RACV Home Buildings and Contents combines cover for a home’s structure and household belongings, but what an individual policy protects depends on its certificate, sums insured, selected options, excesses and applicable policy wording. RACV’s linked Home Insurance Product Disclosure Statement (PDS), dated October 2023 with supplements, lists up to 17 insured events; the event list is subject to definitions, exclusions, limits and policy choices. This is a document-based review, not a claims test or a price quote.
What RACV Home Buildings and Contents covers
RACV offers combined Buildings and Contents cover, as well as Buildings-only and Contents-only configurations. The combined policy addresses both the home structure and belongings under one policy. The applicable certificate and PDS determine the selected cover, insured amounts, options, excesses and any special conditions. A building repair or rebuild payment is capped by the buildings sum insured; repair or replacement of contents is capped by the contents sum insured, subject to policy terms and other-benefit provisions. RACV’s product information is a useful overview, but the PDS and certificate govern the individual policy.
Insured events
The PDS summary lists up to 17 insured events: animal damage, broken glass (for eligible buildings or contents items), earthquake, explosion, fire, flood, impact damage, lightning, rainwater run-off, riot or civil commotion, storm, storm surge, theft or attempted theft, tsunami, vandalism or malicious acts, and water and oil leaks. This is a published policy count, not an independent measure of performance. A listed event does not mean every loss involving it is covered: definitions, exclusions, conditions, limits, selected cover and the certificate matter. RACV’s PDS and product information set out the relevant terms.

Depending on policy type and conditions, PDS-listed benefits include building materials, demolition and debris removal, food spoilage, keys and locks, locating the cause of damage, rebuilding fees, temporary accommodation and some strata-related benefits. The current linked PDS states liability cover of up to $20 million per incident under Buildings Insurance and up to $20 million per incident under Contents Insurance; legal costs are included when RACV’s lawyers handle the claim. These are published policy limits, not claims-performance statistics. Read the terms to understand when a benefit applies.

Options and limits to check
Some features are optional rather than automatically included. Check that any option you need appears on the policy certificate and confirm its terms, excess and eligible items.
- Accidental Damage: RACV describes this as cover for unintentional damage. Its current product information states a $300 excess for accidental-damage claims; check the applicable guide and certificate for your policy. RACV’s product information outlines the option.
- Burn out of electric motors – fusion: listed as an add-on option in the policy documents.
- Valuable Items Cover and Portable Items Cover: contents policyholders may select these options. Category limits and separate terms can apply; the general contents sum insured does not automatically remove them. In the PDS’s described Valuable Items or Portable Items contexts, an individual item is capped at $10,000 unless separately listed for more. Portable items taken outside Australia or New Zealand have a stated total cap of $10,000. Confirm that the relevant option applies and that the item is listed if required.
Flood terms, exclusions and underinsurance
Flood, run-off and storm surge
Do not assume flood terms are identical across policies. RACV’s October 2023 supplementary wording says that if RACV offers a policyholder the option to remove flood cover and agrees to the choice, removing it also removes rainwater run-off and storm-surge cover. The certificate records the choice. The option is not described as universally available, so check the certificate and applicable supplementary wording.

Exclusions and property care
RACV’s public product summary gives examples of exclusions: pre-existing damage, wear and tear, intentional damage by household members or guests, and damage caused by vermin or insects. The PDS also requires reasonable care to protect property and keep the site in good repair and condition. These examples are not exhaustive; the PDS, supplements and certificate control.
Choose sums insured carefully
RACV advises customers to insure the home and contents for full replacement value. Estimate rebuilding costs separately from the current cost of replacing belongings, then revisit both amounts after renovations or significant purchases and at renewal. Do not assume an automatic increase will make either sum adequate. RACV’s guidance puts the point plainly: “Make sure you insure your home and contents for their full replacement value.” RACV’s home insurance information provides its customer guidance; the PDS and certificate determine the policy terms.

How the premium and excess work
RACV does not publish one representative premium for this product. Its January 2026 Premium, Excess and Discounts Guide says premiums are individually determined and may factor in expected claim costs, address, construction materials and age, flood and other natural-peril risk, occupancy, sums insured, options, excess, alarm information, age, payment frequency, discounts, government charges and commercial considerations. Premiums may change at renewal. A current quote for the particular property and circumstances is needed for a meaningful price.
RACV’s claims information lists possible basic excess levels from $100 to $5,000 and says the customer selected an excess when buying; a special excess may also apply. Those endpoints are not a quote and do not establish that every level is offered to every applicant. Check the current guide and policy documents for the excess that applies to your cover. RACV’s home insurance information links to product details.

How to compare RACV with another policy
Compare actual policy documents and quotes rather than headline feature lists. RACV recommends like-for-like comparison across cover, price and discounts; these checks help show whether two offers protect the same things on similar terms.

- Compare insured-event definitions and exclusions, with particular attention to flood, rainwater run-off and storm surge.

- Compare excesses, including any special excess, against what you could afford to pay for a claim.
- Review other benefits, policy conditions and multi-policy discounts, then compare the actual premiums for your address and circumstances.
Claims and keeping contents records
RACV says claims can be lodged online and provides phone and app channels. Its published claims guidance recommends gathering the incident time and details, damage photos, any necessary damage report, proof of ownership for contents, and a police or fire report where needed. Receipts, bank or credit-card statements, packaging, photographs and valuation certificates are examples of ownership evidence. RACV may inspect building damage or assess it from a report; it may assess contents using photos or ownership evidence. Depending on the claim, settlement may involve repairs, replacement through suppliers, store credit or cash.
Best Value
- Concise fill-in lists and charts enable you to compile the essential information you need to stay organized as you get ready for your home.
- Gather all the details here -- from your real estate agent to your attorney, from utilities and community info to plumbers, electricians, remodeling plans, and beyond.
- Includes graph paper and forms for planning room details, as well as checklists for routine maintenance.
- Convenient inside back cover pocket for business cards, receipts, etc.
- Elastic band closure attached to the back cover keeps your place or keeps your planner closed.
RACV says replacement contents are new for old as standard when an item is replaced after theft or damage; this does not mean every claim results in a replacement. Its claims page says authorised-repairer work has a lifetime guarantee, subject to stated conditions and exclusions. A home inventory organizer can help keep item details, photographs and receipts together; it does not increase cover or guarantee a settlement. RACV’s claims guidance explains its process and evidence examples.
Who may find this policy suitable?
The combined configuration is relevant to homeowners seeking both building and contents cover under one policy, but suitability depends on the property, belongings, required options, peril exposure and price. It is especially important to check the certificate for anyone relying on flood-related cover or seeking protection for valuable or portable items. This review cannot establish whether RACV is cheaper or broader than competitors: that requires current quotes and policy wording for the same circumstances.
