RAC Basic Contents Insurance is a limited-event contents policy for eligible Western Australian owner-occupiers of strata dwellings, with a maximum contents sum insured of $25,000. It does not replace the strata company’s building policy, and theft from a strata common area is excluded. Optional Personal Valuables cover is available for specified portable items.
Before requesting a quote, estimate what it would cost to replace your belongings, check which fixtures the strata building policy insures, and read the policy documents that apply to your start or renewal date.
Can a strata owner-occupier get RAC Basic Contents Insurance?
Yes. RAC says an owner-occupier can request a quote by phone; its online quote function is not available for owner-occupiers. Eligibility, accepted risk and premium depend on RAC’s assessment and the individual quote, so confirm those details directly with RAC. RAC Basic Contents Insurance

Basic Contents is limited-event insurance, not broad protection against every cause of loss. Review the policy’s insured events, exclusions, limits and your schedule rather than assuming that all damage or loss is covered.
What does strata insurance cover, and what remains yours?
A strata company’s building policy and your contents policy address different risks. Basic Contents covers specified loss or damage to contents at the insured site. The strata building policy may insure the building and some fixtures, but the precise division depends on the scheme and its insurance arrangements. Check the strata policy and ask the strata company or manager which fixtures are insured before relying on your personal policy.

RAC’s TMD describes cover of up to $5,000 for a strata owner’s or tenant’s fixtures and structural improvements that are not insured by the strata company’s building policy. Common-area theft is excluded
The PDS excludes theft or attempted theft of contents from a common area in a strata-titled or multiple-occupancy property. Do not assume that your unit’s contents policy protects belongings left in a shared hallway, laundry or other common area. Some cover away from the unit is limited
RAC’s TMD lists a maximum of $5,000 for contents in secure storage and $500 for contents in the open air at the site. These are maximums, not blanket guarantees: the policy’s covered events, conditions and exclusions still apply. Check the PDS and schedule for the terms relevant to your circumstances. What does optional Personal Valuables cover?
Personal Valuables is optional and costs an extra premium. RAC describes it as cover for listed portable valuables normally kept at the scheduled address against accidental loss, destruction or damage anywhere in Australia. Examples include jewellery, watches, glasses, electronic devices and sporting equipment. The items need to be listed as required by the policy and schedule; restrictions apply, including when an item is left unattended in a public or unsecured place or used for business. Compare the cost to replace each valuable with the applicable policy limit and conditions. Do not assume a high-value item is fully protected merely because it falls within a listed category: confirm how it must be specified, what excess applies and whether any item-specific limit or exclusion affects it.
How to decide whether the cover fits
- Estimate replacement cost. List household contents and use realistic costs to replace them new. RAC’s contents calculator page says listing actual items can help produce a more accurate estimate. RAC contents calculator
- Compare the estimate with the available sum insured. The current product-page maximum is $25,000. If your replacement estimate is higher, a lower Basic Contents limit could leave a shortfall; consider whether the broader Contents Insurance option is more appropriate.
- Check the strata building policy. Confirm which owner fixtures and structural improvements are insured there. RAC’s conditional fixture cover is limited to $5,000 and applies only where the strata company’s building policy does not insure them.
- Review locations and exclusions. In particular, account for the common-area theft exclusion and check the detailed conditions for secure-storage, open-air and away-from-home cover.
- Decide whether to list portable valuables. If you want Personal Valuables cover, identify the items and ask RAC how each must be listed, what limits apply and how much the additional premium will be.
- Request a quote and compare it with your needs. Owner-occupiers should contact RAC by phone. Use the resulting quote and schedule—not a general product summary—to check the premium, excess, insured address, limits and any item-specific terms.
Which policy documents should you read?
RAC’s document index identifies a PDS for policies commencing from 25 February 2021, an SPDS prepared on 28 September 2023 that applies to policies commencing or renewed from 14 November 2023, and a PED Guide applicable to policies commencing from 4 October 2024 or renewed from 1 November 2024. The SPDS is read with the 2021 PDS and changes duty-of-care language and other policy-document provisions. The PDS states a maximum legal-liability payment of $20 million for one event, inclusive of legal costs, subject to the applicable SPDS and policy schedule. For an owner-occupier, liability cover generally applies to incidents in Australia outside the insured site. In a strata scheme, the PDS also extends cover to specified claims arising in or on common property only where the strata company has not insured that liability as required.
