Zillow and Redfin can show different estimates for the same home because each uses its own model, property data, comparable sales and update timing. Neither number is a formal appraisal. Treat both as starting points, check the home details and relevant local sales, and seek a professional valuation when the decision has significant financial consequences.
Why do Zillow and Redfin estimates differ for the same house?
There is no single shared formula behind online home-value estimates. Zillow says its Zestimate draws on public records, MLS data, owner-submitted details and other property information. Redfin says its estimate uses MLS data on recently sold homes and compares properties by size, location and other facts. Different data feeds and modeling choices can therefore yield different estimates for one address. Zillow explains the Zestimate; Redfin describes its estimate.
Property records may be incomplete or wrong
Square footage, bedroom and bathroom counts, lot size and other recorded details shape how a model interprets a home. Zillow lets owners edit home facts and says more available data can improve estimate accuracy. Correcting a detail does not guarantee that the estimate will rise: the effect depends on the model and the full set of information it uses. Zillow explains estimate accuracy and home facts.
Comparable sales and neighborhood activity vary
Recent nearby sales help establish a model’s picture of local value, but there may be few good matches. Redfin describes comparing recently sold homes by size, location and other characteristics. Zillow says its model can extend trends across a wider area when a neighborhood has few recent sales. An unusual property or a neighborhood with sparse comparable sales makes either estimate less useful as a precise value.

Estimate timing and listing status matter
Platforms may update at different times and may have different information available. Redfin describes using MLS data for on-market estimates. Zillow presents accuracy statistics separately for on-market and off-market homes. A general accuracy figure is meaningful only in the context of its geography and whether it applies to listed or unlisted homes; it does not establish which platform is more accurate for a particular property. Redfin’s estimate overview and Zillow’s Zestimate page describe their services and accuracy information.
Which online home value estimate is more accurate?
The available information does not establish a universally more accurate platform. Accuracy depends on the property, local market, whether the home is on the market, and the data and comparable sales available to each model. An accuracy statistic for one region or status should not be applied to a particular home—or treated as a head-to-head result—unless its scope supports that comparison. Zillow publishes regional figures with separate on-market and off-market contexts; check the current figures and their definitions on its site rather than applying a number from another area.

How to compare estimates for one home
- Check when each estimate was updated. Look for the update date and what the service says it uses, such as recent local sales or MLS information. Different update timing can mean different inputs.
- Verify the recorded home facts. Compare living area, bedrooms, bathrooms, lot size and other available details with reliable records. If the service allows edits, correct errors; do not assume a correction guarantees a higher value.
- Review the comparable sales. Check whether nearby sold homes are genuinely similar in size, location and characteristics. A distant or substantially different sale may be a weak comparison.
- Account for listing status and location. Distinguish on-market from off-market estimates, and read any published accuracy information for its stated geography and property status.
- Match the estimate to your purpose. For casual orientation, estimates can be useful reference points. For a consequential transaction or financing decision, find out whether a professional valuation is appropriate.
What an online estimate can—and cannot—tell you
Zillow and Redfin both distinguish their automated estimates from formal appraisals. A model cannot be assumed to capture every condition or feature of an individual home, so its result is not a substitute for a professional assessment when a decision requires greater confidence. A local licensed appraiser or real estate professional can advise whether an appraisal or comparative market analysis is appropriate for your situation.
For lending decisions, federal interagency guidance tells financial institutions to assess automated valuation model reliability for the particular transaction and geography, and to use an appraisal or another method when an AVM is not reliable enough.
