A survey number identifies a field or parcel in government cadastral or revenue records. A sub-division survey number identifies a recorded portion created when that larger, parent parcel is divided in the state’s records. The parent number, subdivision suffix, administrative location, area and map must be read together; a number by itself is not proof of ownership or a clean, transferable title.
If you are asking, “What is a sub-division survey number, and how can buyers verify it?”, the practical answer is to compare four separate kinds of evidence: the sale deed and registration history, the state revenue extract, the cadastral or field map, and the parcel’s physical boundaries. India has no single nationwide numbering format or portal workflow, so verification must follow the state and local jurisdiction where the property lies.
What a survey number and subdivision number identify
Revenue and cadastral authorities assign a survey number when they survey and record land. It links a field to administrative details such as the state, district, taluk or tehsil, village or urban ward, recorded extent, land classification and recorded interests. A subdivision number is added when the authority records only a part of that parent field as a separate parcel. It may appear as a suffix or another jurisdiction-specific format, but the exact notation differs among states and sometimes between rural and urban systems.

The larger the measurement range, the smaller the error. The altitude data displayed on the device is GPS altitude, which fluctuates with changes in the satellite signals received. This is normal
Why the parent number and suffix matter together
A reference such as a parent survey number followed by a subdivision suffix is meaningful only with its jurisdiction. The same digits can occur in different villages, taluks or districts. A buyer should therefore record the complete identity: state, district, taluk or tehsil, village or ward, parent survey number, subdivision number, recorded extent and the deed’s document references.
What the number does not establish
- It does not by itself prove that the seller owns the land or can convey it.
- It does not guarantee that the area or boundary visible on the ground matches the record.
- It does not show whether mortgages, attachments, prior transfers, inheritance claims or other restrictions affect the property.
- It does not have one national format or one national online search procedure.
Why India-wide instructions are unreliable
Land administration is implemented through state and local systems. Record names, map products, search fields, language, login requirements and certificate options vary. For example, a Tamil Nadu rural search asks for district, taluk, village, survey number and subdivision number. Tamil Nadu services identify records such as Patta, the A-Register, FMB or field measurement book, Chitta and TSLR records. Goa’s directorate presents record-of-rights, mutation and map services through its own system. These examples demonstrate the variation; they are not a universal template for every state.

- State and district.
- Taluk, tehsil, sub-district or equivalent revenue jurisdiction.
- Village, municipal ward or other local unit used by the portal.
- Parent survey number and every subdivision suffix shown in the deed.
- Recorded extent, with its unit (for example, square metres, acres, hectares or local units).
- Sale agreement or proposed sale deed, prior deed references, registration district and document number or year.
- Names of the recorded owner, seller and any predecessor where shown.
- Any patta, record-of-rights, mutation, tax, field-sketch or map reference supplied by the seller.
Scan or photograph each page clearly, including schedules and hand-written amendments. Preserve the original wording: a missing slash, letter or subdivision suffix can change the parcel being searched.
How to verify a sub-division survey number step by step
- Define the jurisdiction. Confirm the state, district, taluk or tehsil and village or ward from the deed and the seller’s documents. If two documents name different jurisdictions, stop and resolve that difference before relying on a portal result.
- Open the state’s official land-record service. Look for the revenue department, land-records department or survey and settlement department site maintained by the relevant government. Select the service for the applicable rural or urban record rather than assuming that a neighboring state’s portal or a national search page will contain the parcel.
- Retrieve the revenue extract. Supply the administrative fields and the parent survey and subdivision numbers exactly as recorded. Download or request the available extract, noting its issue date, whether it is digitally signed or certified, and the name of the issuing authority. The extract may be called a record-of-rights, patta, A-Register, Chitta, TSLR or another state-specific name.
- Obtain the cadastral map or field sketch. Use the state survey department’s cadastral map, field measurement book, field sketch or equivalent map service. Survey of India explains that cadastral maps depict identifying numbers for fields; the map is what connects the identifier to a drawn parcel, neighboring fields and boundary geometry.
- Compare the identifier across the deed and revenue record. Check the parent number, subdivision suffix, village or ward, extent and owner or holder name. A deed that mentions only an older parent number may require an official explanation of how the subdivision was created and recorded.
- Compare the map with the property on the ground. Identify access roads, adjoining parcels, natural features, corner points and the shape shown in the map. Compare the recorded extent with the area described in the deed and the parcel pointed out by the seller. Do not assume that a fence, wall or broker’s sketch is the legal boundary.
- Check registration and title separately. Review the conveyance chain and registration history through the Sub-Registrar’s Office and the documents applicable to the transaction. The Department of Land Resources describes registration as involving title-deed verification and registration at the Sub-Registrar’s Office. A revenue extract supports parcel identification but is not a complete title opinion.
- Record the evidence and its dates. Save the downloaded file, map, transaction document references, portal receipt and screenshots showing the search parameters. Note whether each item is current, certified, digitally signed or merely an informational view.
- Escalate any mismatch before paying or signing. Ask the state revenue or survey office for the official map, certified record or correction procedure applicable to that jurisdiction. If the physical boundary does not align, engage a locally qualified survey professional to identify the boundary and a property lawyer to assess the documents and legal consequences.

| Evidence | What it helps verify | Important limitation |
|---|---|---|
| Sale deed, prior conveyances and schedules | What the parties purported to transfer, consideration, boundaries, extent and document chain | A deed can repeat an incorrect number or boundary; its wording still requires comparison with official records. |
| Revenue extract, such as a state record-of-rights or patta | Recorded parcel identifier, extent, classification and recorded holder or interests, subject to the state’s record design | It is not, by itself, a complete title opinion or proof that every claim and encumbrance has been resolved. |
| Cadastral map, field sketch or field measurement book | Mapped location, shape, adjoining fields and the relationship between the identifier and the parcel | Map currency, scale, updates and availability vary; a map must be checked against the ground and the current record. |
| Mutation record | Whether a change was entered in the revenue record after a transfer, inheritance or other event | Mutation is an administrative entry and does not substitute for examining the underlying registered instrument and title. |
| Registration history and Sub-Registrar records | Registered instruments and the formal transaction record available for the jurisdiction | Search scope, certified-copy rules and historical availability vary by state and office. |
| On-ground measurement by a qualified survey professional | Whether visible occupation and measured points correspond to the official map and described extent | A private measurement cannot amend a government record; discrepancies must be taken to the competent authority. |
How to handle common mismatches
The deed shows a parent number but the portal requires a subdivision
Do not guess a suffix from the seller’s explanation. Ask the revenue or survey office for the subdivision order, updated extract, map or other official record that links the parent parcel to the recorded part. Have the seller explain why the deed was not updated and obtain legal advice before accepting a correction or a new deed.

The number matches, but the area is different
Check units first: local measures may have been converted incorrectly, and a deed may describe an undivided share rather than the entire field. Then compare the extent in the extract, map and registered instrument. If the difference remains, request an official measurement or demarcation and do not treat the lower or higher figure as automatically correct.

The map and fence do not align
Fences, walls, roads and informal divisions can move or be built without a cadastral update. Preserve photographs and the map, ask the survey office for a certified field sketch or demarcation procedure, and use a qualified local surveyor. A lawyer can assess possession, boundary, easement and title implications; do not remove a boundary or take possession on the strength of an online map.
The seller’s name differs from the revenue record
Check whether a registered transfer, inheritance, partition, court order or mutation is pending. Obtain the underlying instrument and registration details rather than relying on a promise that the portal will be updated later. A name mismatch is a transaction risk that should be resolved or specifically addressed in legal advice before completion.
The portal has no result or the file will not download
Recheck the selected district, taluk or village, the rural-versus-urban service and the exact subdivision format. Some records may not be digitized, may use legacy identifiers or may require an office request. Keep the failed search details and contact the responsible revenue or survey office for the certified-record route.
ULPIN is not the same as a subdivision survey number
The Department of Land Resources describes the Unique Land Parcel Identification Number (ULPIN) as a 14-digit, coordinate-based identifier. That length refers to ULPIN, not to the length of a state survey or subdivision number. Do not assume that ULPIN replaces the state identifier, that every parcel has one, or that a ULPIN search will produce the state’s deed, mutation or cadastral records. Where both appear, record both and confirm how the state system links them.
When an online result is enough—and when it is not
Useful as an initial check
- The portal returns the expected jurisdiction, parent number and subdivision.
- The recorded extent and map shape are consistent with the deed and the parcel shown to you.
- The record is current for the transaction and its authenticity can be checked through the portal’s certification or digital-signature feature.
- The registration documents and seller identity follow the same chain.
Require professional or official follow-up
- The parent number, subdivision, extent, owner name or boundaries differ between documents.
- The property is part of a larger field, an undivided share, a layout or a recently partitioned parcel.
- The portal record is missing, uncertified, clearly old or inconsistent with a map.
- There is a boundary dispute, overlapping claim, mortgage, attachment, inheritance issue or pending mutation.
- The seller asks you to rely on a broker’s map, tax receipt or ULPIN alone.
A buyer’s verification checklist
- ☐ State, district, taluk or tehsil and village or ward confirmed.
- ☐ Parent survey number and subdivision suffix copied exactly from the deed.
- ☐ Recorded extent and measurement units compared.
- ☐ Current official revenue extract saved, with issue date and certification status.
- ☐ Official cadastral map, field sketch or equivalent obtained.
- ☐ Deed boundaries, map boundaries and on-ground features compared.
- ☐ Registration history and title documents reviewed separately from revenue entries.
- ☐ ULPIN, if shown, treated as an additional identifier rather than a replacement.
- ☐ Every discrepancy referred to the competent state office and, where appropriate, a qualified survey professional and property lawyer.
Bottom line for buyers
A sub-division survey number is the jurisdiction-specific identifier for a recorded part of a larger surveyed parcel. Verify it by matching the complete location and identifier in the state revenue extract, linking it to the official cadastral map, checking the deed and registration history, and comparing the mapped parcel with the ground. Because numbering and services differ across India, a matching number is an important starting point—not a standalone guarantee of title, area or boundary.
