If renting an entire home in Spain is too costly or not the arrangement you want, the main alternatives are renting a room, moving into managed co-living accommodation, joining a housing cooperative with a right to use a home, or—in Catalonia—agreeing to masovería urbana in exchange for rehabilitation and maintenance work. They are not interchangeable: compare the contract, total cost, length of stay, privacy, obligations and location before committing.
How the alternatives differ
| Option | What it means | Key checks before committing |
|---|---|---|
| Room share | You have exclusive use of a room and shared use of common areas. Catalonia’s housing law expressly defines room rentals and sets occupancy requirements. Catalonia’s consolidated housing law | Identify the room and shared spaces, who signs the contract, rent and included bills, occupancy and habitability rules, whether it is a sublet, and which local rules apply. |
| Co-living | A marketed accommodation format; the label alone does not determine its legal treatment. Spain’s consumer ministry distinguishes rentals intended to meet a tenant’s permanent housing need from seasonal rentals and other arrangements whose main purpose is not housing. Ministry guidance on renting a home | Check the contract’s purpose and term, services and house rules, what the price includes, deposit, exit terms, and relevant local housing or planning requirements. |
| Cooperative right of use | A housing cooperative can retain ownership while giving members the right to use and enjoy a home under the cooperative’s statutes. Spain’s Cooperative Law | Review the entry contribution, recurring charges, financing, eligibility, governance duties, exit rules, project stage and actual availability. |
| Masovería urbana | In Catalonia, an owner transfers use of a home for an agreed period in return for rehabilitation and maintenance work. | Set out the work and its valuation, materials, permits, habitability during works, duration, responsibility for defects, and termination and dispute terms in writing. Catalonia’s consolidated housing law |
For any option, compare the full move-in and monthly cost, duration and security, private space, shared facilities, location and household compatibility. Add governance and financing obligations for a cooperative, or the time and value of the work for masovería. A low advertised monthly figure may not reflect bills, services, an entry contribution or required work.
Room shares and co-living: check the contract, not the label
Renting a room
In Catalonia, the statutory term is “arrendamiento de habitaciones.” The consolidated text of Ley 18/2007 defines it as exclusive use of a room, with rights to use common areas, for a price. It also requires compliance with applicable floor-area-per-person and maximum-occupancy standards. Splitting a home into separate room contracts does not, by itself, remove the rules that apply to dwelling rentals. Catalonia’s consolidated housing law
Since 1 January 2026, Catalonia’s Law 11/2025 adds a rule for declared stressed residential market areas: the combined rent under simultaneous room contracts cannot exceed the maximum rent applicable to renting the whole dwelling. The rule is regional, not Spain-wide. Check whether the property is in a currently designated area and what rent limit applies before relying on it. Catalonia’s consolidated housing law

Before signing, confirm exactly which room is yours, which spaces and facilities are shared, who is responsible for bills, the number of occupants, notice requirements and the person or entity entitled to rent the room. If the person offering it is a tenant rather than the owner, clarify whether it is a sublet and what permission or agreement supports it.
Co-living
“Co-living” is not enough to identify the applicable legal arrangement. The Ministry of Social Rights, Consumer Affairs and Agenda 2030 describes the Urban Leases Law (Ley 29/1994) as covering rentals of habitable buildings whose primary purpose is meeting the tenant’s permanent housing need. Its guidance distinguishes seasonal rentals and lets whose primary purpose is not serving as a home. That distinction can help frame questions about a co-living contract, but the ministry’s general information page is not a ruling on an individual arrangement. Ministry guidance on renting a home
Ask for the written terms and check the stated purpose and duration, services included in the price, house rules, deposit, notice and early-exit conditions. Also verify which costs can change and whether the accommodation’s location and use meet applicable local requirements.
Housing cooperatives: use rights, costs and availability
Spanish cooperative law allows housing cooperatives to transfer homes to members for their use and enjoyment. When a cooperative retains ownership, its statutes set the conditions of use and the rights and duties between the cooperative and its members. A right of use is therefore different from buying an individual unit, but it does not guarantee a small entry contribution, immediate occupancy or open membership. Spain’s Cooperative Law

Read the statutes and project documents before deciding. Establish the amount and purpose of any entry contribution, ongoing charges, financing arrangements, member responsibilities, eligibility requirements, exit process and what happens if a project is delayed or does not proceed. Confirm whether the home is built, underway or only planned; membership in an organization does not establish that a particular unit is available.
Housing Europe’s 2025 report catalogued 41 right-of-use and cohousing initiatives in Catalonia, of which 16 were operating when the report was prepared. It described Barcelona municipal land being made available to cooperatives through 75-year leases, with income and wealth ceilings matching social-housing admission for that policy. Those figures describe a dated, place-specific picture—not current vacancies, a national count or a general lease term across Spain. Check current calls and criteria with the relevant municipality or cooperative. Housing Europe, The State of Housing in Europe 2025
The same report’s profile of Sostre Cívic listed 540 housing units executed or underway, 220 people allocated and 1,370 partners. These are organization figures presented in the 2025 report; they do not show how many homes are available to a new applicant. The report also identifies financing, legislative adjustment, and access to land and assets as challenges for the model. Housing Europe, The State of Housing in Europe 2025

This is not simply a discounted rent: the value, scope and practical burden of the work matter. Put the agreement in writing and specify:
- Each repair or improvement, its expected standard, schedule and how its value is calculated.
- Who supplies materials, obtains permits and pays for professional work.
- Whether the home can be occupied safely during the work and who handles defects or unexpected repairs.
- The agreed use period, what happens if either party ends the arrangement early, and how completed work is treated at termination.
Catalan law identifies public support for masovería contracts among possible measures to bring vacant homes into use. That does not establish that a particular subsidy or scheme is available in every municipality or region; confirm local programs and current conditions with the relevant authority. Catalonia’s consolidated housing law
Choose by the constraint that matters most
- Need flexibility or a faster move? Compare room rentals and co-living on actual contract duration, notice, deposit, included services and exit costs.
- Need more privacy? Verify whether you have a private room or a whole dwelling, and how many people share kitchens, bathrooms and other common areas.
- Want resident control and a longer-term arrangement? A cooperative may offer collective governance and use rights, but examine the financial commitment, project status and member obligations first.
- Can contribute skilled time or renovation work? Consider masovería only when work, valuation, safety, permits and early-termination consequences are clearly agreed.
Rules and practical availability vary by region and municipality. Use the applicable contract and statutes—not an accommodation’s marketing description—as the basis for checking rights and obligations.
