For a Tasmanian strata owner, RACT contents cover is a separate option from the building insurance the body corporate must arrange. RACT’s target-market document says its home-building cover is not suitable for a strata property already covered by a current strata policy; that exclusion does not apply to its separate contents-cover description. Portable-items cover is an optional addition to contents cover, with terms and exclusions to verify in the current policy documents.
Does strata insurance cover your belongings?
Not necessarily. Tasmanian Government guidance says the body corporate must insure buildings and other improvements on the strata site, including those on privately owned lots, as well as public risk. It also says lot owners may take out contents insurance for their lot. The government’s guidance does not determine the boundary for every fixture or item in every scheme, so check your strata policy and ask the body corporate if an item’s status is unclear.
The Department of Natural Resources and Environment Tasmania puts the distinction simply: “Lot owners may take out contents insurance for their lot.” You can request to inspect the current body-corporate policies to understand what the scheme insures. Tasmanian Government strata insurance guidance
What RACT cover is relevant to a strata owner?
Contents cover
RACT’s Home, Contents and Portable Items Target Market Determination (TMD), effective 5 March 2026, describes contents cover for household goods the customer owns or is legally responsible for at the insured address. The cover is subject to insured events, limits and the policy wording. RACT’s public contents page advertises new-for-old replacement, cover for events including fire, storm and flood, optional accidental-damage cover, and flexible limits for valuables. These are broad product descriptions, not a complete statement of cover or a guarantee that a particular claim will be accepted. RACT says its contents cover is suitable for contents within Tasmania. - 12-Month Warranty: Backed by a 12-month manufacturer warranty for peace of mind. Designed to meet strict quality control standards for reliable everyday performance.
Portable-items cover
RACT describes portable-items cover as an optional addition that requires contents cover. Its TMD says the option applies in Australia and New Zealand for theft, loss or accidental damage. The TMD says this option is not suitable for items used for business activity, musical, sporting or recreational items while in use, or items excluded by the PDS. Those are target-market statements; the current PDS and your schedule determine operative terms.
Building cover
The TMD says RACT home-building cover is not suitable for a residential flat, home unit, terrace or townhouse that forms part of strata title and is covered by a current strata policy. This is a statement about RACT building cover, not its separate contents option. Do not assume that a contents policy covers building components, fixtures or improvements; confirm how your scheme and policy treat them.

Verdict
RACT’s current materials distinguish strata building cover from contents cover and offer portable-items cover as an optional extension for eligible contents customers. That makes the contents option relevant to a Tasmanian strata owner assessing protection for personal belongings, but the public descriptions alone cannot settle whether a specific item, loss or claim is covered. Match the strata policy, RACT schedule and current PDS before relying on cover.
