Before you pay, ask the hotel exactly what work is happening, where it is, how it may affect noise, air quality and amenities, and how guests are warned and evacuated in a fire. Then confirm the specific accessibility features you need for the room you will occupy. A “new” or “renovated” label does not, by itself, prove that a room is safer, cleaner, quieter or fully usable for your needs.
Start with questions the booking page cannot answer
Hotel descriptions often say when a property opened or was refreshed, but they rarely explain whether contractors are still working during your dates. Contact the property before making a non-refundable payment. Ask for a written reply and keep it with your reservation.
Ask whether work is still underway
Use specific wording rather than asking whether the hotel is “finished.” A phased project may leave some floors open while work continues elsewhere. Ask:
- Is construction or renovation scheduled during my dates?
- Which floors, rooms, entrances or facilities are affected?
- Will contractors be working next to the room category I am booking?
- Could the route to the lobby, elevators, restaurant, pool or exits pass through a work area?
Request the expected work hours. A project that is quiet overnight may still involve drilling, deliveries or demolition during the day when you plan to sleep, work remotely or care for a child.

Ask what guests may notice
Ask directly about noise, dust, odors and ventilation. The U.S. National Institute for Occupational Safety and Health (NIOSH) has identified inadequate dust control, high-emission building materials and limited communication with occupants about work hazards in investigations of construction and renovation indoor-environment conditions. Those findings are reasons to ask for details; they do not establish that a particular hotel or room is unsafe.
Ask whether air-handling systems, windows or pressure relationships will change while work is taking place. Also ask whether any restaurant, gym, spa, meeting room, parking area or entrance will be closed, relocated or reached by a temporary route.
Map the work against the room you will actually use
“The renovation is on another floor” is useful but incomplete. Sound, dust and traffic can travel through corridors, shafts and shared ventilation, and guests may still pass the work zone to reach facilities.
Identify adjacency and travel paths
Ask the hotel to identify the nearest active work area to your room, not just the floor where work is occurring. Clarify whether the room is:

- Beside, above or below demolition, drilling or material deliveries;
- Near a temporary hoarding, service elevator or contractor entrance;
- On a corridor with restricted access or changed signage;
- Along the route to an exit or assembly point.
If you need a quiet room, ask for a location away from lifts, stairwells, service corridors and the work boundary. Have the request added to the reservation, but treat it as a preference unless the hotel confirms a specific room or room block.
Check amenities and the price you are accepting
Confirm which advertised facilities will be open on your dates and whether hours or capacity will be limited. Ask whether the hotel offers a substitute, a fee adjustment or cancellation option if a facility closes. Do not assume a lower rate compensates for disruption unless the terms say so.
Construction schedules can move. A detailed answer about today’s plan is not a guarantee that the schedule will hold, so plan a second confirmation close to arrival.

Check how fire safety is being managed after alterations
Building work can change room layouts, corridors, doors, alarms and access for firefighters. Ask the property how guests receive a warning and where they should go, rather than trying to infer compliance from a lobby tour.

Questions every guest can ask
- How are guests alerted if there is a fire: audible alarms, visual signals, announcements or another system?
- Where are the nearest two exits from the assigned room?
- Where are evacuation instructions posted, and are they available in a format I can use?
- Has the renovation changed any exit, stair, corridor or assembly-point arrangement?
- Will a staff member explain the route on arrival if I request it?
In UK government sleeping-accommodation guidance, the relevant standard is stated this way: “Where the building has been recently constructed or significantly altered, the fire detection and warning arrangements, escape routes and facilities for the fire and rescue service should have been designed, constructed and installed in accordance with current building regulations.” The same guidance conditions confidence on proper maintenance and on no significant additional risk being introduced. This is UK guidance, not a universal rule for hotels in every country.
Understand what a U.S. listing can and cannot show
The U.S. Fire Administration’s hotel fire-safety material points readers to its Hotel-Motel National Master List. Its description says listed hotels report at least one hard-wired, single-station smoke alarm in each guest room and an automatic fire sprinkler system in each guest room in buildings four or more stories tall. This is a U.S. resource and a description of the list’s reporting criteria; it does not verify the current condition of every listed room or establish that an unlisted property lacks protection.
Neither a website badge nor a visual look at a corridor lets a guest verify fire-code compliance. If the property gives an unclear answer about alarms, exits or blocked routes, ask the booking provider what remedy is available and contact the relevant local fire or building authority for a specific safety concern.
Verify accessibility features for the specific room
“Accessible room available” is not a complete description. Accessibility is a collection of features, and the right combination depends on how you move, hear, see or communicate.

Describe the features you need
Tell the hotel exactly what must be present. Examples include:
- Step-free travel from the entrance to the room and to required facilities;
- Door-clearance and turning space for a wheelchair or mobility aid;
- A roll-in or transfer-friendly shower, grab bars and reachable controls;
- A bed height or clearance that works with your transfer method;
- Visual fire alerts, vibrating notification or another communication feature;
- Accessible parking, drop-off space or an elevator route without temporary obstructions.
Ask for confirmation for the room category and, where possible, the exact room. Request measurements or photographs when a dimension matters. A generic promise that the hotel is “ADA compliant” does not answer whether a particular bathroom layout works for you.
Know the U.S. alteration distinction
U.S. Department of Justice lodging guidance explains that applicable Americans with Disabilities Act requirements depend on when construction or alteration occurred and on the scope of the work. Modifications affecting usability can count as alterations; the guide gives replacement flooring, fixtures and moving walls as examples. It contrasts simple maintenance, such as repainting alone. This legal analysis is U.S.-specific, and other jurisdictions use different rules. For practical planning anywhere, verify the features rather than relying on the renovation label.

Ask what happens if the assigned room changes
Have the required features written into the reservation notes and ask the hotel to contact you before arrival if it cannot provide them. On check-in, confirm that the room matches the agreed features before unpacking. If it does not, request a correction immediately and document the conversation.

Compare hotels by the quality of their answers
When two properties have similar prices and locations, the clearer answer is often the safer booking decision. Compare facts, not marketing adjectives.

An official response is useful evidence of what the hotel says it will provide, but it is not an independent inspection. Give more weight to precise, dated answers than to assurances such as “everything is fine.”
Reconfirm shortly before arrival
Contact the property again when your trip is close, particularly if work is ongoing. Ask whether the schedule, affected floors, amenity availability or room assignment has changed. Repeat any accessibility requirement and ask the agent to read back the note attached to the booking.

At arrival, look for practical information rather than attempting a code inspection: evacuation instructions in the room, clearly identified exits and staff who can explain the route. Report blocked passages, strong unexplained odors, visible dust entering the room or a missing agreed accessibility feature to management immediately. If the response does not address a specific safety concern, escalate it to the booking provider or the relevant local authority.
Use this message before you book
Copy and adapt the following questions:
- Is construction or renovation work happening during my dates, and which floors or areas are affected?
- Is any work adjacent to this room or on the route to the lobby, restaurant, elevators or exits?
- Should I expect noise periods, odors, dust, ventilation changes or amenity closures?
- How are guests alerted in a fire, and where are the nearest exits and evacuation instructions?
- Can you confirm these features in the assigned room:
[list features]? - If the work or room assignment changes, can you contact me before arrival?
Ask the hotel to answer each item in writing. Save the response with the confirmation number so you can show exactly what was promised if conditions differ.
Limits of what a booking check can establish
No general rule guarantees that a newly built or renovated hotel has a particular waiting period before occupancy, has hotel-wide indoor-air testing, or has received a universal “renovation clearance.” Requirements for permits, inspections, alarms and accessibility vary by jurisdiction and by the work performed. Do not treat an odor as a toxicity test, and do not assume a portable purifier or mask transfers the hotel’s life-safety responsibilities to you.
The practical goal is narrower and more useful: learn what work is happening, decide whether the likely disruption fits your trip, verify the fire-alert and exit information the property gives you, and obtain confirmation of the room features you require. If the hotel cannot provide concrete answers, choose a property that can or use the booking provider’s cancellation and relocation options before payment becomes irreversible.
