Real Insurance Essential (strata owners) is an individual contents policy, not a replacement for insurance arranged by an owners corporation. Public information identifies its broad cover and some limits, but does not establish a CHOICE rating or whether the policy is good value for your address. Whether it suits you depends on what your strata scheme insures, the possessions and fixtures you own, and the premium, excess and exclusions in your own quote and policy documents.

What is Real Insurance Essential for strata owners?

CHOICE describes Essential (strata owners) as a sum-insured policy and names The Hollard Insurance Company Pty Ltd as the provider. You nominate a contents sum insured rather than relying on a public review to determine the amount that fits your belongings. CHOICE’s public page does not disclose its expert rating, cover score, price score or customer-satisfaction score; those are member-only, so there is no public score to report.

Real Insurance also says its Home & Contents product can cover some strata fixtures owned by the customer but not insurable through the body corporate. That is a useful coverage boundary to investigate, not a guarantee that any particular fixture or damage is covered. Check the policy wording and certificate that apply to your property.

Does strata insurance cover my contents?

Scheme insurance and your own contents policy address different risks. NSW Government guidance says an owners corporation is not responsible for an individual owner’s contents and recommends residents consider contents insurance. Furniture, electrical appliances, curtains and carpets may remain uncovered even when damage stems from a common-property issue. This is NSW-specific guidance; strata rules and scheme arrangements differ elsewhere.

In NSW, strata insurance is mandatory. Government guidance describes building cover for reinstatement, professional repair costs and debris removal, and requires at least $20 million in public liability cover. Work-health-and-safety insurance applies in specified circumstances where a scheme directly employs workers. Building valuations should be refreshed every 2 to 5 years. A two-lot scheme may qualify for an exemption from building insurance only if conditions are met, including physically detached buildings, no building parts outside the lots and a unanimous owners-corporation vote.

Before buying individual cover, ask the owners corporation or strata manager for the scheme policy and establish what it covers in your lot. Do not assume that carpets, appliances, fittings or other items are covered merely because they are inside the building.

What does Real Insurance Essential cover?

CHOICE’s public review lists fire and bushfire, flood, storm and rainwater, theft subject to exclusions, vandalism subject to exclusions, earthquake, tsunami, explosion and accidental escape of liquid subject to policy wording. It reports a 72-hour waiting period for bushfire, flood and specified storm or rainwater cover. These are review-page summaries, not a promise that a claim for a named event will be paid. Definitions, exclusions, waiting periods and the individual certificate matter.

Marketing descriptions are not a substitute for the applicable PDS and certificate.

Does it cover fixtures inside my unit?

It may cover certain fixtures that you own and that the body corporate cannot insure, according to Real Insurance’s product description. The phrase “some strata fixtures” is not a complete definition of which items qualify. Compare the scheme’s building policy with the individual policy wording and ask the insurer to clarify specific items, such as a fixture you installed or are responsible for maintaining, before relying on cover.

What is excluded or limited?

CHOICE’s review says storm surge and action of the sea are not covered, and that animal damage and accidental damage are not covered. It also describes gradual seepage or deterioration as excluded from escape-of-liquid cover. These summaries should be checked against the policy version that governs your contract, particularly where an event involves more than one cause or damage develops over time.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Other conditions can affect a claim even where the event is listed as insured. CHOICE says the policy has conditions for homes unoccupied for more than 60 days. It also describes settlement by repair, replacement or payment of replacement value, subject to the sum insured or sublimits. Confirm the applicable settlement method, excess, notification requirements and unoccupancy terms in your documents.

Which policy version should you read?

Real Insurance’s document index lists a Home Insurance (including Contents cover) PDS dated 1 July 2026. It applies to new policies effective on or after 14 August 2026 and existing policies renewing on or after that date. If your policy began or renewed earlier, its terms may be in an older edition. Read the PDS together with any update notices that apply, then check your certificate for the cover, options, sum insured and excess actually selected.

Start with the official Real Insurance document index and match the edition to your commencement or renewal date. The certificate and applicable contract wording govern your individual cover; a general product page or review summary cannot fill in missing terms.

How to decide whether it is worth the premium

  1. Find the scheme’s coverage boundary. Ask what the owners corporation insures and identify items inside your lot that are not covered. In NSW, a strata manager must provide at least three separate insurance quotations for the scheme, or explain in writing if that is not possible. Scheme quotes should show base premium, commissions or broker fees and recipients, and government levies. This requirement concerns scheme insurance, not your individual quote.
  2. Make an inventory of your contents. Estimate a realistic replacement cost for your possessions, then compare it with the contents sum insured and relevant item limits. Check whether portable valuables or other options are needed for your circumstances.
  3. Check fixtures and event definitions. Ask about specific lot-owner fixtures, accidental damage, water escape, flood and storm definitions, waiting periods, and gradual damage. Look for exclusions that could apply to the risks you are most concerned about.
  4. Compare like-for-like quotes. Use the same address, contents amount, options and excess when comparing premiums. Also compare claim settlement terms, unoccupancy conditions and sublimits; a lower premium alone does not show which policy better fits your needs.
  5. Read the contract before relying on a summary. Confirm the PDS edition, updates, certificate, selected options and excess. Contact the insurer about any item or scenario the documents do not clearly resolve.

How claims and assistance are described

CHOICE says claims may be lodged online or by telephone 24/7 and describes repair, replacement or payment of replacement value as possible settlement approaches, subject to the sum insured and sublimits. Real Insurance’s product page also says claims lodgement and emergency assistance are available 24/7. These service descriptions do not guarantee a particular claim outcome; check the contract for how to notify a claim, what evidence is needed and which settlement basis applies.

Verdict: who should consider it?

Real Insurance Essential is worth considering if you need individual contents cover alongside your scheme’s insurance, and its available options and terms fit the contents and fixtures you own. The public information is not enough to call it good value or assign it a review score. Make that decision using a current quote, the scheme policy, your inventory, the applicable PDS and certificate, the excess and the exclusions that matter to you.
