What the 23% increase measures

The reported $2.7 billion came through 30 transactions, compared with 22 in the same period a year earlier. Average deal size rose 18% to $91 million, according to ANAROCK. The figures indicate more transactions and a larger average cheque, but do not by themselves show how much capital has been deployed into completed projects or what returns investors will earn.

Business Standard and The Economic Times attributed the current-period figures to ANAROCK’s FLUX research. The original report and its deal-level methodology were not available in those reports, so the totals should be read as reported market data rather than independently audited figures.

Who supplied the capital?

Domestic investors contributed about $1.3 billion across 24 deals, while foreign investors supplied about $1.4 billion across six deals. Domestic investors therefore made four times as many transactions, while foreign investors’ average deal was substantially larger. Domestic capital accounted for 48% of H1 FY27 inflows, up from 16% in FY25, according to ANAROCK.

The two investor groups both contributed materially; the near-even capital totals do not mean they participated in the market in the same way. Prashant Thakur, executive director and head of research and advisory at ANAROCK Group, described the depth of domestic capital as the biggest structural change the firm is seeing.

Which real-estate sectors attracted investment?

Offices remained the largest category by share, while data centres recorded the most pronounced increase against the prior-year comparison cited by ANAROCK.

Asset class Share of H1 FY27 PE inflows Comparison noted by ANAROCK
Office 35% Largest share in H1 FY27
Data centres 29% 4% in FY26
Residential 14% Not stated in the cited reports
Hospitality 12% Not stated in the cited reports
Industrial and logistics 6% Not stated in the cited reports
Retail No PE deals reported Not stated in the cited reports

The data-centre comparison is with FY26, whereas the headline’s 23% growth compares H1 FY27 with H1 FY26. These are different comparison periods. The reported sector shares describe how H1 FY27 inflows were allocated; they do not establish that every asset in a category is performing well or that investment will continue at the same pace.

How did the funding mix change?

Equity represented 83% of H1 FY27 inflows and structured debt represented 16%, according to ANAROCK. For comparison, structured debt made up 32% in FY23. The reported mix therefore tilted toward equity relative to that earlier period. It is a description of financing form—not proof that each project has lower risk, or that equity investors will receive higher returns.

What does the pan-India deal share mean?

Pan-India and multi-city deals accounted for 49% of H1 FY27 inflows, up from 18% in FY26. This is a platform or geographic-scope category, distinct from asset-class and investor-origin breakdowns. It should not be added to city-level shares as if it were a separate, mutually exclusive geography.

Does this point to a record full year?

ANAROCK’s reported scenario puts FY27 inflows at about $4.8 billion if H2 FY27 matches H2 FY26. That is a conditional projection, not an achieved total or guarantee. The cited reporting also calls H1 FY27 the strongest first half since H1 FY23; that historical comparison does not show that the full FY27 year will set a record.

What the figures do—and do not—tell investors

The pattern is consistent with a market where domestic capital has become more prominent, offices still lead allocations, data centres have gained share, and reported funding has shifted toward equity. ANAROCK Capital CEO Shobhit Agarwal characterized the period as a turning point, arguing that investors were backing scalable platforms and treating India as a long-term allocation. That is his interpretation of the figures, not a separate measured finding.

For readers considering property exposure, PE inflows are not a buy signal for an individual property, REIT, or fund. The figures concern reported institutional transactions and do not provide project-level performance, valuation, liquidity, or investor-return information.
