Cracks and uneven floors do not identify a single problem by themselves. They can result from ordinary finish movement, soil settlement, shifting supports, moisture, frost, or more serious structural movement. Treat a pattern that is worsening, combined with sticking doors, wall movement, water, or damaged supports as a reason to document the changes and arrange an assessment by a qualified structural professional.

If the home has recently flooded and you see new exterior cracks, non-straight walls, missing supports, or leaning basement walls, crawl spaces, or piers, do not enter until a qualified professional verifies that it is safe. The Environmental Protection Agency (EPA) gives that specific warning for returning to flooded homes.

Start with safety, not a crack filler

After flooding, assume the building may be unsafe

Floodwater can undermine soil, damage connections, remove bearing material, and hide hazards. In its guidance for returning to a flooded home, the EPA identifies new exterior cracks, walls that are no longer straight, missing supports, and leaning basement walls, crawl spaces, or piers as signs to treat the structure as unsafe to enter. Leave the building and keep other people out until a qualified professional verifies it. Read the EPA’s return guidance at epa.gov/flooded-homes/coming-home.

This list is a flood-return warning, not a complete emergency standard for every house. A non-flooded home can still need urgent attention if movement is rapid or several warning signs appear together. If you smell gas, see downed electrical equipment, hear structural movement, or cannot safely leave, contact emergency services or the relevant utility before approaching the building.

For other homes, control access and observe

Keep children and pets away from visibly damaged areas. Do not remove posts, shore a beam, jack a floor, excavate beside a foundation, or cut into a wall to “see what is happening.” Temporary supports installed incorrectly can overload another part of the building. If a ceiling, wall, porch, retaining element, or foundation appears to be moving, use a qualified professional rather than experimenting with a repair.

Document exactly what is changing

A single photograph or a crack-width number cannot tell you whether a house is safe. A dated record gives an engineer or building official the pattern, rate of change, and related symptoms needed for a useful assessment.

Make a room-by-room record

  1. Photograph each crack and each visibly uneven floor with the date enabled on the camera. Put a ruler, coin, or other known scale beside the crack without covering it.
  2. Mark the location on a simple sketch: room, wall or floor area, and whether the surface is painted drywall, plaster, masonry, a foundation wall, or a concrete slab, if you know.
  3. Record an approximate length and width, the direction of the crack, and whether it runs through finishes, masonry units, joints, or the floor itself.
  4. Note related changes: doors or windows that newly bind, gaps at trim, sloping or buckling floors, separated flooring, wall bulges, leaning posts or piers, and roof or ceiling distortion.
  5. Write down when you first noticed it and whether it changes after heavy rain, rapid snowmelt, drought, freezing weather, an earthquake, plumbing work, excavation, or construction nearby.

Check moisture and drainage

Look outside for ponding, downspouts discharging toward the house, soil that slopes toward the foundation, eroded areas, or water collecting beside a crawl-space entrance. Inside, look for dampness, stains, efflorescence, musty odors, seepage, and standing water. EPA building guidance recommends checking for new cracks and changes in existing cracks, along with drainage and moisture clues, after heavy rains or rapid snowmelt and periodically thereafter. Its technical guidance is available at nepis.epa.gov/Exe/ZyPURL.cgi?Dockey=P100HF07.TXT.

Use a gauge only as a record-keeping aid

A basic crack-width ruler or crack-monitor gauge can show that a visible gap has changed. Place it according to the manufacturer’s instructions and photograph it at consistent intervals. It cannot diagnose settlement, predict failure, identify a leak, or certify that the house is safe. Do not patch over a potentially active crack before you have recorded it.

What cracks and uneven floors may indicate

These symptoms have overlapping causes. The same apparent crack can mean different things in different soils, foundation types, climates, and construction systems. Width alone is not a reliable way to label a crack “normal” or “structural.”

Observed pattern Possible context What it does—and does not—tell you
Isolated hairline crack in a finish Drying, temperature movement, or finish shrinkage May be cosmetic, but location, recurrence, and associated movement still matter.
Cracks with a sloping, buckled, or newly uneven floor Differential settlement, movement of a support, loss of bearing, or moisture-related soil change The combination deserves more attention than either symptom alone; it does not identify the failed component.
Diagonal wall cracks with sticking doors or windows Movement between connected parts of the building or foundation displacement Suggests a pattern to document and have assessed, especially if it is worsening.
Cracks beside persistent water, damp soil, or seepage Drainage problems, soil settlement, hydrostatic pressure, or wall movement Fixing a gutter or pump without evaluating structural symptoms can leave the underlying problem unaddressed.
Leaning walls, missing supports, or rotated piers after flooding Flood-related undermining or structural damage Follow the EPA’s flooded-home safety warning and do not enter until verified safe.

Differential settlement and changing support

The U.S. Department of Housing and Urban Development’s Residential Rehabilitation Inspection Guide explains that differential settlement can move connected parts of a building, including beams, joists, floors, and roofs. One portion may settle while another remains relatively fixed, producing cracks and an out-of-level floor. The same guide discusses settled or rotated piers, frost heave, deteriorating or overstressed piers, and loss of beam or floor bearing as possible mechanisms. It is a technical inspection guide accepted in February 2000 and posted by HUD in 2006—not a current local code or an individualized diagnosis. See huduser.gov/Publications/pdf/rehabinspect_2.pdf.

Soil, frost, and moisture effects

Soil can compress, wash out, expand, or shrink as its water content changes. Frost heave can lift supported areas during freezing and leave movement after thawing. Poor drainage can saturate soil beside a foundation, while prolonged dryness can cause some soils to contract. The University of Minnesota Extension describes soil settlement, wall movement, drainage, and moisture as relevant contexts for foundation cracking; its overview is at extension.umn.edu/garden-and-home/home-maintenance/caring-for-a-home/moisture-in-basements-causes-and-solutions.

Earthquake and construction-related movement

If symptoms appeared after an earthquake, nearby excavation, a major addition, removal of a load-bearing wall, or significant plumbing failure, tell the assessor exactly when the event occurred. The timing helps distinguish a new movement mechanism from an older, slowly changing condition, but it still cannot replace an inspection.

Decide how quickly to get help

Leave and seek verification immediately when flood warnings apply

For a recently flooded property with the EPA-listed signs—new exterior cracks, non-straight walls, missing supports, or leaning basement walls, crawl spaces, or piers—do not enter for inspection or cleanup until a qualified professional verifies safety.

Arrange a prompt assessment for worsening or combined symptoms

Contact an appropriately qualified structural professional when cracks are enlarging, new cracks keep appearing, floors are becoming more uneven, or movement is accompanied by binding openings, wall displacement, damaged supports, or persistent water. If water under the house occurs together with significant floor buckling or wall cracking, Oklahoma State University Extension advises obtaining both structural and drainage expertise rather than treating the water symptom alone. Its guidance is at extension.okstate.edu/fact-sheets/addressing-drainage-issues-in-the-urban-landscape.

Who to call

  • Structural engineer: Appropriate for suspected movement of foundations, beams, joists, walls, floors, or other load-bearing elements. Ask whether the engineer is licensed where your property is located and experienced with your foundation type.
  • Geotechnical or soils engineer: Useful when settlement, expansive soil, slope movement, groundwater, or bearing capacity may control the problem.
  • Drainage or waterproofing specialist: Relevant when persistent water, ponding, failed grading, or crawl-space moisture is present. Drainage advice should be coordinated with the structural assessment when structural symptoms exist.
  • Building department or floodplain official: Needed for local permit, inspection, flood-repair, and reporting requirements.

Prepare for a professional assessment

Send the assessor your dated photographs, room sketch, moisture observations, and timeline. Make the affected areas accessible, but do not dismantle finishes or disturb supports unless instructed.

Questions that produce a useful diagnosis

  • What mechanism best explains the pattern, and what observations or measurements support that conclusion?
  • Does the evidence indicate active movement, or is the condition currently stable?
  • Which parts require immediate stabilization, restricted access, or monitoring?
  • Could drainage, soil, a pier, a beam seat, a slab, or another component be contributing?
  • What additional measurements, probes, survey data, or soil information are necessary?
  • What repair alternatives address the cause, and what happens if the work treats only the visible crack?
  • Who will obtain permits, schedule inspections, and document completion?

For serious settlement, HUD specifically recommends structural or soils-engineer input. An assessor should explain uncertainty instead of promising a universal fix from a photograph or crack width.

Compare repair proposals by cause, not by product name

Foundation work is building-specific. A proposal should connect the observed mechanism to the scope of work and state what is excluded. Compare proposals using the same written information:

Comparison point What to look for
Credentials and experience Current licensing where required, relevant foundation or soil experience, and references for comparable conditions.
Diagnosis A written explanation tied to observations, measurements, and the parts of the building affected.
Cause addressed Whether the plan addresses soil, water, bearing, support, or structural load—not only the cosmetic crack.
Scope and exclusions Exact areas, access assumptions, interior or exterior restoration, drainage work, engineering, and cleanup.
Monitoring and warranty What is measured after work, for how long, what the warranty covers, and what conditions void it.
Permits and inspections Which party obtains permits and arranges required inspections, with responsibilities in writing.
Total written price Separate engineering, permits, excavation, structural work, drainage, finishes, taxes, and possible allowances.

No reliable national repair price applies to all crack or uneven-floor situations. Cost depends on the assessed mechanism, access, soil, foundation design, extent of movement, and local requirements. Treat an unusually cheap “one-size-fits-all” treatment or a high-pressure sales diagnosis as a reason to seek an independent assessment.

Structural interventions

Depending on the assessed failure, an engineer may specify added structural elements, correction of a bearing condition, or underpinning. HUD describes these as possible interventions in some settlement cases, but they are not do-it-yourself prescriptions and are not interchangeable solutions. The design must account for load paths, soil, sequencing, access, and how new work affects the existing building.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Drainage and moisture corrections

Corrective work may involve grading, downspout discharge, site drainage, waterproofing, groundwater control, or crawl-space moisture management. Water control should be designed so it does not simply redirect water toward a neighbor, a slope, or another part of the foundation. Persistent water alongside structural distress calls for coordinated structural and drainage advice.

Cosmetic repairs

Repointing masonry, patching drywall, leveling finish materials, or replacing flooring can be appropriate after the cause is understood and movement is stable. If a crack is active, cosmetic repair alone is likely to reopen and can hide evidence needed for monitoring.

Check local rules before work begins

Permit and reporting requirements vary by jurisdiction and by whether work affects structure, flood damage, drainage, excavation, or a historic building. For flood repairs, EPA directs owners to consult local building and floodplain officials before repairing the property. Start with your building department and ask whether a licensed design professional, permit, inspection, floodplain review, or post-repair documentation is required.

New York City illustrates why national assumptions are unsafe: its Department of Buildings has a process for reporting and inspecting potentially compromised structures. That process applies in New York City only; elsewhere, contact the local building department and licensing authority. See home4.nyc.gov/site/buildings/safety/structurally-compromised-buildings.page.

A practical homeowner checklist

  • Leave a recently flooded home with the EPA-listed warning signs until safety is verified.
  • Photograph cracks and uneven areas with dates and a scale.
  • Map each location and identify the surface if known.
  • Record doors, windows, floors, walls, posts, piers, and ceilings that have changed.
  • Inspect for ponding, poor drainage, seepage, dampness, and stains after heavy rain or snowmelt.
  • Use a crack gauge only to record visible change, never as a safety test.
  • Do not patch, excavate, jack, remove supports, or install a structural fix before assessment.
  • Obtain structural or soils expertise for serious settlement and drainage expertise when persistent water accompanies structural symptoms.
  • Ask for a written diagnosis, alternatives, monitoring plan, warranty, scope, and permit responsibilities.
  • Confirm local permits, floodplain rules, inspections, and reporting requirements before construction.
