That can avoid rerunning the entire defining query for every update, but it shifts work into the transactions that modify the source tables. It is not a general-purpose, no-cost guarantee of real-time analytics: query compatibility, write latency, locking, and tenant authorization all need to be tested against your workload.
What incremental view maintenance changes
A materialized view stores the result of a query so readers can retrieve precomputed data. PostgreSQL’s ordinary REFRESH MATERIALIZED VIEW reruns that query and replaces the stored contents; PostgreSQL 17’s documentation states that it “completely replaces the contents of a materialized view.” Using CONCURRENTLY can keep readers from being blocked from selecting the view during a refresh, but it does not make the refresh incremental. It also requires a qualifying unique index, and only one refresh at a time can run for a given materialized view.
With pg_ivm, a supported incrementally maintainable materialized view (IMMV) is updated by triggers when its base tables change. Rather than waiting for a scheduled full refresh, the extension applies the relevant maintenance as part of the modifying transaction. That can reduce repeated work when a small change affects only a small part of the result, but makes source-table writes do additional work before they complete.
For analytics, treat “real-time” as a freshness objective to measure, not a latency guarantee provided by the extension. The project documentation explains trigger-based maintenance but does not establish performance or freshness for a particular multi-tenant workload.

Which approach fits the freshness requirement?

Choose by balancing required freshness and consistency against the amount and pattern of data changes, SQL compatibility, write throughput, lock contention, index and storage overhead, row-level security, recovery procedures, and the PostgreSQL and extension versions you deploy. These are workload-specific trade-offs, not conclusions that a single approach scales best for every tenant model.
Check whether the analytics query is supported
Query eligibility is a gating decision. The pg_ivm project README documents support for common joins, DISTINCT, built-in aggregates such as count, sum, avg, min, and max, and some subquery or CTE forms subject to restrictions. That does not mean arbitrary PostgreSQL SQL can be maintained incrementally.

- Start with the exact query that produces the analytics result, including filters, joins, grouping, aggregates, subqueries, and CTEs.
- Compare every construct with the supported definition forms and restrictions in the README for the extension release you intend to deploy. Do not infer support merely because a query runs as an ordinary view.
- Try creating the IMMV using the target PostgreSQL and extension versions, then test inserts, updates, and deletes that affect each relevant join and group.
- If the query is ineligible, compare a scheduled full refresh or a separately designed rollup with the freshness and operational requirements. Do not assume a custom summary has the same correctness properties as extension-managed maintenance.
Design indexes and handle aggregate edge cases
Incremental maintenance has to find and update affected rows in the derived result. The project documentation says suitable indexes on IMMV keys are important for efficient maintenance; it can create a unique index automatically only where possible. Review the keys used to locate affected rows and verify which indexes the installed extension actually creates rather than assuming every view receives a useful one.
- Deleting a current minimum or maximum: when a deleted row supplied a group’s current
minormax, the extension may need to recalculate that aggregate from base-table rows for the affected group. sumandavgprecision: the README warns against usingrealordouble precisionfor these aggregates because of limited precision, and recommendsnumeric.- Indexes and storage: suitable indexes can make it easier to locate affected result rows, but index and materialized-result storage are part of the design cost. Test the actual view and change patterns.
Measure the cost on writes, not just reads
Because trigger maintenance runs in the modifying statement, an IMMV can make base-table updates slower. The project README illustrates that trade-off with one particular pgbench example: an update took 9.052 ms without an IMMV and 15.448 ms with one, while a full refresh of the ordinary view took 20,575.721 ms (about 20.576 seconds). These are example timings from the project documentation, whose retrieved page does not state a publication year or enough methodology to generalize the result. They are not a prediction for another database.

Benchmark both sides of the workload using representative tenant sizes, change rates, query definitions, and concurrency. Include write bursts as well as typical traffic, and observe transaction duration, throughput, lock waits, refresh or maintenance behavior, and read freshness. Compare results with the scheduled-refresh design under the same data and operational conditions.
Account for concurrent transactions
The extension’s concurrency behavior depends on transaction isolation and whether maintenance can safely account for concurrent changes. Its documentation describes locking on the IMMV under READ COMMITTED, and errors in cases where maintenance cannot safely account for concurrent changes under REPEATABLE READ or SERIALIZABLE.

Exercise the isolation levels and transaction patterns used by the application, including concurrent writers affecting the same tenant or group. A query that passes a basic create-and-update test is not sufficient evidence that the production write pattern will avoid contention or errors.

For base tables protected by row-level security (RLS), pg_ivm documents that rows hidden from the materialized-view owner are excluded when the IMMV is maintained. This behavior makes the owner and the applicable policies part of the view’s correctness and visibility model; it is not, by itself, a guarantee that one shared IMMV is safe for every multi-tenant authorization design.

Policy changes made after IMMV creation do not retroactively update its contents. The project documentation says to refresh or recreate the IMMV after such changes. Decide how tenant filters and authorization are meant to work, then test reads and writes under the actual owner and policy setup. The available documentation does not establish a universally preferred per-tenant or shared-view architecture.

Plan upgrades, restores, and replication
- Dump and upgrade: the project says its internal metadata is excluded from
pg_dump. It documents usingpg_ivm_dump_metadatabefore a dump or upgrade and restoring the metadata afterward. Validate the procedure with the installed extension version and a restore test. - Logical replication: the project README says logical replication is not supported for maintaining IMMVs at subscribers. If subscriber-side maintenance is required, account for that limitation before choosing this design.
- Version compatibility: verify the PostgreSQL and
pg_ivmreleases, supported view definitions, and operational instructions together. A deployment procedure tested on another version is not evidence that it applies unchanged to yours.
A practical decision checklist
- Define the maximum acceptable age of analytics results and whether the application needs transaction-level consistency or simply frequent updates.
- Check the exact query against the deployed release’s supported IMMV forms.
- Test realistic inserts, updates, deletes, aggregate corner cases, tenant-size skew, and write bursts.
- Measure write-side latency and throughput alongside read performance and freshness.
- Review index needs, transaction isolation, lock behavior, RLS owner visibility, and the effect of policy changes.
- Prove the metadata dump/restore procedure and confirm whether logical replication is part of the design.
