After you apply for a mortgage, the lender sends an early Loan Estimate, verifies your finances and the property, and decides whether to approve the loan. If the loan proceeds to closing, you review a final Closing Disclosure, bring the required funds, sign the loan and transfer documents, and complete the steps that transfer ownership. For most covered U.S. mortgages, the Loan Estimate is due within three business days after the lender receives six specific application details; that deadline is not an approval or a promise of when you will close.

1. Your application triggers a Loan Estimate

For a mortgage covered by the federal Loan Estimate and Closing Disclosure rules, the application is considered received for disclosure purposes once the lender has these six items:

  • Your name
  • Your income
  • Your Social Security number, so the lender can obtain a credit report
  • The address of the property you want to purchase or refinance
  • An estimate of the property’s value
  • The loan amount you are requesting

The lender generally must deliver the Loan Estimate or put it in the mail within three business days of receiving all six. You do not have to submit supporting documents just to receive one, though more complete information can make its estimates more accurate. See the CFPB’s explanation of what is required to apply and its TRID disclosure FAQs.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

This six-item test is about when the disclosure clock generally starts; it is not a checklist of everything the lender will eventually need to evaluate the loan. In particular, getting a Loan Estimate does not mean the lender has verified every detail or decided that you qualify. The supporting records and any explanations requested later serve a different purpose: they help the lender process and evaluate the application.

The Loan Estimate describes proposed loan terms and estimated costs. It is an early comparison document—not an approval, a final bill, or necessarily a guaranteed interest rate. Your lender must still verify information and evaluate the application before deciding whether to make the loan. Treat the estimate as a useful snapshot of an offer, not as evidence that the property work, underwriting, or closing steps are complete.

2. Compare offers and tell your chosen lender to proceed

If you have time before choosing, request Loan Estimates from at least three lenders, as the CFPB recommends. Compare offers using the same loan amount, down payment, property, and other assumptions; otherwise, differences may reflect different scenarios rather than better pricing. The CFPB’s guide to requesting and reviewing Loan Estimates explains the comparison process.

Look at the whole offer, not just the interest rate. Consider the loan amount and term, estimated monthly payment, closing costs, estimated cash to close, points or lender credits, and whether the rate is locked. A lower rate may come with points or other costs; credits may reduce upfront costs while affecting the rate or other terms. The estimate is not necessarily a rate guarantee, so ask the lender what is locked, for how long, and what happens if the closing date changes.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

There is no universally best offer based on one line of the estimate. A borrower focused on upfront cash may weigh points, credits, and cash to close differently from one focused on the interest rate and monthly payment. Compare the same categories across lenders and ask each lender to explain differences you cannot account for. No one combination of rate, fees, or credits is right for every borrower, so the trade-off depends on your plans and eligibility.

  • Keep the loan amount, down payment, and other assumptions consistent across estimates.
  • Check whether the rate is locked and note any stated expiration.
  • Compare both upfront costs and the ongoing payment.
  • Compare the loan term, points, lender credits, closing-cost categories, and estimated cash needed to close.
  • Ask about differences you cannot explain before selecting an offer.

Multiple mortgage credit checks within a 45-day window are recorded as a single inquiry for credit-report purposes, according to the CFPB’s comparison guidance. This refers to the treatment of mortgage inquiries for credit-report purposes; it does not mean every lender’s application process or scoring model is identical.

Once you choose a lender, actively tell it that you intend to proceed. Silence does not count as notifying the lender. Ask what method it accepts, since the process can vary. The CFPB says a lender is only required to honor the Loan Estimate’s terms for ten business days; if you have not indicated intent to proceed within that period, the lender may revise the estimate. Read the CFPB’s guidance on intent to proceed.

Do not assume that simply receiving, opening, or reviewing the estimate tells the lender to move forward. Contact the lender and confirm that it has recorded your intent. If you are still comparing, ask about the timing and terms rather than letting the ten-business-day period pass without understanding what may change. The exact notification method is lender-specific, so follow the instructions you receive.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

3. Send documents and respond to questions

After you indicate that you want to proceed, the lender may request records to verify income, assets, and other details in your application. It may also ask you to explain an item or provide additional documents. The exact list depends on your finances, loan, property, and lender; the initial six application items are not the full underwriting file.

To keep the application moving, use a simple document workflow:

  1. Read each request carefully. Confirm what is needed, the requested date, and how the lender wants it submitted.
  2. Send complete, legible records promptly. If you cannot meet a deadline, tell the lender rather than letting the request sit unanswered.
  3. Answer questions consistently and directly. If the lender asks for an explanation, provide the relevant facts and any supporting record it requests.
  4. Keep copies and a request log. Note what you sent, when you sent it, and any follow-up the lender still needs.

These habits are useful because the lender may need to follow up after reviewing what you first provide. A request for clarification is part of processing the file; it does not, by itself, tell you the ultimate decision. If something in a request is unclear, ask what item is missing and whether the lender needs a particular format or additional explanation. Do not guess at an answer or leave an open request unanswered.

The lender processes the information it needs before making an approval or denial decision. Delayed or incomplete responses can delay closing. That delay may also matter if a rate lock is due to expire or your purchase contract sets a closing deadline. Ask the lender promptly how a delay affects your particular schedule; there is no universal extension or outcome. Keep the lender informed if the expected timing changes, and ask the settlement agent about any transaction scheduling questions that fall within its role.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

4. The lender processes and underwrites the loan

Processing organizes and checks the application materials; underwriting evaluates the verified information and the proposed loan. The lender may need to resolve questions or set conditions that must be met before it can finalize the loan. An approval may therefore be conditional rather than a signal that every remaining step is complete.

In practical terms, expect the lender to use the information and records it has gathered to assess the application, and to communicate if it needs something else. The exact review path, requested conditions, and order of work are not the same in every file. A borrower should avoid treating an early estimate, a request for documents, or an initial approval status as a guarantee that the loan is ready to fund. Ask the lender what remains outstanding and what must happen before it can finalize its decision.

Property-related work can also be part of the file. Depending on the transaction, the lender may require an appraisal or other property- or title-related work before finalizing the loan. These steps do not happen in the same order in every case, and some may run in parallel. The requirements depend on the lender, property, loan program, and transaction. The FHFA’s step-by-step mortgage guide notes that mortgage activities and timing vary by loan type and borrower circumstances.

Because work can happen in parallel, there is not necessarily one universal sequence in which every borrower completes each task. Some files need more follow-up than others, and property or title-related work can affect the path as well as the financial review. Available official guidance does not establish a national average duration from application to closing. If you need a date for planning, ask your lender and settlement agent for the schedule relevant to your file, and keep any purchase-contract deadline in view.

A Loan Estimate is not proof that underwriting has approved you. The lender makes its decision after it has received and processed the information required for your file. Avoid relying on a specific approval date unless your lender has confirmed a schedule for your transaction.

5. Review the Closing Disclosure before closing

For a covered mortgage, you must receive the Closing Disclosure at least three business days before closing. It gives the final loan terms and closing costs. The CFPB says the disclosure lays out the loan terms and an itemized list of closing fees; see its list of documents to receive before closing and description of the closing process.

The three-business-day period gives you time to read the final disclosure before signing. Use it to check rather than assume that every number matches the earlier estimate exactly. Compare the Closing Disclosure with the most recent Loan Estimate. Check the borrower and property details, loan terms, monthly payment, fees, and cash due at closing. Some costs can change between the estimate and final disclosure, but do not assume a difference is correct or incorrect without checking. If a figure is unexpected or unclear, contact the lender or settlement agent promptly so there is time to resolve it before signing.

It can help to review the disclosure in a deliberate order: first confirm that it relates to the right borrower and property; then compare the loan amount, rate and other terms, payment, itemized costs, and amount due at closing. If you do not understand an item or see a number that differs from what you expected, ask the lender or settlement agent to explain it. Do this as soon as possible rather than waiting until the signing appointment. The Closing Disclosure is the final loan-and-cost disclosure described in this process, but it does not replace the actual documents you will sign.

6. Close, fund the loan, and transfer ownership

A settlement agent coordinates important parts of closing. Depending on local practice, that may be a title company, escrow company, or closing attorney. The agent can tell you where and how the closing will happen, which funds are due, and what identification or documents to bring.

Ask the settlement agent how and when to provide the funds due, and confirm the amount against the final information you have received. The available guidance establishes that the agent collects funds due, but it does not set one universal payment method or local closing procedure. Follow the instructions for your transaction rather than assuming that every state or settlement office works the same way.

At closing, you sign binding documents that commonly include the promissory note and a mortgage or deed of trust. The note is your promise to repay the loan; the mortgage or deed of trust makes the property collateral for it. You also sign the applicable purchase and ownership-transfer documents. The settlement agent collects the funds due, the lender’s funds are disbursed, and the deed and other transaction documents are submitted for recording. You must show proof of homeowners-insurance coverage for the lender to fund the mortgage. Once closing is finalized and ownership transfers, you receive the keys.

The signing is an important legal step, but the full closing also includes collection and disbursement of funds and submission of documents for recording. The settlement agent coordinates those parts. Ask the agent if you have a question about what you will sign or what is required on the day; ask the lender about loan terms or funding requirements. Available sources describe the general sequence, but local closing arrangements and transaction details can differ.

Which deadlines matter—and what they do not promise

Timing What it means What it does not mean
Three business days after the lender receives all six application items The general deadline to deliver or mail a Loan Estimate for a covered mortgage. It is not a deadline for loan approval or closing.
Ten business days According to the CFPB, the lender is only required to honor the Loan Estimate’s terms for this period; if you have not indicated intent to proceed, it may revise the estimate. It is not a guarantee that terms will remain unchanged after you proceed.
At least three business days before closing The deadline to receive the Closing Disclosure for a covered transaction. It does not mean every closing happens on the same schedule.
Application to closing The overall schedule depends on the borrower, lender, loan type, property work, and transaction. The cited official sources do not establish one universal average duration.

These are disclosure and process deadlines, not a single end-to-end timetable. Timing varies with the file and circumstances; prompt document delivery can help avoid one source of delay, but it cannot control every step. If a rate lock or contract date could be affected, ask the lender about the loan schedule and the settlement agent about closing logistics rather than assuming that a disclosure deadline guarantees the closing date.

Does the same process apply to every mortgage?

No. This guide describes the general U.S. process for covered transactions subject to Loan Estimate and Closing Disclosure rules. CFPB identifies reverse mortgages, HELOCs, some manufactured or mobile-home loans not secured by real estate, and certain subordinate homebuyer-assistance loans as exceptions to the standard disclosure framework. State law, loan program, lender practices, property, and purchase contract can also affect disclosures and closing procedures. Ask your lender and settlement agent which requirements and dates apply to your transaction.

That scope matters when using the deadlines above: they are general rules for covered transactions, not a promise that every type of borrowing uses the same forms or timing. If your loan falls into one of the listed exceptions, ask the lender which disclosures and process apply instead. Even for a covered mortgage, the details of the file and local closing practices can affect what happens between the early estimate and signing.

What happens after I submit my mortgage application?

For a covered mortgage, once the lender has the six application items, it generally has three business days to deliver or mail a Loan Estimate. You compare offers, tell the lender you choose that you intend to proceed, and provide the financial records and explanations it requests. The lender processes and underwrites the application, may require property or title-related work, and makes an approval or denial decision. If the transaction moves toward closing, you review a Closing Disclosure at least three business days before closing, bring the required funds, show homeowners-insurance coverage, sign documents, and complete recording and ownership transfer.

Do I need to send financial documents before I can get a Loan Estimate?

Not just to receive the estimate under the general covered-loan disclosure rule. The lender generally must deliver or mail it within three business days after it receives your name, income, Social Security number, property address, estimated property value, and requested loan amount. Supporting documents are not required just to receive it, although more complete information can make the estimates more accurate. The lender may request records later to verify your application and evaluate the loan.

Is a Loan Estimate an approval or a guaranteed rate?

No. It summarizes proposed loan terms and estimated costs so you can compare offers. The lender still needs to verify information and evaluate the application before deciding whether to make the loan. The rate is not necessarily guaranteed; check whether it is locked, for how long, and what could happen if closing timing changes.

How do I tell the lender I want to proceed?

Contact the lender and clearly state that you intend to proceed. Silence does not communicate that decision, and the accepted notification method can vary, so ask the lender how it wants you to respond and confirm that it has recorded your intent. The CFPB says the lender is only required to honor the Loan Estimate’s terms for ten business days; after that, if you have not indicated intent to proceed, it may revise the estimate.

How long does mortgage approval and closing take?

Available sources do not establish one reliable, universal application-to-closing average. Timing varies with the borrower, lender, loan type, property, appraisal or other property and title-related work, and transaction circumstances. Providing requested documents promptly can avoid one source of delay, but it cannot control every step. Ask your lender and settlement agent for a schedule specific to your file, especially if a rate lock or purchase-contract deadline is relevant.

What should I compare on Loan Estimates?

Use the same loan amount, down payment, property, and other assumptions, then compare the interest rate and whether it is locked, loan amount and term, monthly payment, points or lender credits, closing-cost categories, and estimated cash to close. Look at both upfront costs and ongoing payment rather than choosing by rate alone. The CFPB recommends getting estimates from three or more lenders when possible. Multiple mortgage credit checks within a 45-day window are recorded as a single inquiry for credit-report purposes.
