If values you entered in a lease PDF disappear, look blank, or fail to appear in an e-signing workflow, the cause is often the file or form setup—not the text you typed. The four common trouble spots are editing restrictions, unsupported PDF forms, missing interactive fields, and flattening that turns fields into static content. Save a separate copy, use a tool that supports the file, and reopen the saved result to check it before sending it back.
Why is my lease PDF not saving what I typed?
PDFs can look alike while behaving differently. A line or box on the page may be artwork rather than a fillable field; the file may block editing; or the form technology may not work in the app you chose. A value may also become static after a flattening step, so it no longer behaves like an editable field.
Adobe says Acrobat on the web Fill & Sign supports most PDFs but excludes secured PDFs with editing restrictions and dynamic XFA PDFs. Adobe’s supported-file-format guidance describes those limits. Acrobat mobile also does not support XFA, according to Adobe’s mobile PDF forms help.

1. The file is secured or uses an unsupported form type
If the PDF has editing restrictions or uses dynamic XFA, the tool may not let you fill it. Do not try to bypass restrictions. Ask the landlord, property manager, or document sender for a compatible or unrestricted copy, or for another way to complete the form.

2. The page has no interactive field where you expect one
A printed line or checkbox can be part of the page design, not a field you can type into or select. Adobe Reader’s form-filling help explains that the creator must configure appropriate fields. If you cannot enter text or select an option, contact the form creator or sender and request a properly prepared version.
3. Flattening changes fields into static page content
Adobe says, “Field flattening in Acrobat Sign converts editable fields in a source PDF into static content.” Its field-flattening guidance, last updated May 12, 2025, explains that flattening prints supported field values into the page and removes the original field objects. This can preserve prefilled values or normalize certain files for a signing workflow, but those original fields are no longer editable afterward.

Keep an editable source copy before flattening. Use the step only if it fits the recipient’s workflow, and check that the recipient accepts a static PDF. The Fourth Circuit’s flattening instructions address its own CM/ECF electronic filing system; they are not a universal rule for leases.

4. Filling on mobile is not the same as repairing a form
Acrobat mobile supports filling existing AcroForm fields and adding Fill & Sign content, but Adobe says changing the form structure—such as adding or modifying fields—is a desktop task. If the lease has missing or misconfigured fields, switch to a supported desktop workflow or ask the sender to repair and resend it. How to fill and sign a lease PDF safely
- Make a working copy. Save a separate copy of the lease before editing so the original remains unchanged.
- Open it in a reader that supports the form. Note any editing restriction or unsupported-form warning. If the file is secured or uses an unsupported form type, ask the sender for a compatible version rather than trying to defeat the restriction.
- Complete the available fields. Enter information in configured fields and follow the sender’s instructions for anything the PDF does not let you fill.
- Save, close, and reopen the saved copy. Check each page at normal viewing size. Confirm the entries remain visible in the file you will return.
- Check the document against the lease instructions. Verify names, dates, rent and other amounts, selected boxes, initials, signatures, and any required attachments.
- If flattening is part of the workflow, preserve the editable copy first. Confirm the recipient accepts flattened output, then inspect the produced PDF to ensure the values appear as intended.
Why can signature fields or appearances change?
Adobe’s Digital Signatures User Guide for the Acrobat Family of Products warns: “The document contains non-signature form fields. Such fields’ visual appearances may change based on external variables.” This is a technical warning about appearance; by itself, it does not show that information in a particular lease changed. Reopen and inspect the saved file rather than relying only on how a field looked while it was being edited.

No. The software guidance explains PDF behavior, not whether a lease provision or electronic signature is effective. That legal question depends on the relevant jurisdiction and circumstances; the technical steps here do not resolve it.
