QBE Contents Insurance is for belongings in your strata home—not the building itself. For an owner-occupier, the key question is whether the policy covers the contents and any fixtures you are responsible for, and whether its limits and optional cover fit your needs. Check your strata documents and local rules before deciding what to insure.

What QBE Contents Insurance covers—and what it does not

QBE describes its policy as cover for personal belongings and, in some cases, fixtures. It is not home or building insurance. The policy lists insured events including fire, flood, theft, water damage, storm, earthquake, tsunami and vandalism; cover remains subject to the applicable Product Disclosure Statement (PDS), limits and exclusions.

QBE advertises legal liability cover up to $30 million. That is a policy limit, not blanket protection for every kind of liability; the PDS terms and exclusions apply. The product page also says the policy does not cover wear and tear, gradual deterioration or maintenance costs. Other conditions and exclusions address matters such as reasonable care, the condition of the home and business activity, so read the PDS rather than relying on a short summary.

Are carpets, blinds and other fixtures covered?

QBE says carpets, blinds and fixtures may be covered when the body corporate is not legally required to insure them. Which party is responsible can depend on local strata law and the scheme’s documents; do not assume the allocation is the same in every Australian state or territory.

In NSW, government guidance says personal contents are not the owners corporation’s responsibility and can remain uninsured by the scheme even when damage starts in common property. That guidance is NSW-specific, not a universal rule. Check your own scheme’s insurance and maintenance obligations, and count any fixtures you are responsible for when setting the contents sum insured.

How much contents insurance do you need?

QBE’s PDS says to set the contents sum insured at the cost of replacing all covered contents at today’s prices. Include belongings throughout the home and any eligible fixtures you must insure. An inventory can help you work through rooms and estimate replacement costs; keep receipts, serial numbers and valuations where useful.

What optional cover is available?

Accidental damage

Accidental damage is optional and costs extra. Consider whether you want cover for accidental events beyond the policy’s listed insured events, then check the PDS for the precise definition, exclusions and limits.

Portable contents

Optional portable contents cover can extend protection away from home. QBE’s product page describes cover in Australia and New Zealand and worldwide for up to 90 consecutive days. Terms, selected items and limits apply, so verify the policy wording rather than treating this as automatic cover for every item or trip.

Moving home and temporary cover

QBE says contents may be covered at both the old and new address for up to 60 days when moving within Australia. It also describes cover for contents in transit in a motor vehicle to a new permanent residence or temporary storage facility before the move is complete. These situations are subject to PDS conditions; do not assume every journey, storage arrangement or move qualifies.

What affects the premium and excess?

There is no single standard premium established for this policy. QBE’s Additional Information Guide says pricing can depend on factors including the selected excess, payment frequency, claims history, sums insured, location and property details, optional cover, and other rating and underwriting factors. Your quote and Certificate of Insurance show the applicable price and terms.

QBE says choosing a higher basic excess or paying annually may reduce the premium. A higher excess also means paying more yourself if you claim, so choose an amount you could afford at claim time. Compare quotes on the same cover basis, including sums insured, options, payment frequency and excess; a lower premium alone does not show which policy is better value.

What to check before choosing QBE

Compare policies using the same practical questions, and confirm the other insurer’s policy version and geographic rules rather than assuming they match QBE.

  • Which fixtures are your responsibility under the scheme documents and local law?
  • Which events are insured, and what exclusions or conditions apply?
  • What are the standard limits for valuables, and can specified items have higher limits?
  • Is accidental damage or away-from-home cover optional, and what does it cost?
  • What liability limit applies, and what exclusions qualify it?
  • How are contents valued for replacement, and is your sum insured adequate?
  • What excess applies, and what moving or transit cover is available?
  • What records are needed for a claim, and how does the policy describe settlement?
  • What is the quote for your chosen payment frequency and cover?

Documents and claims to check

QBE lists PDS QM8698-1124 for policies commencing or renewing on or after 11 November 2024; that PDS was prepared on 4 July 2024. QBE also lists an Additional Information Guide effective 17 February 2025 and a Target Market Determination effective 18 August 2026. Use the documents that match your policy’s start or renewal date. Your Certificate of Insurance is the place to check your insured people, property, selected cover and limits.

The PDS sets out proof-of-ownership and claim-settlement processes. Keep an inventory and supporting records such as receipts, serial numbers and valuations where practical. Follow the policy’s requirements for notifying QBE about relevant changes, including extended unoccupancy or fixture work where required.

QBE’s PDS states: “This PDS does not consider your objectives, financial situation or needs.” Read the applicable policy documents and decide whether the cover suits your circumstances.
