Interest rates affect Australian real estate investment trusts (A-REITs) through borrowing costs, property valuations and investor demand. Higher rates can pressure both unit prices and the cash available for distributions, but neither outcome is automatic: the effect depends on each trust’s debt structure, property income, valuations and what investors already expect.
How do interest rates affect Australian REITs?
There are three main channels: debt costs can rise as loans reset or mature; higher discount rates can lower the value assigned to expected property income; and higher bond yields can make other income investments more attractive relative to A-REIT distributions. These forces can affect prices and distributions at different times and by different amounts.
They do not operate in isolation. Rent growth, occupancy, vacancies, property type, gearing and market expectations can offset or intensify rate pressure. An interest-rate change therefore is not a one-for-one forecast of an A-REIT’s return or payout.
Why can rising interest rates make A-REIT prices fall?
Higher borrowing costs can squeeze earnings
Property trusts often borrow to own or develop assets. When borrowing rates reset, loans mature, or interest-rate hedges expire, refinancing at higher market rates can increase interest expense. If rental cash flow is unchanged, more income goes to servicing debt and less may be available for distributions.

The timing depends on the trust’s debt maturities, the share of borrowing that is fixed or floating, hedging, cash reserves and other sources of income. Staggered maturities and hedges can delay or soften the effect; rising rents or asset sales may also change the outcome.
Higher discount rates can weigh on property values
Property values reflect expected future income, assessed using a rate to discount those cash flows. If the discount rate rises while expected income stays the same, the present value can fall. The Reserve Bank of Australia (RBA) explained the principle in its 19 September 2022 speech, “Interest Rates and the Property Market”.

Bond yields can change the comparison investors make
When bond yields rise, investors seeking income may find fixed-income investments more competitive with A-REIT distributions. That relative-yield effect can put pressure on listed prices even before a trust’s rents or distributions change. The ASX describes both higher interest costs and more attractive fixed-income alternatives as potential headwinds for A-REIT performance in its A-REIT explainer.
Why unit prices and property valuations can move differently
A-REIT units trade on the ASX, so their prices can adjust quickly as investors revise expectations. The properties held by a trust are not traded continuously, and appraisals may adjust more slowly. The RBA describes listed REIT prices as a more timely, but imperfect, signal of commercial-property values in its September 2023 Bulletin on commercial real estate.

That means a drop in a trust’s unit price should not be read as proof that its portfolio has already fallen by the same percentage. The RBA reported in 2023 that listed REIT share prices had fallen around 30–40 per cent in most jurisdictions, including Australia, since interest rates started rising. That historical, multi-jurisdiction figure is not a current Australian return or an estimate of the portion caused by rates alone.
What recent Australian conditions show
The RBA’s October 2026 Financial Stability Review said commercial-property fundamentals improved across most Australian markets in the first half of 2026, with valuations improving across most markets. The picture was not uniform: some office areas, including lower-grade properties and high-vacancy parts of Melbourne, remained weaker. Retail valuations and rents continued to rise gradually, alongside lower vacancy rates across most retail types and locations.

The same review said listed A-REITs maintained solid financial positions. Earnings had improved over recent years and average interest coverage continued to improve overall, although it declined slightly in the first half of 2026 for some funds as higher borrowing costs flowed into interest expense. These are sector-wide observations, not a distribution forecast for any one trust.
An ASX-hosted outlook published on 7 August 2026 presented both possible supports, including valuation and rate settings, and risks such as higher bond yields and weak consumer sentiment. How to assess a specific A-REIT’s rate exposure
Compare the trust’s own disclosures rather than relying on a general claim that REITs rise or fall when rates move. These factors help show where pressure may appear and how quickly:
- Gearing and interest coverage: Higher gearing can magnify gains and losses and raise interest costs. Interest coverage helps show how comfortably earnings cover interest expense.
- Debt maturity and hedging: Check when loans mature, whether borrowing is fixed or floating, and how much is hedged. This helps distinguish an immediate cost change from one that may emerge as debt rolls over.
- Property mix and location: Sector and asset quality matter. For example, office properties in high-vacancy areas may face different risks from assets in markets with stronger occupancy.
- Rents, occupancy and lease expiries: Rental growth and occupied space support income; vacancies or leases expiring soon can make cash flows less certain.
- Distribution history and issuer guidance: A past payout does not establish a future one. Read the trust’s current distribution guidance and the assumptions behind it.
- Market price and reported net tangible assets: Compare them using figures dated to the same reporting period. Market price can differ from reported net asset value, and appraised property values may adjust more slowly than traded units.

Why economy-wide lending rates are not an A-REIT’s borrowing rate
The RBA’s July 2026 lending-rate table reported 5.74% for outstanding large-business lending and 5.54% for new large-business lending. These are economy-wide business lending rates, not the actual borrowing costs of any particular A-REIT. A trust’s cost depends on its own facilities, maturities, credit terms and hedging.
