The best financing for an investment property depends on the property’s use and condition, your documentation, available cash, required leverage, closing speed, and a credible exit plan. Most investors compare three structures: an agency or portfolio mortgage from a lender, a privately negotiated loan, or seller financing in which the seller carries the debt.
Choose the structure only after pricing the complete capital stack—purchase funds, repairs, reserves, closing costs, fees, and contingencies—and testing whether rent, a sale, or a refinance can repay the debt under conservative assumptions. A low headline rate is not a good deal if a short maturity, balloon payment, draw restriction, or default remedy makes the exit unworkable.
Start with the property, not the loan
Financing eligibility follows the property and its planned use as much as it follows the borrower. Write down whether the asset will be a long-term rental, a short-term rental, a renovation project, a mixed-use building, or space for an operating business. Record its current condition, expected repairs, occupancy, title status, insurance availability, and projected income.
Then identify the cash the project actually needs. The down payment is only one component. Add inspections, appraisal and title work, lender fees, points, legal and settlement costs, repairs, interest during the project, taxes, insurance, reserves, and a contingency for overruns. A financing source that covers the purchase but leaves no repair or reserve capital can create a default before the property produces income.

Finally, define the exit before signing. A long-term rental might support amortizing debt; a renovation may depend on a sale or refinance; a property with uncertain income may require a larger equity cushion. Treat every projected refinance or sale as an assumption that can fail because of valuation, rates, vacancy, construction delays, or market conditions.
Agency and portfolio mortgages
What this category means
Agency mortgages are loans originated by approved lenders under the eligibility and underwriting rules of a housing-finance agency. Portfolio mortgages are held by the originating bank or lender rather than sold under a standard agency execution. In both cases, the investor applies through a lender; the agency does not necessarily lend directly.
Fannie Mae defines a purchase-money transaction as one in which proceeds finance acquisition of a property or acquisition and rehabilitation. That definition does not mean every investor-purpose property qualifies. Product rules, occupancy requirements, property type, condition, borrower income and assets, reserve requirements, and the lender’s overlays control the approval. Fannie Mae states that it does not originate mortgage loans or lend directly to borrowers; it works through mortgage lenders and other partners.

- The property and borrower fit documented underwriting requirements.
- You want a familiar appraisal, title, disclosure, and servicing process.
- The investment benefits from a longer amortization rather than a short bridge maturity.
- You can provide the income, asset, credit, occupancy, reserve, and property documentation the lender requests.
What to verify with the lender
- Ask which current product and investor-occupancy rules apply to the exact property.
- Confirm whether the property type, number of units, condition, renovations, and intended use are eligible.
- Obtain the lender’s written requirements for income, credit, liquid assets, reserves, appraisal, insurance, and title.
- Request a complete fee and timing estimate, including appraisal, underwriting, processing, lock, and closing charges.
- Ask about lender overlays that are stricter than the agency’s published baseline.
- Model the payment after any interest-only period, rate adjustment, or amortization change, not just the initial payment.
The principal advantage is standardization: a documented process and, where available, longer-term amortization. The trade-off is less flexibility when the property is unusual, vacant, in heavy disrepair, or difficult to document. Approval is never guaranteed by the existence of an agency program; the lender’s current guide and overlays decide the transaction.

Private-money loans
How private money is structured
Private money is capital from an individual, fund, or other non-bank source under terms negotiated for a particular transaction. It is not one standardized product. The lender may focus on the property’s value and cash flow, the borrower’s experience, the proposed renovation budget, or a combination of those factors.
Because the terms are negotiated, the term sheet deserves the same scrutiny as a bank commitment. Compare the economics and legal protections together:
| Term to review | Questions to answer | Why it matters |
|---|---|---|
| Interest and points | Is the rate fixed or variable? Are points paid at closing, withheld from proceeds, or added to the balance? | The stated rate can understate the project’s annualized cost when fees and a short term are included. |
| Loan-to-value or loan-to-cost | Is leverage based on purchase price, current value, after-repair value, or total project cost? | A high after-repair valuation may not provide cash for today’s purchase and construction bills. |
| Lien priority | Will the lender hold the first lien, a junior lien, or a cross-collateralized position? | Priority determines who is paid first after a default or foreclosure. |
| Maturity and extensions | When is the balance due? What are extension fees, conditions, and notice deadlines? | A project can be profitable yet fail if the loan matures before sale or refinance. |
| Draw conditions | What inspections, invoices, retainage, and approval steps release renovation funds? | Unclear draw rules can strand contractors while interest continues to accrue. |
| Guarantees and recourse | Is there a personal guarantee, completion guarantee, bad-boy carve-out, or deficiency exposure? | Recourse can put personal assets at risk beyond the pledged property. |
| Default remedies | What events trigger default, what cure period applies, and how are late fees, foreclosure, receivership, or other remedies handled? | Remedies determine how quickly a temporary problem can become a loss of control. |
| Exit assumptions | Does repayment depend on rent, a sale, or refinancing at a specific value or rate? | The lender may require evidence that the exit remains realistic under adverse conditions. |
Private-money due diligence checklist
- Confirm the lender’s legal identity, authority to lend, funding source, and wiring instructions independently.
- Have a real-estate attorney review the promissory note, mortgage or deed of trust, assignment provisions, guaranties, and default language.
- Order an independent title search and confirm lien priority, taxes, judgments, easements, and required releases.
- Verify insurance requirements, who is named as mortgagee or loss payee, and how claims proceeds are handled.
- Reconcile the settlement statement to the term sheet so points, broker fees, reserves, and prepaid interest are visible.
- Build a month-by-month budget showing purchase, construction draws, interest, taxes, insurance, reserves, and the payoff date.
- Ask what happens if the appraisal is lower, construction costs rise, the property stays vacant, or the buyer or refinance lender delays closing.
Tax treatment is not a substitute for legal underwriting. The Internal Revenue Service’s 2025 Schedule E instructions distinguish qualified nonrecourse financing from seller financing. A qualified person is someone who actively and regularly lends money, such as a bank or savings and loan association; the seller of the property is excluded from that definition. This is a tax-classification rule for the circumstances covered by the instructions, not a blanket endorsement of any private lender or loan structure. Ask a tax professional to apply it to your facts.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteSeller financing
How a seller-carry transaction works
With seller financing, the seller becomes the creditor instead of receiving all sale proceeds from a bank at closing. The buyer signs a promissory note, and the debt is secured by a mortgage or deed of trust, depending on state law. The documents should specify the principal, interest, payment schedule, maturity, late charges, prepayment rights, escrow or servicing arrangements, insurance, taxes, maintenance duties, default notices, cure periods, and foreclosure process.

- Agree on the purchase contract and make financing contingent on satisfactory title, inspection, insurance, and document review.
- Set the note’s rate, amortization, payment frequency, maturity, down payment, and any balloon balance in writing.
- Decide whether a licensed or professional servicer will collect payments, manage escrow, issue statements, and report delinquencies.
- Record the mortgage or deed of trust and any required assignments or disclosures through the settlement process.
- Confirm who pays property taxes, hazard insurance, utilities, repairs, and association charges while the note is outstanding.
- Define default, notice, cure, acceleration, foreclosure, and treatment of partial payments before funds are exchanged.
Seller financing can solve bank-timing, property-condition, or borrower-qualification problems. It can also create concentrated risk: the seller may have limited servicing experience, the buyer may face a large balloon payment, and a defective document can make enforcement or resale difficult. Use qualified real-estate counsel and settlement or servicing professionals rather than an informal handshake or a generic form.
Federal seller-financer conditions
Consumer Financial Protection Bureau Regulation Z §1026.36 describes separate conditions for a natural person, estate, or trust financing one property and for financing three or fewer properties in a 12-month period. These are conditions in a federal rule, not a universal exemption from state law or from every disclosure and licensing requirement.
| Seller-financer situation | Key conditions described in Regulation Z §1026.36 |
|---|---|
| One property | The financing cannot provide for negative amortization and must use a fixed rate or an adjustable rate with the limitations specified by the rule. |
| Three or fewer properties in a 12-month period | The financing must be fully amortizing, the seller must make a good-faith, reasonable-ability-to-repay determination, and the rate must be fixed or a suitably limited adjustable rate. |
Have counsel determine whether the seller, transaction, property, and documents satisfy the applicable condition. State usury caps, licensing rules, recording requirements, servicing laws, foreclosure procedures, and tax rules can impose additional obligations.
Why contracts for deed require special caution
In a contract for deed, the seller may retain legal title while the buyer makes installment payments and occupies the property. The Consumer Financial Protection Bureau’s August 13, 2024 advisory says these contracts are covered by federal home-lending protections and warns: “The deals often have little oversight, and investment groups and other sellers can set a series of traps that leave buyers in unlivable homes, on the hook for tax liens and expensive repairs, and at risk of losing their down payments and homes.” Treat any deed-retention structure as a mortgage-protection and state-law issue, not an informal workaround. Confirm title, liens, taxes, habitability, repair obligations, forfeiture language, notice rights, and the procedure for recording the buyer’s interest before signing.

Can an investor use an SBA loan for rental real estate?
Ordinary rental-property acquisition should not be presented as an SBA-financed investment strategy. The U.S. Small Business Administration’s 504 guidance states that speculation or investment in rental real estate is ineligible. A building used by an operating business is a separate owner-occupied analysis and must satisfy the program’s eligibility and occupancy requirements.
SBA 7(a) loans are stated in current SBA lender guidance as available up to $5 million. Terms are negotiated between borrower and lender and generally run 10 years or less unless the financing involves real estate or equipment with a useful life exceeding 10 years. Those figures describe the SBA program’s stated limits and general term framework; they do not make a passive rental property eligible. Ask an SBA lender to classify the operating business, occupancy, use of proceeds, and collateral before treating the program as an option.
Compare the three structures by decision factor
| Decision factor | Agency or portfolio mortgage | Private money | Seller financing |
|---|---|---|---|
| Qualification | Documented borrower, asset, reserve, property, and occupancy requirements, plus lender overlays. | Negotiated assessment of borrower, property, collateral, experience, and exit. | Negotiated with the seller, subject to federal and state lending, disclosure, and ability-to-repay rules that may apply. |
| Cash required and leverage | Down payment and reserves follow the product and lender’s underwriting. | Loan-to-value or loan-to-cost, equity, repair budget, and contingency are negotiated. | Down payment, note balance, and any retained seller equity are negotiated. |
| Speed and certainty | Appraisal, underwriting, title, disclosures, and lender conditions can lengthen closing. | May close faster, but appraisal, title, diligence, and draw approvals still matter. | Can avoid a bank’s timing, but document preparation, title, servicing, and compliance remain essential. |
| Cost | Interest, points, lender and servicing fees, appraisal, title, and settlement costs. | Interest, points, fees, extension charges, legal costs, and possible inspection or draw fees. | Interest and any discount or fees, plus legal, recording, servicing, and settlement costs. |
| Term and exit risk | Often suited to amortization; product-specific rate and payment rules still apply. | Maturity, interest-only periods, extensions, and balloon payoff must match the exit. | Payment schedule and balloon terms are set by the note and must match the buyer’s repayment plan. |
| Security and recourse | Mortgage lien, lender remedies, and any guarantees in the closing documents. | Lien priority, personal guarantees, cross-collateralization, foreclosure, and deficiency exposure are negotiated. | Mortgage or deed of trust, seller remedies, servicing controls, and possible title-retention consequences. |
| Compliance focus | Agency and lender underwriting, disclosures, title, insurance, and applicable mortgage law. | Written loan documents, state lending and usury rules, security perfection, servicing, and tax treatment. | Regulation Z conditions where applicable, ability-to-repay, disclosures, state licensing and usury law, recording, and servicing. |
A practical financing decision sequence
- Classify the use. Separate a passive rental from an owner-occupied operating business, renovation project, mixed-use asset, or short-term rental.
- Assess condition and documentation. Identify habitability, repairs, occupancy, insurance, title, appraisal, income, assets, credit, and reserve issues before requesting terms.
- Build the full capital stack. Include equity, senior debt, private or seller debt, repair draws, reserves, closing costs, carrying costs, and contingency capital.
- Model conservative exits. Test rent, sale, and refinance scenarios with lower value, slower lease-up or sale, higher costs, and a delayed closing.
- Request written term sheets. Compare rate, points, fees, leverage, lien position, maturity, extension rights, draw rules, guarantees, and remedies on the same worksheet.
- Verify the parties and collateral. Confirm lender authority, title, liens, insurance, taxes, entity authority, and wiring instructions independently.
- Obtain professional review. Use a real-estate attorney for notes and security instruments, a settlement professional for closing, and a tax professional for classification and reporting.
- Close only when the documents match the model. Reconcile the final settlement statement, recorded lien, insurance evidence, payment instructions, and reserve funding to the approved terms.
Common failure points and fixes
The lender approves the borrower but not the property
Investor-purpose occupancy, unusual construction, vacancy, condition, unit count, or insurance problems can defeat an otherwise strong application. Ask for property eligibility in writing and obtain a backup structure before paying nonrefundable costs.
The project runs out of cash during repairs
Separate acquisition proceeds from construction draws, confirm inspection and invoice rules, and hold a contingency reserve. Do not assume a private lender will advance overruns or that a seller will amend the note after closing.

- 【Reduce Safety Risks】Cable tray under desk keeps all plugs away from your kids, no more worry about tripping. Using 2 holes wire tray saves extra space, helps you easily cabling and wire protection. The mesh design is not easy to accumulate dust, but avoids safety accidents caused by messy wires.
The maturity arrives before the exit
Set a milestone calendar for permits, construction, lease-up, appraisal, listing, and refinance. Negotiate extension mechanics before closing and maintain enough liquidity to carry the property through a delayed sale or refinance.
A low rate hides expensive economics
Calculate total dollars paid through the planned payoff, including points, prepaid interest, servicing, extension, legal, and draw fees. Compare annualized cost over the actual expected holding period rather than comparing nominal rates alone.
Default language is treated as boilerplate
Read notice, cure, acceleration, late-charge, foreclosure, receivership, personal-guarantee, and deficiency provisions. Ask counsel how a missed payment, insurance lapse, tax lien, or construction dispute would operate under the documents and state law.
What to have ready before signing
- Purchase contract and complete property description.
- Sources-and-uses budget with repair bids and contingency.
- Income, asset, credit, entity, and experience documentation requested by the lender.
- Appraisal or valuation support and an inspection report.
- Title commitment, lien and tax information, survey if required, and insurance evidence.
- Written term sheet, promissory note, mortgage or deed of trust, guaranties, servicing agreement, and settlement statement.
- Written exit plan with conservative sale, rent, and refinance assumptions.
- Attorney and tax-professional contact information for transaction-specific review.
The sound choice is the structure whose documented obligations remain affordable if the property takes longer, costs more, or sells for less than planned. Agency or portfolio debt rewards a clean fit with standardized underwriting; private money rewards careful negotiation and diligence; seller financing rewards precise documents and professional servicing. Match the financing to the property and exit, then verify every term before funds move.
