Youi contents insurance may cover your belongings and, for an owned strata property, some fixtures and fittings that are not legally part of the building. That does not replace the body corporate’s building insurance, and it does not establish that a particular renovation or fixture is covered. Check the building policy, strata documents and bylaws alongside Youi’s current Product Disclosure Statement (PDS) and your policy schedule before deciding whether the cover fits.
What Youi contents insurance is intended to cover
Youi describes contents cover for personal possessions against insured events including theft, fire, storm, flood, escaping water and impact. The policy also includes legal liability and temporary accommodation, subject to the PDS, your schedule, limits, excesses and exclusions. Youi lists accidental loss or damage, business items and contents in commercial storage as optional covers. See Youi’s contents insurance information for its current product overview.
Flood is described as standard cover, but flood loss during the first 72 hours is covered only in limited circumstances. Read the PDS for the relevant conditions rather than assuming every flood-related loss is covered.
How contents and strata building insurance differ
Strata building insurance and a lot owner’s contents policy address different insured property. The body corporate’s policy generally concerns the building and shared property, while contents insurance concerns the owner’s belongings. The dividing line for fixtures and fittings depends on applicable state or territory law and the scheme’s documents; there is no safe universal rule that every fixture belongs under one policy.

Youi says that, for a strata property the customer owns, contents may include fixtures and fittings that are not legally part of the building under the relevant law. Its examples include kitchen and bathroom units, floorboards, tiles, solar systems, screens and external blinds. These are examples, not a determination that any specific item in your unit is legally contents or insured. Youi’s strata and contents insurance explainer describes the distinction, but the actual building policy and legal documents control your circumstances.
What to check before insuring a unit or renovation
- Get the body corporate policy details. Ask for the current building insurance policy and certificate of currency. Check what property is insured, the insured events, exclusions, excesses and any relevant limits.
- Check the strata documents and bylaws. Review the scheme rules and any approval or insurance requirements for renovations, upgraded fixtures or other changes to the lot.
- Identify what is yours to insure. Compare the documents with the belongings and fixtures in your unit. If responsibility is unclear, ask the body corporate or strata manager and seek jurisdiction-specific advice rather than relying on a generic list of examples.
- Read Youi’s current PDS and your schedule. Confirm the insured contents, sum insured, excess, optional covers, limits and exclusions. A product summary cannot establish whether a particular item or claim qualifies.
- Compare the policies by claim scenario. Check which policy would respond to damage to personal belongings, a fixture, shared property or a renovation, and what excess or sublimit could apply.
Limits that matter to strata owners
Youi’s PDS describes several limits relevant to strata customers. They are policy terms, not a promise that a claim will be accepted; eligibility and payment depend on the wording, schedule and claim facts.

- Legal liability: The PDS states up to $20 million per claim, including legal and defence costs and GST, for qualifying accidents within the cover’s stated scope and exclusions.
- Contents outside the private residence: The PDS describes limited cover for qualifying contents in common areas and certain other locations, capped at 10% of the contents sum insured up to $20,000 after excess. Jewellery is excluded from this benefit unless optional accidental loss or damage cover applies.
How to judge whether the policy fits
Start with the risks and property not already insured by the body corporate. Then check the Youi schedule and PDS against your own circumstances, including these points:
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
- Property: Are your everyday belongings, relevant fixtures and any renovations accounted for?
- Events and exclusions: Does the policy respond to the events you are concerned about, and are there waiting periods, conditions or exclusions that change the result?
- Limits and excess: Is the contents sum insured suitable, and could an applicable sublimit or excess leave a material shortfall?
- Displacement: Would the temporary accommodation conditions and limits be adequate if an accepted claim made the unit unliveable?
- Price: Get a quote using your details and compare the premium with the cover and excess shown in the schedule. Youi says premiums can vary with location, security, cover amount and claims history; it also says a higher basic excess can reduce the premium while increasing your out-of-pocket cost on a claim. Generic product information does not establish a price for your unit.
Verdict
Youi contents insurance is worth considering if you need cover for personal possessions and want to check whether its strata-owner provisions address fixtures that are not legally part of the building. Its stated limits for temporary accommodation, liability and contents outside the residence may also be relevant. Whether it is suitable depends on your body corporate policy, applicable strata documents, individual quote and the current PDS and policy schedule—not on the examples or headline limits alone.
