Gulf Development Public Company Limited has formed Gulf Edge Data Center Company Limited (GEDC), a wholly owned data-center investment and operating platform. Announced on 14 October 2026, GEDC will own 70% of the up-to-100 MW Gulf Edge Data Center 01 (GEDC01) project in Rayong and provide the structure for additional facilities. Gulf already operates the 25.6 MW GSA01 site in Samut Prakan and is developing GSA02 in Chonburi, where Microsoft has contracted for services supporting its Thailand cloud region.

What Gulf’s new holding company does

GEDC is held through Gulf Edge Limited and is intended to develop and provide data-center services, along with businesses that support data-center operations. Rather than treating each facility as a standalone project, Gulf is using GEDC as a dedicated investment and ownership platform. The company will take a 70% interest in GEDC01 and can hold stakes in future projects under the same structure.

Gulf has also established holding companies named GEDC02, GEDC03 and GEDC04. Their creation signals a project-by-project expansion model, although the announcement does not disclose capacities, partners or construction schedules for those entities.

When will GSA02 and GEDC01 open?

GSA02 in Chonburi

Gulf says GSA02 is planned to commence operations in 2027. The company has announced an agreement for GSA02 to provide data-center services to Microsoft’s Thailand cloud region, supporting in-country processing and storage. No quarter or month has been published for the start of commercial operations.

GEDC01 in Rayong

GEDC01 is under construction in Rayong and is planned to begin operations in the fourth quarter of 2027. Phase 1 is designed for up to 100 MW. GEDC will hold 70%, making the new holding company the controlling shareholder in the project. The announcement does not state the identity or ownership percentage of the other investors.

GSA01 is already operating

Gulf’s shareholder minutes state that GSA01 in Samut Prakan commenced commercial operations in the second quarter of 2025. Its stated capacity is up to 25.6 MW, so it is the only facility in this disclosed group with an operating date in the past rather than a forward target.

Who are Gulf’s cloud and technology partners?

Microsoft: announced customer for GSA02

The Microsoft agreement concerns data-center services for the company’s Thailand cloud region. Its stated purpose is in-country data processing and storage, which can help customers that need workloads and data kept within Thailand. Gulf also says G-AIS and Microsoft plan digital solutions covering cloud services, artificial-intelligence-enabled customer service, cybersecurity and a joint go-to-market effort aimed at private-sector, state-enterprise and government customers.

Google: strategic cloud and AI collaboration

Gulf’s 2025 results release describes collaboration with Google on Google Distributed Cloud air-gapped services and a strategic framework to explore AI infrastructure and solutions in Thailand. This is described as a collaboration and exploration framework, not as a disclosed anchor-customer contract for GSA02 or GEDC01.

How large could Gulf’s overall platform become?

Gulf’s 2025 results release identifies data centers and cloud as a 2026 growth driver and states an ambition to expand total data-center capacity to 300–500 MW within the next three to five years. That is a company target, not current installed capacity. The disclosed projects add up to a maximum of 163.6 MW across GSA01, GSA02 and GEDC01, but the figures represent different stages of development and GEDC01’s 100 MW applies to Phase 1.

Reaching 300–500 MW would therefore require additional capacity beyond these three named facilities, either through later phases, the GEDC02–GEDC04 platform companies or other investments. Gulf has not provided a project-by-project schedule showing how the target will be reached.

Why the structure matters for Thailand’s data-center market

A dedicated holding company can separate data-center assets from Gulf’s other businesses, make project financing and partner investments easier to organize, and allow new facilities to be added without redesigning the ownership of existing sites. The approach also matches the geographic concentration of the announced pipeline: Chonburi and Rayong are in Thailand’s Eastern Economic Corridor, while the operating GSA01 site is in neighboring Samut Prakan.

The Microsoft arrangement gives GSA02 a named cloud-region customer before its planned 2027 opening. Google’s air-gapped-cloud and AI-infrastructure work broadens Gulf’s technology relationships, but the public announcement does not assign Google to a specific facility or disclose committed capacity.

What Gulf says about near-term performance

Gulf chief financial officer Yupapin Wangviwat said the company expects 2026 revenue to increase by approximately 10–15%, supported by gradual revenue recognition from additional capacity after new projects commence. That forecast is a company statement for 2026; it is not a guarantee that every planned megawatt will be operating during the year.

What remains undisclosed

  • Gulf has not published operating dates more specific than “2027” for GSA02.
  • The capacity, location, partners and schedules of GEDC02, GEDC03 and GEDC04 have not been disclosed.
  • The announcements do not state the equity percentages Gulf holds in GSA01 or GSA02.
  • No construction-cost, power-procurement, pricing or utilization figures are provided for the projects.
  • The 300–500 MW ambition is a three-to-five-year target, not a binding delivery timetable.
