For a straightforward live open house, use your phone and the live-streaming platform your intended viewers can access. Choose a webcam setup for a stationary introduction or Q&A; use streaming software and an encoder when you need overlays, external camera or audio inputs, or multiple destinations. Before the event, confirm account eligibility, destination support, framing, and connectivity. A live open house should be scheduled and interactive—not simply a prerecorded tour uploaded for later viewing.
What makes an open house a livestream?
The Real Estate Standards Organization (RESO) defines a livestream open house as “a real-time interactive digital open house at a scheduled time where an agent can communicate with potential buyers via a live video service.” Viewers can ask questions by audio or text and request a return to a room or a closer look at a feature. That live interaction distinguishes an open house from a prerecorded virtual tour. RESO’s explanation of livestreams and recorded tours provides the distinction.
Plan the event around that interaction: announce a start time, guide viewers through the property, and leave room for questions. If viewers will watch on phones, consider whether a vertical presentation suits the tour; a horizontal view may show more of a room. The choice affects how you frame and move the camera.
Choose the setup that fits the tour

YouTube documents mobile, webcam, and encoder as distinct ways to stream. Its live-streaming setup guide describes mobile as suited to quick updates and vlogging, webcam streaming from a computer, and encoders for production features such as overlays and connected hardware.

Prepare your YouTube account and format
YouTube’s current help guidance says a channel must be verified, have no live-streaming restrictions in the previous 90 days, and meet its minimum age requirement of 16. Check the account and live interface before announcing the event: eligibility and platform features can change. YouTube also describes vertical live streams as discoverable in the Shorts feed. In Live Control Room, horizontal and vertical streams may be created together by default, with the vertical version using a center crop; layout options can be edited before going live. Review the framing in the current interface so the crop does not cut off the presenter or important property details.
- Check eligibility: Open YouTube’s live-streaming setup guidance and confirm verification, restrictions, and age requirements for the channel and person managing it.
- Choose a destination and format: Decide where viewers will watch and whether the tour should be horizontal, vertical, or offered in both formats.
- Review the preview: Check how the room, agent, and details appear in the selected layout, including any center crop in the vertical version.
- Test before the scheduled start: Confirm the selected streaming method and destination work with the account, camera, and connection you plan to use.
Run a phone-led property tour
- Choose the mobile workflow: Use YouTube’s mobile live option for a walking tour when a direct phone stream is sufficient.
- Frame each space deliberately: Pause at room entrances and key features so viewers can see the layout; avoid fast turns that make details difficult to follow.
- Keep the phone steady where practical: A grip or smartphone tripod can help for stationary portions, but neither is required by the documented mobile workflow.
- Speak to the audience: Explain where you are in the property and respond to viewer questions so the event remains interactive.
Use a webcam or encoder for a more controlled show
Webcam for a fixed presentation
A webcam workflow is a natural fit for an introduction, a seated presentation, or a Q&A from one location. YouTube describes this route as streaming from a computer with a webcam. It avoids the need to carry a phone through the property, but is less suited to a moving room-by-room tour unless the camera and setup can cover the spaces you intend to show.

Encoder for overlays or connected equipment
Choose an encoder workflow when the production needs overlays or connected camera and audio hardware. YouTube lists microphones, preamps, and cameras as examples of possible encoder hardware. These are options, not universal prerequisites for a real estate livestream. If adding a microphone, camera, or other device, confirm it is compatible with the phone, computer, or camera in your chosen setup before buying or scheduling the event.
Camera over RTMP
Some camera-and-app combinations can send video to a platform using a stream URL and key. For example, Insta360’s RTMP instructions document an app workflow for supported camera output to Facebook or YouTube. This is a specific camera workflow, not a general requirement for an agent’s open house. Confirm that the camera and app support the destination and follow that product’s current setup instructions.

When production software and multiple destinations help
Production software can be useful when you want to manage multiple destinations or create a more produced presentation. Check support for the specific destination and format you intend to use rather than assuming every service supports every platform feature. Ecamm’s supported-platforms FAQ, dated April 7, 2026, lists direct integrations including Facebook Live, Instagram Live, YouTube Live, and LinkedIn; it says Facebook Groups are unsupported because of Facebook API changes. Recheck a provider’s current destination support and requirements before choosing software.
Compare options on practical grounds: mobile versus fixed presentation, native platform tools versus encoder controls, one destination versus multiple, account eligibility and permissions, horizontal versus vertical framing, and whether external audio or camera gear solves an actual production need. The cited sources do not establish which destination has the largest audience for an individual agent.

Optional equipment: prioritize the problem it solves
A phone, eligible account, and live destination can be enough for a basic mobile tour. Consider add-ons only when they address a specific production issue.
- Phone grip or tripod: May help stabilize a phone for stationary portions. It is optional.
- External microphone: May suit a connected-camera or encoder workflow. YouTube lists microphones among possible encoder hardware; check connector and device compatibility before purchase.
- Camera or other connected hardware: Consider it when the tour needs a particular camera angle or a controlled production, not simply because a livestream requires it.
