Before making an offer unconditional, identify the wind project and the rules that apply where the property is located, then review the approved project file, property-specific noise and shadow-flicker evidence, and the parcel’s title documents. There is no single distance that establishes whether a home is “too close”: effects, approval standards, and land rights depend on the location and the specific project.
Start with the property’s jurisdiction and the exact wind project
Find out which planning authority or regulator approved the project and obtain its name, permit or planning reference, current approved turbine layout, decision notice, and conditions. Check whether there are applications to amend, extend, or repower the wind farm, and identify other nearby energy projects that may have been assessed together with it.
Use the approved layout, not an old consultation map. Confirm turbine locations against the property you are considering, and ask the authority or project operator for the environmental statement and any later approvals. Application records vary by jurisdiction; Ontario’s renewable-energy application guidance, for example, illustrates materials such as turbine locations, property lines, noise receptors, and setback tables.

The planning file is the place to verify what was assessed and what conditions apply; it does not, by itself, establish the legal position of your particular parcel.

How close is too close to live to a wind turbine?
The available official guidance does not support a universal safe-distance rule. In the UK, National Policy Statement EN-3 (2025) says residential separation should be determined case by case, considering site-specific effects including visual impact, heritage, noise, and shadow flicker. Its policy guidance says significant shadow-flicker effects are unlikely beyond ten rotor diameters and calls for assessment when a proposed turbine is within that distance of an existing occupied building. That is a UK planning consideration for shadow flicker—not a universal setback, a guarantee of no effect, or a rule for other countries.
Distance alone does not answer whether the property will be affected. For each candidate home, compare the nearest turbines’ distance and orientation with the project’s assessed effects at that dwelling, the mitigation required by its approval, and the property’s title position. Apply the standards of the property’s jurisdiction rather than importing another country’s threshold.
For context, UK EN-3 says turbines in nationally significant infrastructure projects will typically have tip heights from 150 m to around 200 m. That describes a project class in UK policy, not the dimensions of every wind farm. Verify the actual turbine specifications in the project documents.

Check predicted noise at the home and the project’s operating conditions
Request the project noise assessment and the prediction for the property’s dwelling. Read the modelling assumptions, the assessment method, the applicable local criteria, and any planning conditions that set limits or require monitoring, complaint response, operational controls, or mitigation. For an operating wind farm, ask whether monitoring has been carried out and whether compliance information is available.
A planning model or compliance limit describes an assessment under a particular regulatory method; it cannot predict how every person will experience sound at every time. A handheld sound reading taken by a buyer is not a substitute for the approved assessment or the authority’s compliance process.
For UK planning assessments, the Department for Energy Security and Net Zero published updated technical noise-assessment guidance on 19 June 2026, replacing ETSU-R-97. This is guidance for UK planning assessments; it should not be treated as law or a standard for a property elsewhere. Ask the responsible authority which current method and conditions govern the project you are reviewing.

Ask for a property-specific shadow-flicker model
Shadow flicker occurs when rotating turbine blades periodically interrupt sunlight, potentially creating a moving shadow. Ask which occupied properties were assessed and request the modelled dates, times, and maximum potential exposure for the home in question. Check whether affected rooms or windows are identified and whether mitigation is secured in an approval condition.

Find out what the operator must do if flicker is predicted or reported. The documents should clarify whether turbine controls or temporary shutdown are required during affected periods, and how the requirement is monitored or enforced. UK EN-3 says the maximum potential hours at each affected occupied building should be calculated using industry good practice.
Rules are jurisdiction-specific. UK EN-3 uses ten rotor diameters as a general shadow-flicker screening distance, while planning guidance in Victoria gives a 30-hour-per-year limit for the area immediately surrounding a dwelling under that Victorian framework. Neither figure should be applied to a home outside its jurisdiction.

Have a local conveyancer review title and project rights
Ask a conveyancer or property lawyer familiar with local law to inspect the title register or deed, plan, and any documents that affect the parcel. The review should cover:
- Easements, leases, covenants, and rights of way.
- Rights for cables, utilities, access, or project infrastructure.
- Options, leases, or other agreements that touch the property.
- Whether the land is a host or participating property and whether project rights or obligations transfer to a buyer.
- Any compensation, payment, or other provisions that may bind a future owner.
Ontario’s renewable-energy guidance provides a jurisdiction-specific example: an agreement with a neighbour can permit a turbine to be closer to a property line under that approval framework. It does not establish that a neighbouring agreement exists, changes a setback, or affects the title of a property elsewhere. Only the actual property documents and applicable local law can answer those questions.

- Visual effects from the dwelling and its surroundings, and any heritage assessment.
- Cumulative effects assessed with nearby energy generation or infrastructure.
- Construction access roads, heavy traffic, and routes for abnormal component deliveries.
- Mitigation commitments and which conditions make them enforceable.
- Approved or proposed changes to the wind farm or nearby projects.
UK EN-3 calls for proportionate, site-specific cumulative assessment when a wind farm is near other energy-generating stations or infrastructure, and addresses access-route suitability and abnormal deliveries during construction. These are UK policy considerations. In any jurisdiction, use the local approval file to distinguish temporary construction activity from normal operation and to find the actual mitigation requirements.
Compare properties using the same evidence
If you are considering more than one property or project, compare each against the same set of documents and local standards. A useful comparison records:
- Distance and orientation to the nearest turbines, using the current approved layout.
- Assessed noise at the dwelling and the applicable local assessment method.
- Modelled shadow flicker and any conditions requiring operational controls.
- Visibility, heritage context, and assessed cumulative projects.
- Construction access routes and the likely relevance of construction activity.
- Title burdens, project agreements, and the clarity of rights or obligations that transfer.
- How specific and enforceable the relevant planning conditions are.
These are evidence dimensions, not a universal scoring system. Compare like with like: a model prepared under one jurisdiction’s standard cannot be ranked directly against one prepared under a different method without understanding the difference.
What the evidence can—and cannot—tell you about resale value
The official material cited here does not establish a general resale discount or a quantified health effect for homes near onshore wind farms. Do not rely on a generic percentage or assume that one distance predicts a future sale price. For a particular location, ask a qualified local valuer to consider relevant sales evidence and the property’s specific circumstances.
Likewise, project assessments can show what was modelled and what the approval requires, but they do not guarantee an individual buyer’s experience. If a potential effect is especially important to you, discuss the relevant documents with local planning, acoustic, or property professionals before committing.
