After coastal flooding, return only when local authorities say it is safe. Check for structural, electrical, gas, water, and sewer hazards before entering; document damage; then remove standing water and wet materials and begin cleaning and drying as soon as conditions allow. Treat floodwater as potentially contaminated, and get qualified help when damage or safety is uncertain.
When is it safe to return home after flooding?
Follow local emergency instructions and wait for authorities to clear the area. Floodwater may have carried sewage, chemicals, and other contaminants, and a home can remain unsafe after water recedes.
Before entering, look for signs of structural damage and problems with electrical equipment, gas lines, water lines, or sewer connections. Do not touch wet electrical equipment or handle it while standing in water. If the building appears damaged or a utility may be compromised, stay out and contact local authorities or a qualified professional.
How can you make flood cleanup safer?
Assume floodwater and affected materials may be contaminated. For cleanup, FEMA and EPA recommend protective equipment such as gloves, goggles, an N95 respirator, protective clothing, and boots or sturdy work shoes. PPE does not make a structurally damaged or electrically hazardous building safe to enter.

- Keep children out of cleanup work. EPA also advises that pregnant people not participate.
- People with asthma or other breathing conditions, or weakened immune systems, should stay away from moldy sites.
- If the work is dangerous, extensive, or beyond what you can safely handle, use qualified help.
- Use generators outdoors, at least 20 feet from buildings, with exhaust directed away from doors, windows, and other openings. Do not use one in a wet area or where it could create an electrical hazard.
What should you do first: document damage or start cleanup?
When it is safe and practical, document the damage before discarding belongings or beginning repairs. Photograph water levels and damage, make an inventory of affected possessions, and contact your insurer to start a claim. Do not delay urgent steps to address a safety hazard or prevent further damage merely to complete documentation.
Before repairs, ask your local building-inspection or planning office about applicable requirements. Permits, inspections, insurance coverage, and repair scope depend on the property, policy, and local rules.

How do you prevent mold after a flood?
Remove standing water and wet contents, then clean and dry the home and belongings promptly—ideally within 24–48 hours if feasible. FEMA and EPA use that timeframe as an urgent drying target; EPA advises assuming mold growth if a flooded home has not dried within 24–48 hours. It is a practical warning, not a guarantee that mold is either present or absent.

What can you clean, and what may need to be removed?
Washable, nonporous surfaces can generally be cleaned with detergent and water, then dried completely. Porous or absorbent materials can hold moisture and may be difficult or impossible to clean thoroughly; assess them rather than assuming surface cleaning is enough.
- Hard surfaces: Clean with detergent and water and dry completely. A disinfectant or sanitizer may be used afterward according to its label.
- Carpet, ceiling tiles, drywall, and insulation: These may need disposal or removal if flooded or moldy. Extensive flooding can require removing flooring, wall or ceiling materials, and insulation so the building can dry fully.
- Moldy surfaces: Do not paint or caulk over mold. Clean the surface and dry it first; get qualified assessment when the affected area or damage is extensive or hidden.
Should you use bleach after a flood?
EPA recommends removing dirt and debris with clean water and detergent first. You may then use a disinfectant or sanitizer according to its label. Never mix cleaning products or add bleach to other chemicals; the combination can create toxic vapors.

When should you call a professional?
Get qualified help if you suspect structural, electrical, gas, or sewer damage; if contamination is significant; or if water has reached hidden areas or extensive portions of the building. Local officials can explain inspection and permit requirements, while qualified professionals can assess conditions that cannot be determined from general cleanup guidance. A particular home’s safe re-entry date, repair scope, and insurance coverage cannot be established by general advice.
