High-value real estate deals still use wire transfers because Fedwire provides real-time gross settlement and legally final transfers, while an instant-payment option only works when both financial institutions and the closing workflow support it. FedNow could handle some escrow and closing payments, but its $10 million network limit is not a promise that your bank or settlement agent will accept a payment of that size.

Why do real estate closings still require a wire transfer?

A closing payment has to do more than move quickly: the parties need a dependable way to fund the right account and confirm that the money has arrived under the transaction’s terms. Wires remain useful for high-value settlement because the Federal Reserve describes Fedwire as a real-time gross settlement service. Under the legal framework summarized by the Federal Reserve, a payment to a receiving participant is final and irrevocable when that participant’s account is credited or the payment order is sent, whichever happens first.

That describes the settlement system, not every customer experience. A bank’s customer-facing wire service may have its own hours, cutoffs, review steps, or processing workflow. A real-time settlement rail therefore does not guarantee that a buyer can initiate a wire at any time or that a closing agent will post it immediately.

Escrow is also an account and operating arrangement, not just a payment rail. In a May 15, 2026 bulletin, the Office of the Comptroller of the Currency said national banks and federal savings associations may establish or maintain real estate lending escrow accounts. It described account terms, fees, and compensation as business decisions within each bank’s discretion. The bank, escrow provider, and settlement agent all have roles in deciding how funds are received and handled.

Can I use FedNow to pay closing costs or earnest money?

Possibly, if the institutions and transaction arrangements support it. The Federal Reserve’s FedNow real estate materials identify earnest money deposits, escrow funding, and cash-to-close payments as potential instant-payment uses. The service is available through participating financial institutions; a buyer cannot assume that their bank can send the payment, that the receiving escrow provider can accept it, or that the settlement agent can apply it to the closing.

Before relying on an instant payment, confirm the complete route: ask your sending bank whether it supports the payment and what limit applies, then confirm with the escrow provider and settlement agent that they accept the payment for this transaction and can identify and reconcile it. Follow the agent’s verified instructions rather than substituting a different payment method on closing day.

What does FedNow’s $10 million limit mean for a closing?

Federal Reserve Financial Services announced on September 9, 2025, that the FedNow network transaction limit would rise from $1 million to $10 million effective in November 2025. The announcement cited high-dollar commercial real estate escrow funding and contractor payments as possible uses. The network limit is a ceiling for the rail, not an individual customer’s guaranteed sending limit: financial institutions may impose lower limits based on their risk policies and business needs.

So a payment below $10 million is not automatically eligible. The sending bank must participate and permit the amount, the receiving institution and escrow workflow must be ready to receive it, and the parties must have arranged the payment method for that closing. A larger payment may also exceed a bank’s own instant-payment cap even when it is within the network limit.

How do wires and instant payments differ for escrow?

The practical choice depends on more than speed. The available Federal Reserve materials establish capabilities and use cases, but they do not provide a universal fee comparison or a real-estate-specific fraud comparison.

Consideration Wire through Fedwire FedNow instant payment
Settlement Real-time gross settlement; under the legal framework summarized by the Federal Reserve, payment to a receiving participant is final and irrevocable at the specified settlement point. The Federal Reserve describes FedNow payments as immediate, final, and irrevocable once settled.
Availability Fedwire’s settlement characteristics do not establish each bank’s customer hours, cutoffs, or workflow. Designed for always-on processing, but access depends on participating institutions and the transaction arrangement.
Amount limits Not stated in the cited Fedwire material for a buyer’s customer-facing transfer; check the bank’s terms. Network limit of $10 million effective November 2025; the bank may set a lower customer limit.
Escrow acceptance Depends on the receiving institution, escrow provider, and closing instructions. Depends on the sending and receiving institutions and whether the closing workflow can accept and reconcile it.
Fees and fraud rates Not stated as a universal real-estate comparison in the cited Federal Reserve materials. Not stated as a universal real-estate comparison in the cited Federal Reserve materials.

Final settlement should not be confused with a way to undo a mistaken or fraudulent payment. The cited material establishes finality; it does not establish that instant payments prevent scams or make customer errors reversible. Confirm payment instructions with the settlement agent using a trusted, independently verified contact method, and do not treat a faster rail as a substitute for verification.

Does FedNow’s growth show that real estate is moving away from wires?

No. Federal Reserve Financial Services reported 8,413,402 settled FedNow payments worth $853,411,108,511 in 2025, with an average settled payment value of $101,435. Those figures cover the service as a whole, not real estate transactions. They do not establish the number or share of home closings using FedNow, an average closing payment, or the proportion of title companies that accept instant payments.

The Federal Reserve identifies real estate uses as potential applications and describes benefits such as more visible payment timing, less dependence on checks and bank-hour scheduling, and fewer delays associated with funds clearing. These are stated use cases and intended benefits, not measured evidence that real estate closings have broadly adopted the service or that a particular buyer will experience a faster closing.

What to confirm before choosing a payment method

  1. Get the settlement agent’s approved instructions. Ask which payment methods are accepted for this specific closing and where the funds must be sent.
  2. Check access and limits with your bank. Ask whether it supports the requested rail, the customer limit for your account and transaction, any applicable cutoff or review process, and how payment status will be confirmed.
  3. Confirm the receiving side can handle it. The escrow provider and settlement agent need to accept the payment and match it to your file; do not assume a participating bank alone is enough.
  4. Verify changes independently. If payment instructions change, confirm them through a trusted contact method already on file rather than relying on the message that announced the change.

What is established—and what is not

The Federal Reserve’s system materials support the case for Fedwire’s settlement finality and FedNow’s instant-payment capabilities. Its September 2025 limit announcement shows that the network can support larger transactions than before, subject to institutional limits. The OCC’s May 2026 bulletin underscores that escrow accounts and terms remain institution-specific.

The cited sources do not establish a nationwide share of closings using wires, FedNow, or another instant rail; provider-by-provider availability; a standard consumer fee difference; or comparative fraud and loss rates. Those details must be confirmed with the institutions handling a particular transaction.
