ahm offers home, contents, or combined home-and-contents insurance, but its published FAQ does not explain whether or how those options apply to strata lots or coordinate with a body corporate policy. That means you should not assume ahm cover replaces, supplements, or duplicates your building’s strata insurance. Check the current policy wording and your strata documents, then ask ahm to confirm how cover would work for your specific lot.

Does ahm Comprehensive home insurance cover a strata apartment?

The available ahm FAQ describes home insurance generally as cover for residential buildings and fixtures. It does not say whether a strata lot is eligible, which structural parts of a lot ahm would insure, or how its policy would respond when the owners corporation or body corporate has building insurance. The current PDS is therefore essential to any strata-specific decision.

ahm’s document index identifies a PDS/FSG for new policies quoted on or after 2 December 2025 and renewals on or after 1 January 2026, as well as an update dated 27 March 2026 that applies to new and existing policies. Confirm that you are reading the version applicable to your policy and quote. ahm’s forms and guides index lists the documents and applicability dates.

What does ahm Comprehensive cover?

ahm presents three choices: home insurance, contents insurance, and combined home and contents insurance. Its FAQ gives a general distinction: home cover concerns buildings and fixtures, while contents cover is for belongings such as furniture, electronics, jewellery, bicycles, and sporting equipment. These are summaries, not a substitute for policy terms. Read ahm’s home and contents insurance FAQs and check the current PDS and your Certificate of Insurance for the cover, exclusions, and limits that apply to you.

Contents limits to verify

ahm’s FAQ lists selected limits, but whether they apply to a particular policy depends on its terms and the customer’s certificate. The FAQ says bicycles and portable musical instruments are limited to $1,000 per item on Basic Cover or $2,000 per item on Comprehensive Cover. It also says jewellery, watches, collectables, and media are generally limited to $1,000 per item or collection unless individually listed on the Certificate of Insurance. Jewellery or watches valued above $20,000 must, according to the FAQ, be kept in a locked safe at home when not worn to remain covered. Check these figures against the current PDS and your certificate before relying on them.

Do I need contents insurance if my apartment building is insured?

A building policy held by the body corporate does not by itself answer whether your personal belongings are insured. ahm describes contents cover as protection for belongings, but the reviewed information does not explain how its policy interacts with a strata policy or what either policy covers in a particular building. Review the strata policy documents and ask ahm about contents cover for your lot, including any exclusions, limits, and claim coordination.

What should a strata owner confirm before choosing cover?

Use the policy documents and direct answers from ahm to establish what is covered, rather than inferring the boundary from the words “home” or “contents.” Ask about these points before purchasing or renewing:

  • Eligibility: Will ahm insure this specific strata property and lot?
  • Insured property boundary: Which building elements, fixtures, and owner-installed improvements, if any, would the home policy cover?
  • Strata policy interaction: What happens if the body corporate policy also covers an element or damage? How are claims and excesses handled?
  • Contents: What belongings are insured, and which item or collection limits apply?
  • Cover selection: What does Comprehensive add over Basic for this policy, and what exclusions remain?
  • Documents: Do the answers match the current PDS, your Certificate of Insurance, and the strata policy documents?

Keep written confirmation and compare it with the policy wording. If a response is unclear or conflicts with the documents, ask ahm to clarify before relying on the cover.

How do sum insured, accidental damage, and cost work?

Sum insured and rebuilding estimates

ahm defines the home sum insured as the maximum it would pay to repair or rebuild the home. Its FAQ advises considering demolition, debris removal, professional fees, and council fees when estimating rebuild costs, and suggests a suitably qualified professional may help. For a strata lot, first confirm whether ahm would insure any building or fixtures at all and what value should be insured; the FAQ does not settle those strata-specific questions.

Accidental damage

In ahm’s FAQ summary, accidental damage is included only with Comprehensive Cover; Basic Cover still covers accidental glass breakage. The FAQ gives scratching, chipping, or denting through normal use as examples excluded from accidental damage cover. Read the PDS for the full definitions and exclusions before deciding which option suits you.

Premium and payment frequency

ahm says premiums depend on the home, customers can adjust their excess, and monthly payments may cost slightly more than yearly payments. The FAQ provides no sample premium, so the price for a strata lot must be obtained from a quote and checked against the cover offered.

How to make a useful ahm quote comparison

Compare like with like, using the actual policy documents rather than just the product names. For each option, record:

  • whether the insurer accepts the specific strata property;
  • which building elements, fixtures, improvements, and contents are insured;
  • how cover interacts with the body corporate policy and its excesses;
  • the sum insured and any per-item or collection limits;
  • accidental damage scope and exclusions;
  • the premium, excess, and payment frequency; and
  • how claims are handled where both policies may be relevant.

Do not treat a lower quote as a better match unless the eligibility, insured property, limits, exclusions, and excess are also comparable.
