Short answer: Suncorp Classic Extras (strata owners) is an individual contents policy for a unit owner, not the strata scheme’s building insurance. CHOICE describes it as a sum-insured policy with accidental damage cover and legal liability up to $20 million, but policy limits, exclusions and sublimits matter. This review reflects CHOICE’s description of Classic Extras; check the policy documents that apply to your own start or renewal date before relying on any feature or limit.
Which Suncorp policy does “strata owners” mean?
This review is about Classic Extras (strata owners), an individual owner’s contents policy. CHOICE identifies the reviewed product as a sum-insured policy from AAI Limited. It is separate from Suncorp’s Strata Insurance, which is intended for the strata scheme and covers the residential building and common areas under its terms.
That distinction matters: a scheme policy does not automatically insure everything inside your unit, and an individual contents policy does not replace the scheme’s building cover. Check the scheme’s policy and your own certificate rather than assuming one covers the other.

Suncorp says household items used primarily for domestic purposes and permanently attached to a unit may count as contents when they are not common property. Examples in its unit-contents guidance include lino or vinyl flooring, floating floors, certain ducted or split-system air conditioners, spas for the sole use of the owner or occupier, and wall paint or paper.

Whether a particular fixture belongs under the scheme policy or your contents policy depends on the applicable policy wording and whether it is common property. Ask your body corporate, owners corporation or strata manager to clarify the scheme’s cover, and check local rules and your policy documents where ownership or responsibility is unclear. Suncorp advises owners to check with their body corporate or equivalent before deciding what contents cover they need.

| Feature | CHOICE’s reported details |
|---|---|
| Unlisted portable contents | Optional cover with an overall selected limit from $1,000 to $10,000; $1,000 maximum per item, collection, pair or set. |
| Temporary accommodation | Up to 10% of the contents sum insured. |
| Jewellery | $10,000 overall maximum; $3,000 maximum per item or set. |
| Artwork | $80,000 overall maximum; $20,000 maximum per item or set. |
| Unoccupied home excess | CHOICE reports an additional $1,000 excess if the home is unoccupied for more than 60 consecutive days. |
These are details reported by CHOICE, not a substitute for your policy contract. Confirm that each option, limit, definition and excess appears in the current PDS and your certificate before you count on it. A category cap or per-item limit may leave an expensive possession only partly covered.
Which policy documents and dates should you check?
Suncorp’s policy-document page identifies the current Strata Insurance PDS as applying to new and renewing scheme policies starting on or after 24 May 2025. That date applies to the scheme-level Strata Insurance PDS; it does not establish which wording governs an individual contents policy. For Classic Extras, use the PDS and certificate that match your own policy’s start or renewal date. Suncorp also lists prior versions of its scheme PDS, so the applicable date matters.

Read the PDS for definitions, exclusions, excesses, conditions and limits, then compare it with your certificate for the cover and options actually selected. Do not treat a webpage summary or a scheme PDS as proof of the terms on an individual contents policy.
How to decide whether the cover fits
Before choosing or renewing, compare the policy against the contents you need to insure and the scheme’s actual cover. A useful like-for-like check includes:

- Contents sum insured: how the insurer expects you to calculate it and whether the amount reflects replacement costs for your belongings.
- Fixtures and floating floors: which items your policy treats as contents, which the scheme treats as building or common property, and how the boundary applies in your building.
- Excesses: the standard excesses and any additional excesses, including the reported unoccupancy excess.
- Accidental damage and portable valuables: whether accidental damage is included and whether optional portable cover suits items you take outside the home.
- Sublimits and exclusions: per-item and category caps, as well as events or property the policy excludes.
- Additional benefits: temporary accommodation and other benefits, including the conditions and caps attached to them.
- Price: compare current quotes for the same address, contents amount, options and payment frequency. Without comparable quotes for a stated household profile, there is no basis to call this policy cheaper or better value.
Verdict
Classic Extras may be relevant if you need your own contents cover while living in a strata unit, especially where some fixtures are not common property. Its headline limits do not tell the whole story: the scheme-policy boundary, your sum insured, exclusions, sublimits and excesses determine what protection you actually have. Confirm the current terms for your policy date and coordinate your decision with the scheme’s cover.
