AI and other automation can help a mortgage lender collect, organize, verify, and analyze parts of your application, assess risk, and support property valuation. They do not remove your responsibility to provide accurate information or the lender’s responsibility to verify the file and make the credit decision. If a lender takes adverse action, it must still give you specific, accurate reasons—even if an algorithm was involved.
Where automation fits in a mortgage application
A mortgage application is a set of information and evidence about the borrower, the requested loan, and the property. In the conventional mortgage process, borrowers commonly complete the Uniform Residential Loan Application, known as Fannie Mae Form 1003 or Freddie Mac Form 65. Fannie Mae describes the redesigned form and its data specifications as supporting digitized loan origination.
After you apply, the lender enters or imports application information into its systems, may request supporting records, and assesses whether the borrower and property meet the requirements for the particular loan. That work may include digital forms, rules-based checks, automated underwriting, machine-learning components, document-processing tools, and valuation technology. These are different kinds of automation; calling the entire process “AI” can make it sound more uniform or more autonomous than it is.
Automated underwriting systems (AUS) analyze information about an application and return findings or feedback to the lender. The U.S. Government Accountability Office (GAO) describes Fannie Mae’s Desktop Underwriter and Freddie Mac’s Loan Product Advisor as proprietary systems lenders use. Their feedback can concern items such as asset verification, income verification, or appraisal requirements. A lender may also apply its own criteria.

- Sleek and Portable: Designed to slip seamlessly into backpacks, laptop bags, or file cabinets, our lightweight folder keeps your documents tidy and accessible wherever you go.

- Versatile Utility: This folder isn't limited to organizing course papers for college students; it's perfect for storing business tax documents, recipes, important receipts, and more!
The distinction matters: an AUS result is an input to the lender’s work, not necessarily a final approval or denial. GAO’s 2025 report says the lender ultimately makes the decision to underwrite the loan. The systems also assess whether a loan may be eligible for sale to the government-sponsored enterprises; that is not the same as the lender deciding whether to extend credit to you.
What AI and automation may do
Organize information and flag what needs attention
Digitized applications and document-processing tools can help move borrower information into a lender’s workflow, review documents, or identify missing or inconsistent items for follow-up. GAO reported in 2025 that private lender systems may use AI for document-review tasks. That is a time-specific description of reported uses, not a promise that a particular lender uses such a tool or that it can interpret every document correctly.
A tool may help summarize information or direct a file to the next step, but the lender still needs evidence supporting the underwriting assessment. An automated flag is a reason to check an item, not proof that the information is wrong; similarly, a tool failing to flag something does not establish that the file is complete.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsAssess risk and provide underwriting feedback
Automated underwriting can evaluate application details against a system’s criteria and return risk or eligibility findings. Fannie Mae’s published guidance recognizes two routes for comprehensive risk assessment: automated underwriting through Desktop Underwriter or manual underwriting. Neither name tells a borrower, by itself, whether a lender will approve the loan.
Fannie Mae’s guidance says the assessment considers factors including the borrower’s equity investment, credit history, liquid reserves, and reliable recurring income, as well as the combined effect of risk factors. A system’s recommendation may shape what the lender reviews next, but the assessment is not simply a single score or an AI verdict.

Support property valuation workflows
An automated valuation model (AVM) estimates property value using data and a model. Such models can support valuation workflows, and automated underwriting feedback may identify appraisal-waiver eligibility in some cases. A model estimate is not a guarantee of the property’s value, and a possible waiver is not a promise that one will be offered or accepted.
Federal agencies adopted quality-control standards for covered AVMs. That oversight addresses quality controls for covered valuation models; it does not make every estimate exact or replace the lender’s obligation to assess the property as collateral. The CFPB’s 2024 AVM resources describe the rule and compliance materials.
Automated versus manual underwriting
These are routes for comprehensive risk assessment, not a simple choice between a computer and a person. Even when a lender uses automated underwriting, people and lender policies remain part of the process. The exact documentation, exceptions, timing, and cost depend on the lender and loan, and the available official sources do not establish that either route is always faster or better for every applicant.
| Question | Automated underwriting | Manual underwriting |
|---|---|---|
| How is risk assessed? | An AUS analyzes application information and returns findings or feedback. Fannie Mae identifies Desktop Underwriter as its automated route. | A lender assesses risk without relying on the AUS route for the comprehensive assessment. Fannie Mae recognizes manual underwriting as an alternative. |
| What information matters? | Fannie Mae guidance names equity investment, credit history, liquid reserves, reliable recurring income, and the combined effect of risk factors as considerations. | The same Fannie Mae guidance identifies those factors for comprehensive risk assessment; the lender must assess the borrower’s circumstances. |
| Are documents still needed? | Yes. The lender must confirm information and support its assessment with documentation; automated feedback can address verification needs. | Yes. The lender must confirm information and support its assessment with documentation. |
| How are exceptions handled? | The lender evaluates findings and any additional criteria it applies. The sources do not establish a universal exception process. | The lender conducts the assessment under applicable requirements. The sources do not establish a universal exception process. |
| Which is faster or less expensive? | Not established as a universal outcome; it depends on the particular lender and loan. | Not established as a universal outcome; it depends on the particular lender and loan. |
When comparing lenders, ask about document requirements, communication, expected timelines, and fee estimates, and whether staff can explain system findings. System names alone do not establish that one lender is better for your situation.

What still depends on you and the lender
You must provide accurate information
Automation does not make guessing, omitting information, or submitting inaccurate details safe. Fannie Mae’s underwriting guidance says the lender must confirm that borrower-provided information is accurate and complete and retain evidence supporting its assessment of credit history, employment, income, assets, and other qualifying information. Answer questions truthfully and provide the records your lender requests.
A digital application may reduce retyping or help a lender process information, but it does not make the original answers self-verifying. If a tool or a person points to a discrepancy, ask what specific information or document is needed and how to correct it. Keep your copies of submitted records organized so you can respond to requests; a physical folder is optional and does not replace the lender’s digital submission process.
The lender remains accountable for the file and decision
Fannie Mae’s guidance places responsibility on the lender to document the assessment, evaluate the property as collateral, and decide whether to approve or decline. The lender must consider the application under the applicable requirements even when an automated system supplies findings. A tool’s output does not transfer that responsibility to the borrower or turn the system into the creditor.
Can AI approve or deny your mortgage?
A system can influence the process by assessing information and returning findings, but the evidence here does not support saying that AI universally makes mortgage approval decisions. GAO reported in its 2025 review that the GSE underwriting systems it discussed did not use AI to make loan-purchase eligibility decisions. It also reported machine-learning uses in certain inputs—for example, automated valuation models in Fannie Mae’s system and credit-information summarization at Freddie Mac. Those findings describe the systems as covered by that report; they should not be treated as a guarantee about every lender or vendor today.

The important practical distinction is between a component that assists with an analysis and the lender’s credit decision. A private lender may use AI for a particular task, such as document review, without that task itself determining whether you get a mortgage. The lender’s actual processes vary by institution, loan type, and platform.

Federal credit-discrimination rules do not disappear when a creditor uses a complex algorithm. CFPB Circular 2022-03 says that creditors must provide applicants against whom adverse action is taken with an accurate statement of reasons, whether the creditor uses machine learning or more conventional methods. CFPB guidance in 2023 further explains that broad categories or checklist reasons are not adequate when they do not reflect the actual reason for the decision.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
CFPB Director Rohit Chopra put the point plainly in September 2023: “There is no special exemption for artificial intelligence.” A creditor cannot rely on a model’s complexity or opacity as a defense for failing to explain the specific principal reasons for adverse action.
If you receive an adverse-action notice, read the stated reasons and contact the lender if they do not make sense or appear inconsistent with the information you provided. Ask which information led to the stated reason, how to correct a factual error, and what channel to use for questions. The rules require an accurate explanation; they do not guarantee that a lender will reverse the decision if you dispute it.

What reported automation outcomes do—and do not—show
Freddie Mac published several results in a May 15, 2025 announcement about its Loan Product Advisor. They are company-reported outcomes about its own analysis, not an independent estimate of what an individual borrower will save or how any lender’s process will perform.
| Freddie Mac-reported figure | How to interpret it |
|---|---|
| Loans were $1,500, or 14%, cheaper | Freddie Mac said lenders maximizing automation through Loan Product Advisor were originating loans at this lower cost. This is the company’s reported comparison, not a guaranteed borrower saving or universal industry result. |
| Five-day shorter loan production cycle time | Freddie Mac said those loans tended to have a five-day shorter cycle. “Tended to” describes a reported pattern, not a promised closing timeline. |
| More than $2 billion in appraisal costs saved since 2017 | Freddie Mac attributed this cumulative amount to its ACE appraisal waivers. It does not mean every borrower qualifies for a waiver or avoids an appraisal cost. |
| 18,000 additional borrowers qualified | Freddie Mac reported that LPA Choice had enabled lenders to qualify an additional 18,000 borrowers. This is a company-announced outcome, not an independent count of borrowers who would otherwise have been denied. |
These figures illustrate why automation is attractive to lenders and borrowers, but they cannot establish how often AI alone changes a mortgage decision. No directly comparable independent estimate of that frequency is established by the official materials cited here, so a percentage for “AI use in mortgage approvals” would be misleading.

You do not need to know which algorithm a lender uses to ask practical questions about its workflow. These questions can clarify what you need to do and whom to contact if something goes wrong:
- Which parts of my application are automated, and what information or documents will those steps use?
- Will a person review the file, and who should I contact about a finding or a possible data error?
- What records do you still need from me, and how should I submit them?
- Does an appraisal waiver apply to my case, or is a property valuation or appraisal still required?
- What timeline and fees should I expect for this loan, and what could delay the next step?
- If the lender takes adverse action, whom should I contact to understand the stated reasons or correct inaccurate information?
Homeownership education or housing counseling may also be relevant to some applicants. Fannie Mae’s Supplemental Consumer Information Form captures information about such education and counseling, but that does not establish that a particular provider is required or that a specific referral program is available.
Bottom line for borrowers
Think of mortgage AI as a set of tools that can assist with information handling, risk assessment, and valuation—not as a substitute for your answers, the lender’s documentation and review, or the lender’s decision. The useful questions are concrete: what data is being evaluated, what evidence is still needed, who can review or correct an error, and how the lender will explain its decision.
