Short answer: TIO Territory Home is a Northern Territory contents-insurance policy for renters. It is designed to repair or replace belongings kept at a rented home after insured events such as theft, fire, cyclone, storm surge, flood, impact and certain accidental breakage. It does not insure the landlord’s building. The useful benefits are balanced by details that require close reading: accidental-damage and portable-contents cover are optional, some portable items must be listed, severe-weather losses can have a 72-hour exclusion after cover starts or increases, and the exact excesses, sub-limits and exclusions come from the policy documents rather than the marketing summary.
This review explains what the product is intended to do, where its stated limits apply, how to set a realistic contents sum insured, and which questions to resolve before buying or renewing in the Northern Territory.
What TIO Territory Home is for
TIO Territory Home is the home-insurance product sold to renters in Australia’s Northern Territory. TIO is a trading name and division of Allianz Australia Insurance Limited. For a renter, the relevant part is contents insurance: cover for personal belongings kept at the rented home, rather than cover for the owner’s structure.

A landlord normally arranges building insurance for the walls, roof and permanent structure. Your policy is aimed at your furniture, clothing, electronics, appliances and other belongings, together with benefits that may apply when insured damage makes the home temporarily unusable. If your lease makes you legally liable for accidental damage to certain fixed glass or ceramic fixtures, the product page also refers to cover for examples such as a window, cooking surface, sink or toilet. The legal trigger, definitions and limits still depend on the applicable policy wording.

The current document index identifies a Territory Home Product Disclosure Statement (PDS) for policies effective from 14 January 2025. Use the PDS, any supplementary PDS, key facts sheet and your policy schedule for the contract that applies to your start or renewal date. The website summary is useful for orientation, but it cannot override an exclusion, condition, excess or sub-limit in those documents.
What events are described as covered?
TIO’s renter summary describes contents cover as repairing or replacing belongings when loss or damage results from insured events. The events listed on the public page include the following:
| Event or situation | Examples given in the summary | What to verify in the PDS |
|---|---|---|
| Theft or burglary | Break-ins and stolen contents | Proof-of-loss requirements, security conditions, unattended-property rules and item limits |
| Fire and smoke | Fire, bushfire, grassfire and smoke damage | Definitions, prevention duties, exclusions and any special limits |
| Storm and severe weather | Storm, rainwater, cyclone and storm surge | The 72-hour exclusion that may apply after starting or increasing cover, plus weather definitions and excesses |
| Flood and water movement | Flood, run-off and floodwater | How flood is defined, where water entered, waiting-period rules and exclusions for gradual damage |
| Impact | A vehicle, falling tree or non-domestic animal | Impact definitions, damage caused by occupants or domestic animals, and applicable excesses |
| Accidental breakage | Accidental breakage of contents glass; fixed glass or ceramic fixtures where the renter is legally liable | Whether accidental damage is selected, item-specific limits, exclusions and liability conditions |
Being on this list does not make every loss payable. A claim must satisfy the event definition and all policy conditions, and it can be reduced by an excess, item limit, depreciation rule or exclusion. For example, a storm-related claim may be treated differently from long-term moisture, wear and tear or poor maintenance. Read the relevant definitions before assuming that a familiar word such as “flood” or “accidental” has its everyday meaning.
What a renter is—and is not—insuring
Your contents
Contents cover is intended for belongings you own or are responsible for at the insured rental address. Make a room-by-room inventory rather than estimating from memory. Include furniture, whitegoods that belong to you, cookware, clothing, hobby equipment, children’s items, tools, bicycles, computers, phones and small appliances. Record current replacement costs, not what you originally paid during a sale.
The landlord’s building
The product is not a substitute for the landlord’s building policy. Permanent walls, the roof and other structural components are generally the owner’s responsibility. A rental agreement can still make you responsible for specific accidental damage, and the renter page refers to fixed glass or ceramic fixtures in that context. Check the lease and the liability section together; do not assume that contents cover pays for every repair bill issued by a landlord.

Belongings away from home
Portable contents is identified as an optional benefit. It is intended for items taken away from the rental, but the page warns that some items must be specified as Listed Portable Contents on the policy schedule. A laptop, camera, bicycle, jewellery item or musical instrument can therefore require a separate description and value rather than relying on an unlisted general limit. Confirm which categories need listing, the maximum payable for each item and whether an excess applies per item or per claim.
Optional benefits that change the protection
Accidental damage
Accidental damage is optional, not an automatic promise that every breakage is covered. Without this extension, cover generally responds only when the loss fits an insured event listed in the base policy. With it selected, accidental damage may broaden the circumstances in which contents can be repaired or replaced, subject to the PDS’s exclusions, excess and item limits. The schedule should show whether you selected the option.

Portable contents
Portable contents is also optional. It addresses property temporarily away from the home and may be important for work equipment, phones, cameras, sporting gear and similar items. The public summary says some property must be listed, so check the schedule after each quote or renewal. A policy that looks inexpensive can leave a high-value item underinsured if its category has a low unspecified limit.
Temporary travel outside Australia
The renter page describes worldwide cover for temporary trips outside Australia for up to 120 days, subject to the policy terms. “Worldwide” does not remove conditions: the trip must fit the definition of temporary travel, the item must be an insured portable item, and exclusions and sub-limits still apply. Ask the insurer to confirm how the 120-day period is calculated when a trip crosses the policy anniversary or involves multiple destinations.
Alternative accommodation, storage and liability
Alternative accommodation
When insured damage to contents makes the rental home unlivable, TIO’s summary describes alternative-accommodation cover of up to 10% of the contents sum insured and for up to 12 months, subject to conditions. The percentage is tied to your chosen contents sum insured, so setting that amount too low also reduces this related benefit. The PDS should answer whether the 10% is an overall cap, whether it is additional to the contents sum insured, and what evidence is needed to establish that the home cannot be lived in.

Pet accommodation
The same summary describes up to $500 for pet accommodation in commercial boarding. It is a stated maximum, not an automatic payment for every pet-related expense. Verify the trigger, whether the amount is included within another accommodation limit, the meaning of “commercial boarding” and any daily or per-claim restriction.
Emergency storage
The page also refers to emergency contents storage when the building cannot be lived in. Storage is different from alternative accommodation: it protects belongings while the residence is unavailable. Check the PDS for the events that activate storage, approved providers, transport costs, time limits and whether the storage allowance is shared with another benefit.
Legal liability
CHOICE’s public summary lists legal liability cover up to $20 million for the reviewed policy, and TIO’s own summary also refers to liability cover at that level. Liability cover is designed for amounts you become legally liable to pay to another person for covered injury or property damage, subject to the contract. It is not a guarantee that every dispute with a landlord, neighbour or visitor will be defended or paid. Confirm who is an insured person, where the liability applies, exclusions for intentional acts and business activity, and whether legal costs are inside or outside the stated limit.
The 72-hour severe-weather exclusion
TIO states that a 72-hour exclusion period may apply to specified losses from cyclone, flood, floodwater, run-off, rainwater or storm surge after a new policy starts or cover is increased. The practical effect is that buying or increasing cover when severe weather is approaching may not protect against an event in that initial period.
“May apply” is important. The exact wording determines which perils and circumstances are captured, when the clock starts, and whether an increase in the sum insured creates a new waiting period for the increased portion. Read the exclusion before selecting a start date, and do not cancel an existing policy until replacement cover is confirmed and active.

Choosing a contents sum insured that can actually replace your belongings
The contents sum insured is the maximum amount selected for covered contents losses, subject to item limits and the rest of the policy. It also affects the 10% alternative-accommodation figure described above. A low premium achieved by choosing an unrealistically low sum insured can leave a large shortfall after a total loss.
- Inventory every room. List each item, quantity, age and current replacement price. Include possessions in cupboards, garages, balconies and storage areas.
- Separate high-value categories. Identify jewellery, watches, cameras, computers, bicycles, musical instruments, collections and tools that may have category limits or require listing.
- Use replacement—not sentimental—values. Record what a comparable new item costs now, unless the PDS specifies a different settlement method.
- Add seldom-used property. Camping gear, formal clothing, spare electronics and children’s equipment are easy to overlook because they are not used daily.
- Check portable requirements. Decide which items leave the home and ask whether each must be Listed Portable Contents.
- Recalculate at renewal. Purchases, gifts, price inflation and moving to a larger rental can make last year’s figure inadequate.
Keep receipts, serial numbers, photographs and valuation documents in secure cloud storage or another location away from the rental. Those records do not create cover, but they can make ownership and value easier to establish after theft or severe damage.
How premiums and excesses should be evaluated
No individualized premium is established for this review. TIO says premiums depend on risk and policy factors and are shown in the policy schedule, so a price quoted for one Northern Territory address cannot be generalized to another. The quote should be read together with the selected contents sum insured, optional benefits, listed items and excesses.
When comparing quotes, ask for the total payable premium and each applicable excess in writing. A lower premium can reflect a higher excess, fewer optional benefits, a lower sum insured or different item limits. Consider the largest realistic out-of-pocket amount you could pay after a claim, not just the monthly or annual price.
A practical comparison framework for renter policies
If you are comparing TIO with another contents policy, use the same assumptions for every quote. The following questions prevent a headline benefit from hiding a material difference:
Best Value
- 5-in-1 Connectivity: Equipped with a 4K HDMI port, a 5 Gbps USB-C data port, two 5 Gbps USB-A ports, and a USB C 100W PD-IN port. Note: The USB C 100W PD-IN port supports only charging and does not support data transfer devices such as headphones or speakers.
- Powerful Pass-Through Charging: Supports up to 85W pass-through charging so you can power up your laptop while you use the hub. Note: Pass-through charging requires a charger (not included). Note: To achieve full power for iPad, we recommend using a 45W wall charger.
- Transfer Files in Seconds: Move files to and from your laptop at speeds of up to 5 Gbps via the USB-C and USB-A data ports. Note: The USB C 5Gbps Data port does not support video output.
- HD Display: Connect to the HDMI port to stream or mirror content to an external monitor in resolutions of up to 4K@30Hz. Note: The USB-C ports do not support video output.
- What You Get: Anker 332 USB-C Hub (5-in-1), welcome guide, our worry-free 18-month warranty, and friendly customer service.

What to check in the policy documents before buying
Use this document check immediately before payment and again at renewal:
- Confirm the insured address is the Northern Territory rental you occupy and that the policy start date is correct.
- Check the contents sum insured against your latest inventory.
- Read the schedule for accidental damage, portable contents and every Listed Portable Contents item.
- Locate the excess for theft, weather, accidental damage and liability claims.
- Read definitions for flood, storm surge, cyclone, rainwater, run-off and accidental damage.
- Find the 72-hour exclusion and note exactly which losses it affects after a start or increase.
- Check alternative-accommodation, pet-boarding and storage limits, triggers and duration.
- Confirm whether the $20 million liability limit is inclusive of legal costs and other expenses.
- Read general exclusions for wear and tear, gradual deterioration, intentional acts, business use and unoccupied premises.
- Save the applicable PDS, supplementary PDS, key facts sheet and policy schedule with your inventory.
Claims preparation and common failure points
After loss or damage, take reasonable steps to prevent further damage without discarding evidence. Photograph the scene, secure the property after a break-in, notify the relevant authority where required, and keep damaged items unless safety or emergency conditions make that impossible. Prepare an itemised list with purchase records, photographs, serial numbers and repair or replacement estimates.
Recommended Free Tools
Common problems are avoidable:
- Underinsurance: the sum insured or category limit is below the replacement cost.
- Unlisted portable property: a valuable item was taken away from home but was not listed when the schedule required it.
- Assuming every water loss is flood: the policy definition and exclusion may distinguish flood, stormwater, seepage and gradual damage.
- Missing the waiting period: a loss occurred within the 72-hour exclusion after starting or increasing cover.
- Confusing building and contents: a landlord’s structural repair is presented as though it were a contents claim.
- Ignoring the excess: the repair cost is close to or below the amount payable by the renter first.
Report the claim through the insurer’s current channel and follow the instructions in your policy documents. Do not promise settlement amounts to another party or admit legal liability before receiving guidance, particularly after an incident involving a landlord, neighbour or visitor.
Strengths and limitations for Northern Territory renters
Potential strengths
- The published event list addresses risks that are especially relevant to a tropical Northern Territory rental, including cyclone, storm surge, flood and run-off.
- Alternative accommodation is described as up to 10% of the contents sum insured for up to 12 months, with a separate pet-accommodation amount of up to $500, subject to conditions.
- A stated legal-liability limit of up to $20 million provides a substantial headline limit, subject to the contract.
- Optional portable contents and temporary worldwide travel cover can suit renters who regularly take equipment away from home.
Limitations to weigh
- The website summary does not establish that every listed event is payable in every circumstance; exclusions, definitions, limits and excesses control.
- Accidental damage and portable contents require deliberate selection, and some portable items must be listed.
- The 72-hour exclusion can matter when cover is arranged or increased shortly before severe weather.
- No general premium or independent member-only rating can be applied to your address without obtaining a quote and reviewing the schedule.
Verdict: who should consider it?
TIO Territory Home is worth considering if you rent in the Northern Territory and want contents insurance that publicly addresses theft, fire, cyclone, storm surge, flood and impact, with optional protection for accidental damage and portable belongings. Its suitability depends less on the headline event list than on whether your chosen sum insured, listed items, excesses and severe-weather conditions match your actual risk.
Before purchasing, obtain an address-specific quote, select options deliberately, list high-value portable property where required, and read the PDS effective for your policy date. If the accommodation, storage, liability or flood wording does not meet your needs, the right response is to compare those clauses—not simply to choose the lowest premium.
