Forward EV/EBITDA is usually a weak standalone valuation measure for a mortgage REIT. It can serve as a rough screening ratio, but it excludes interest expense from the denominator even though borrowing costs, leverage, hedges, asset marks and liquidity largely determine a mortgage REIT’s economics. For most investors, book value or tangible book value per share, price-to-book, net interest income, funding costs, credit exposure and leverage provide a more relevant starting point.

The ratio is not useless. It can add context when two companies have genuinely comparable portfolios, capital structures and forecast definitions. The problem is that those conditions often do not hold. Treat forward EV/EBITDA as one secondary clue, not as a verdict that a mortgage REIT is cheap or expensive.

What forward EV/EBITDA measures

Enterprise value (EV) attempts to represent the value of a company’s operating assets to all capital providers, rather than only the value of common equity. A data provider commonly starts with the market value of common shares, then adjusts for debt, preferred equity, cash and sometimes other claims or non-operating assets. The exact formula varies, so read the provider’s methodology before comparing figures.

Forward EBITDA is an estimate of future earnings before interest, taxes, depreciation and amortization. “Forward” means the denominator is forecast rather than a completed historical result. Forecast periods may cover the next fiscal year, the next 12 months or another interval. Providers may also use adjusted, normalized or consensus EBITDA, with different treatment of one-time items, stock compensation or other adjustments.

The multiple is calculated as:

Forward EV/EBITDA = enterprise value ÷ forecast EBITDA

A lower multiple can imply that the market is assigning less enterprise value to each forecast dollar of EBITDA. That interpretation works best for operating companies whose earnings measure reflects the costs required to produce revenue and whose debt levels, accounting and business models are reasonably comparable. A mortgage REIT is a different case.

Why the ratio fits a mortgage REIT poorly

Interest is not a peripheral cost

Mortgage REITs earn income from mortgage-related assets and commonly finance those assets with borrowing. The difference between asset income and funding costs—net interest income—is central to results. EV/EBITDA removes interest expense from the denominator, even though the cost of repurchase agreements, warehouse lines, securitizations, swaps and other financing directly affects what remains for common shareholders.

Two mortgage REITs can report similar forecast EBITDA while facing very different borrowing costs, repricing schedules, collateral requirements or access to financing. The multiple would not show that distinction. A rising-rate environment can increase funding costs faster than asset yields reset, compressing earnings without an obvious change in the headline ratio.

Mortgage assets are balance-sheet businesses

For many mortgage REITs, the value and risk of the asset portfolio matter as much as an income statement total. Agency mortgage-backed securities, non-agency residential loans or securities, commercial real-estate loans and hybrid portfolios have different credit, duration, prepayment and liquidity characteristics. Market prices can change when mortgage spreads move, even if contractual interest income has not yet changed.

Leverage magnifies those changes. A modest decline in asset values can produce a much larger percentage decline in common equity when assets are funded with substantial debt. EBITDA does not express that balance-sheet sensitivity, while book value is designed to show the period-end accounting value of net assets, subject to the limitations of marks and assumptions.

Hedges do not make risks disappear

Mortgage REITs often use interest-rate swaps, swaptions, futures or other instruments to manage duration and rate exposure. Those hedges may reduce the effect of a parallel interest-rate move, but they do not necessarily offset mortgage-spread widening, basis risk, prepayment changes or credit deterioration. A ratio based on forecast EBITDA cannot reveal which exposures are hedged, how effective the hedge is or what collateral it requires.

Forecast EBITDA may not be economically comparable

Mortgage REITs and data vendors can use different definitions for EBITDA or adjusted earnings. One forecast may exclude mark-to-market movements; another may include them. One may treat realized gains, hedge results or credit provisions differently from another. Unless the forecast period and adjustments match, comparing multiples can create precision without comparability.

What to examine before looking at the multiple

Book value and tangible book value

Start with common book value or tangible book value per share and the date on which it was measured. Then calculate the share price relative to that figure:

Price-to-book = current common share price ÷ book value per share

A price below book value may indicate that investors discount the reported assets, expect book value to fall, demand compensation for leverage or liquidity risk, or simply apply a sector-wide discount. A price above book value may reflect confidence in management, asset quality, funding access or future earnings. Neither relationship proves mispricing.

Book value is a dated accounting measure, not a guaranteed liquidation price. Mortgage marks can depend on observable prices, models, liquidity and credit assumptions. A company that reports stable book value may still face spread, financing or collateral pressure after the reporting date.

Asset mix and credit exposure

Identify what the portfolio actually owns:

  • Agency mortgage-backed securities: generally carry government-sponsored-enterprise or government backing against principal credit loss, but remain exposed to rates, spreads, prepayments and financing conditions.
  • Non-agency residential assets: add borrower, housing-market and credit-loss risk, with valuation affected by delinquencies, defaults and recoveries.
  • Commercial real-estate loans or securities: depend on property values, rents, refinancing conditions, occupancy and sponsor strength.
  • Hybrid portfolios: combine exposures, making the portfolio-level mix and risk concentrations especially important.

Read delinquency trends, non-performing assets, loss reserves, impairments and the company’s description of valuation methods. Asset labels alone do not tell you how sensitive the portfolio is to a recession or a refinancing shock.

Net interest income, yields and funding costs

Compare the yield on investments with the cost of funds and examine how each is expected to change. A company presentation may report investment portfolio yield, cost of funds, net interest spread and leverage alongside book value. These figures help explain the earnings engine that EV/EBITDA leaves out.

Ask whether liabilities reprice sooner than assets, whether funding is fixed or floating, and how much borrowing is secured by the portfolio. Also check whether the company reports interest income on an effective-yield basis and how it treats premium amortization, discount accretion and hedge costs. Definitions can make superficially similar spreads difficult to compare.

Leverage and liquidity

Leverage should be read with its definition and date. A company may report debt-to-equity, recourse leverage, economic leverage or another measure that includes derivatives or non-recourse securitizations. Compare like with like.

Review:

  • recourse and non-recourse borrowing;
  • repo and warehouse maturities;
  • haircuts and margin-call terms;
  • unencumbered assets;
  • cash and other immediately available liquidity;
  • unused financing capacity; and
  • the concentration of lenders and counterparties.

Liquidity can become more important than accounting earnings during a market sell-off. A portfolio may be fundamentally sound yet forced to sell assets if collateral values fall or lenders increase haircuts.

Rate, spread and prepayment sensitivity

Use the sensitivity tables and narrative in the latest filing or presentation. Look for scenarios involving parallel rate shifts, curve steepening or flattening, mortgage-spread changes, faster or slower prepayments and changes in volatility. Determine whether the reported result is an estimated change in book value, earnings, cash flow or all three.

Interest-rate hedges usually target rate duration, not every mortgage risk. A hedge can gain value while the mortgage assets lose value because spreads widen. Conversely, a spread rally can improve asset prices even when the hedge loses value. The relevant question is the net portfolio effect under the scenario, not whether the company reports “hedged” exposure.

Earnings quality and distributions

Reconcile GAAP earnings with any supplemental measure the company emphasizes, such as distributable earnings, core earnings, funds from operations (FFO) or adjusted funds from operations (AFFO). These labels are not standardized guarantees. A filing can caution that FFO and AFFO methodologies differ between issuers.

Check what the supplemental measure includes or excludes:

  • realized and unrealized gains or losses;
  • credit-loss provisions and impairments;
  • hedge results;
  • incentive fees or management costs;
  • stock-based compensation; and
  • recurring capital or maintenance costs, where relevant.

Then compare the measure with the common dividend and look for changes in book value. A dividend that appears covered by an adjusted figure may still coincide with deteriorating assets or rising leverage.

A practical workflow for using forward EV/EBITDA

  1. Record the definitions. Write down the EV components, forecast period, EBITDA adjustments, share count and currency used by the data provider.
  2. Match the dates. Use a share price and forecast available at the same point in time, and compare them with the latest reported book value and leverage date.
  3. Normalize the peer set. Exclude companies whose portfolios, capital structures or accounting policies make the denominator fundamentally different.
  4. Calculate price-to-book separately. Use common or tangible book value per share, clearly identifying whether the figure is reported, estimated or adjusted.
  5. Read the funding disclosures. Compare asset yields, cost of funds, repricing, haircuts, maturities and liquidity rather than assuming debt is interchangeable.
  6. Stress the balance sheet. Consider what a spread widening, rate shock, faster prepayments or credit losses would do to book value and margin requirements.
  7. Use EV/EBITDA only as context. If the multiple differs, investigate the operating and balance-sheet reason before calling one company cheaper.

Issuer and document Measure Reported figure How to interpret it
TPG Mortgage Investment Trust, Inc., Q2 2026 presentation Book value per share as of June 30, 2026 $10.00 A company-specific, period-end book value; not a target price or sector average.
TPG Mortgage Investment Trust, Inc., Q2 2026 presentation Investment portfolio yield 6.0% A reported portfolio yield for that issuer and period; the definition and date matter.
TPG Mortgage Investment Trust, Inc., Q2 2026 presentation Economic leverage ratio 1.8x Use the issuer’s own leverage definition when comparing with another company.
TPG RE Finance Trust, Inc., June 2026 presentation Peer price-to-book comparison Historical peer figures Share prices closed May 29, 2026, compared with book values dated March 31, 2026; not a current trading screen.

The date mismatch in the peer table matters: a May share price is being compared with a March book value. Market conditions, asset marks and leverage may have changed in the interim.

When forward EV/EBITDA can still help

The ratio can be useful as a secondary comparison in limited circumstances. It may help screen a group of companies with similar asset strategies, similar use of leverage, comparable funding structures and forecasts built on the same definition. It can also highlight when the market assigns very different enterprise values to businesses that appear similar on an operating basis.

Even then, investigate the difference. A lower multiple could reflect higher expected credit losses, weaker liquidity, expensive financing, a less stable dividend, greater mark-to-market risk or a forecast that is unusually optimistic. A higher multiple could reflect stronger funding access or a portfolio with lower credit risk rather than simple overvaluation.

Common mistakes and how to avoid them

Calling a low multiple “cheap”

A low multiple is not evidence of a bargain when EBITDA excludes a major economic cost. Check net interest income, book value and funding first.

Mixing forecast definitions

Do not compare one provider’s next-12-month adjusted EBITDA with another provider’s next-fiscal-year reported EBITDA. Record the period and adjustments beside every number.

Ignoring leverage definitions

“1.8x leverage” has little meaning without knowing whether it is recourse, economic, gross, net or inclusive of derivatives. Use the issuer’s reconciliation.

Treating book value as an exit price

Book value can change after quarter-end and may rely on models in less-liquid markets. Pair it with sensitivity analysis, liquidity and asset-quality disclosures.

Assuming a hedge removes spread risk

Ask what the hedge actually covers. Rate protection does not automatically offset mortgage-basis or credit losses.

Using a dividend as proof of earnings quality

Review GAAP results, the reconciliation of supplemental earnings and changes in book value. Distribution policy can continue temporarily while economic value deteriorates.

What a complete mortgage REIT valuation view looks like

A useful analysis combines several lenses rather than searching for one perfect multiple:

  • Value: common and tangible book value, price-to-book and the direction of book value over time.
  • Earnings: net interest income, asset yield, cost of funds, hedge expense and recurring supplemental earnings.
  • Portfolio: agency or credit-sensitive assets, concentrations, delinquencies, reserves and valuation methods.
  • Balance sheet: leverage, recourse exposure, maturity profile, haircuts and unencumbered liquidity.
  • Risk: rate, spread, prepayment, credit and counterparty sensitivities.
  • Capital return: dividend coverage, share issuance or repurchases and their effect on per-share value.

Forward EV/EBITDA can sit at the edge of this framework as a consistency check. It should not replace the filings that explain how the assets are financed and how changes in market value reach common equity.

Bottom line for readers

Forward EV/EBITDA tells you what enterprise value the market is assigning to a forecast earnings measure that excludes interest, taxes, depreciation and amortization. For a mortgage REIT, excluding interest is a serious limitation because funding costs and leverage are part of the business model, not incidental corporate overhead.
