Predictive maintenance uses data from equipment and infrastructure to spot abnormal performance and flag work before a fault becomes a disruptive failure. In buildings, one well-documented use is AI-assisted monitoring of air conditioners, heat pumps, and large commercial HVAC systems. Here, “the front door” is a metaphor for the physical systems people rely on—not a claim about AI-enabled household doorbells or locks.
What is predictive maintenance?
Traditional maintenance often follows a calendar—servicing equipment at set intervals—or begins after something breaks. Predictive maintenance adds a condition-based approach: monitor how an asset is operating, identify signs of a fault, and schedule an inspection or repair when the evidence suggests it may be needed.
AI can help find patterns in equipment data and surface conditions that routine observation may miss. It does not repair equipment on its own, guarantee that a breakdown will be prevented, or remove the need for people to assess alerts and arrange work.
How does AI predict equipment failure?
At a basic level, a predictive-maintenance system needs operating data, a way to collect and transmit it, and software that can analyze it. NIST describes a building-HVAC approach in which a datalogger streams data to cloud computing resources, where machine-learning algorithms perform fault detection and diagnosis. The aim is to identify unwanted operating conditions in air conditioners, heat pumps, and other equipment based on the vapor-compression cycle.

The result is better understood as a fault alert or diagnosis to support a maintenance decision—not a certain forecast of when a specific component will fail. The system can only analyze conditions represented in the data it receives, and an alert still has to reach a maintenance workflow where someone can investigate and act.
How is AI used to maintain buildings?
Residential HVAC
NIST’s Reliability of Mechanical Systems in Buildings project includes residential air conditioners and heat pumps. Its work is measurement-science research intended to help industry apply fault-detection and diagnostic methods in equipment and software; it is not a recommendation for a particular consumer device.
Commercial HVAC
Large commercial buildings can have complex mechanical systems whose operation is difficult to assess through occasional observation alone. Automated fault detection and diagnostics can monitor HVAC operation continuously and bring possible faults to staff’s attention. NIST’s work addresses both the methods and the practical challenge of applying them across building equipment.

The potential stakes are substantial, although the figures below describe building energy use—not AI adoption or measured savings from predictive maintenance. NIST reports that commercial buildings use approximately 18% of U.S. primary energy and 35% of U.S. electricity, and that HVAC equipment accounts for approximately 35–40% of commercial-building energy. NIST’s page does not state the underlying reference year for these figures.

NIST’s AI for Building Systems Innovation program considers integrated services that include HVAC, lighting, security, vertical transportation, energy management, and emergency response. Connecting systems can make information more useful across building operations, but connection alone does not make a system predictive maintenance. NIST identifies cybersecurity as fundamental and semantic interoperability—the ability of connected systems to exchange information in meaningful, usable ways—as necessary for turning system data into practical value.
NIST characterizes building performance broadly: “Building systems almost never achieve their design efficiencies at any time during building operation and their performance typically degrades over time.” This is a general statement on NIST’s program page, not a quantified finding about the results of predictive-maintenance deployments.

Does predictive maintenance apply beyond buildings?
Yes. The UK government’s AI Barometer describes predictive maintenance across energy generation and distribution networks. Examples include predicting maintenance or replacement needs for generation systems and network assets, detecting faults such as pipe leaks, and monitoring for conditions such as pipeline corrosion. Monitoring may alert engineering teams that work is needed, but it cannot rule out failures that the system has not identified.
Grid-interactive efficient buildings are related but distinct. The U.S. Department of Energy’s Federal Energy Management Program describes them as a way to reduce energy waste, adjust use in response to grid conditions, and support grid reliability and affordability. Those goals concern connected, data-driven building operation; they do not mean every grid-interactive control system performs predictive maintenance.

A predictive-maintenance system is not just an algorithm. Its usefulness depends on whether the right information can be collected, interpreted, and acted on within the building or infrastructure operator’s existing processes.

- Asset and scale: Requirements differ between a home heat pump, a small commercial premises, a large building, and a network of distributed infrastructure.
- Data and instrumentation: Check which operating signals are already available, how reliable and frequent they are, and whether logging or additional instrumentation is needed.
- Integration: Consider how alerts and diagnoses will connect to building automation, control and energy-management systems, and maintenance workflows.
- Economics and staffing: Compare implementation and ongoing operating costs with the consequences of missed faults and false alarms. A system also needs staff capacity to review alerts and arrange service.
- Assurance: Ask how cybersecurity, interoperability, human review, and uncertainty in alerts will be handled.
Building automation coverage varies by building size. NIST reports that building automation systems (BAS) are present in 60% of U.S. commercial buildings larger than 4,600 m² and in 13% of smaller commercial buildings. The page does not state the underlying reference year, and these figures describe BAS presence—not the share of buildings using AI predictive maintenance.

NIST identifies implementation cost, lack of trust, and limited building-automation coverage as challenges to wider use of AI in building operations. Cost concerns also appeared in an Association for Smart Homes & Buildings (ASHB) survey: among 330 commercial building owners and operators in the United States and Canada, 63% reported high initial cost as a barrier and 33% cited ongoing operational costs. Those are survey findings for that group, not universal estimates of market-wide costs or AI predictive-maintenance adoption.
Integration and accountability matter alongside price. If data cannot be connected to controls or interpreted consistently, alerts may not be useful. If operators do not trust a system’s output—or lack time and staff to respond—it may not translate into timely maintenance. Cybersecurity and interoperability also need to be addressed when connecting building services.

How should an organization compare approaches?
Start with the maintenance problem, then assess the system against the conditions in which it would operate. These questions help distinguish a useful monitoring and diagnostic setup from a technology purchase that lacks the data or workflow to deliver value.
- Define the asset and failure concern. Specify whether the priority is residential HVAC, smaller commercial equipment, a large building’s mechanical services, or network infrastructure.
- Inventory available data. Identify what is already logged, how often it is captured, and whether the information is suitable for detecting the condition of concern.
- Map the integration path. Determine how monitoring will connect with existing automation, controls, energy management, and maintenance processes.
- Test operational fit. Establish who reviews an alert, how it is checked, and how the organization can respond to both missed faults and false alarms.
- Evaluate assurance and costs. Consider implementation and recurring costs, staff capacity, cybersecurity, interoperability, and how clearly the system communicates uncertainty.
What predictive maintenance can—and cannot—promise
AI-assisted monitoring can help operators identify abnormal equipment behavior and decide when inspection or maintenance may be warranted. That is a meaningful shift from relying only on fixed schedules or waiting for failure, particularly for building HVAC and infrastructure systems that can be monitored through operating data.
It is not a guarantee against breakdowns. Monitoring depends on data, integration, and a response process, and the UK government’s examples explicitly leave open the possibility of failures that are not identified. Predictive maintenance is therefore best viewed as decision support for people responsible for physical assets, not autonomous upkeep.
