To build a real estate website, decide whom it serves, choose a platform and domain, plan the pages, arrange authorized listing access if needed, configure listing attribution and lead capture, check accessibility and mobile usability, then test and maintain the site. The key difference from a generic business site is that publishing MLS listing data can require local authorization, licensing, and ongoing compliance—not just an IDX plug-in.

1. Define the audience and purpose

Start with a specific audience, service area, and useful visitor action. A site for buyers in one town needs different navigation and content from one focused on sellers, rentals, or a property niche.

  • Audience: buyers, sellers, renters, investors, or a defined specialty.
  • Service area: identify the communities you actually serve.
  • Primary actions: search listings, request a valuation, ask about a property, or contact the team.
  • Opening message: say who you help and where, rather than relying on a generic slogan.

This decision guides the site structure, listing needs, and lead forms that follow.

2. Choose a build path and domain

There are three common implementation paths. The right choice depends on local MLS access, who will maintain the site, and how much control the business needs; there is no universally best option.

General content management system plus an IDX vendor Confirm the vendor is authorized for your MLS and that the intended display is permitted. You or your developer may manage the CMS, while the vendor handles parts of the listing integration. Often allows separate choices for site design and IDX integration; confirm technical limits. Confirm how listing inquiries connect to your forms or customer-management process. Check which site content, listing settings, and data are under your control.
Custom or in-house development A direct data feed may involve added licensing and compliance duties. CRMLS describes vendor-based and in-house routes; its requirements are regional. Your team or contracted developers need a plan for upkeep and feed changes. Can be tailored to the project, subject to technical and MLS requirements. Plan and test the routing as part of the implementation. Define ownership and access for the code, content, and data.

Choose a domain you can manage

Pick a domain that is easy to recognize and maintain, and ensure the business controls its registration and account access. Keep access details in a shared, secure business process so a staff change does not leave the site or domain inaccessible.

3. Plan the site structure and content

Make it easy for visitors to understand the business, find relevant local information, and take the next step. Build the essential pages around the audience and purpose you chose.

  • About or team: identify the agent or brokerage accurately and explain who does what.
  • Service areas: describe the places served with useful, original local information.
  • Buying and selling: explain the process and how visitors can get help.
  • Listings or property search: include this only if you have an authorized route for the data.
  • Contact: provide clear contact options and explain what happens after a visitor submits a form.
  • Specialty pages: add relevant content for a genuine niche, such as rentals or a particular property type.

Keep professional identity and advertising information accurate and reasonably apparent. For REALTORS®, the 2026 NAR Code of Ethics includes advertising provisions; it should not be treated as the governing rule for every real estate business or jurisdiction.

4. Add property search only through an authorized route

IDX is not simply a design feature. Displaying listing data publicly can require authorization from the local MLS, a data license, and continuing compliance with that MLS’s rules. An agent login alone does not establish permission to republish listings on a public website.

  1. Ask your local MLS what public listing display options it authorizes and what approval or license is required.
  2. If considering an IDX vendor, confirm the vendor’s MLS coverage and the exact setup and display rules that apply to your market.
  3. If building in-house or using a direct feed, confirm the licensing, technical, security, and compliance responsibilities before development begins.
  4. Agree on who will monitor rule changes, feed status, and display accuracy after launch.

RESO Web API is a common standard for exchanging real estate data, but a standard does not itself grant permission to display MLS data. RESO’s certification information, with data updated October 6, 2026, reports that at least 90% of MLSs in the industry have RESO-certified Web API services. This is a technical adoption figure, not a measure of consumer use or website performance. RESO says it discontinued certifying legacy RETS in 2018; the systems available to you depend on your MLS and providers.

5. Make listing displays and lead capture clear

Follow the applicable listing display rules

Display and attribution requirements vary by MLS. For CRMLS IDX displays, attribution must be legible and placed directly beside a key listing field or photo, identify the listing broker, office, or agent, and follow CRMLS’s other display requirements. Its guidance also states: “Any Call-to-Action button, box, or link must specify which agent will be responding.” See the CRMLS IDX Standards of Practice, updated February 4, 2026. Treat this as a CRMLS-specific example, not a universal rule; check your own MLS’s requirements.

Make the next step and data handling understandable

For each listing inquiry or contact form, make clear who will respond and what the visitor is asking for. Use only fields needed for that purpose, and explain how submitted information will be handled. The 2026 NAR Code says REALTORS® who intend to share or sell consumer information gathered online shall clearly disclose that possibility. That provision applies to REALTORS® under the Code; other businesses should check the laws and rules that apply to them.

6. Review accessibility and mobile usability

Use W3C’s WCAG 2 overview and WCAG 2 at a Glance as design references. WCAG 2.2 is the latest version in the WCAG 2 family referenced by the overview. Its criteria are organized around making content perceivable, operable, understandable, and robust.

  • Provide text alternatives for meaningful images.
  • Check that menus, search, and forms can be used with a keyboard.
  • Use clear field labels and explain errors in understandable language.
  • Test layouts and form controls on small screens as well as desktop displays.

A checklist or automated scan cannot by itself establish legal compliance. Applicable obligations depend on the business and jurisdiction.

7. Test, launch, and maintain the site

Before launch, test the full visitor journey rather than only checking whether the homepage loads.

Pre-launch checks

  • Open the site on mobile and desktop; inspect navigation, images, and page layouts.
  • Submit each form and confirm the intended person receives the inquiry.
  • Check links, contact details, professional identity, and service-area information.
  • If listing data is displayed, verify authorization, attribution, display rules, and that calls to action identify the responding agent as required by the applicable MLS.
  • Review accessibility basics, including image alternatives, keyboard operation, labels, and form errors.

Assign ongoing ownership

Name a person responsible for correcting stale pages, checking lead routing, and coordinating feed or compliance issues. The National Association of REALTORS® 2026 Code of Ethics, Standard of Practice 1-6, says: “When it becomes apparent that information on a REALTOR®’s website is no longer current or accurate, REALTORS® shall promptly take corrective action.” The Code applies to REALTORS®; businesses outside that scope should follow their own applicable requirements. Revisit content, feed access, disclosures, and accessibility when the site or relevant rules change.
